High Above Gatlinburg: What Makes Chalet Village A Premiere Mountain Community?

Last week we talked about my experience on Mt. Leconte with the annual helicopter supply drop and ended with a note about being able to see Chalet Village from that high vantage point. Today I would like to explore more facts about Chalet Village and why I think it is a great place to consider for your mountain home purchase.  One of the great advantages is being able to have a view like the one you see pictured above, but let’s take a closer look at this beautiful community above Gatlinburg.

Easily accessible from four major roadways on Ski Mountain in Gatlinburg, Tennessee is the mountain resort community of Chalet Village. Why Should You Get Pre-Approved To Purchase A Smoky Mountain Home?

Whether you are searching the web, talking to friends or getting ready to meet your real estate agent you have most likely been asked if you are pre-approved. Ever wonder what all the buzz is about? Let’s take an in-depth look at what it means to be pre-approved, how to do it and why we think it is such an important first step in your home search.

What It Is:
A loan officer will review your financial status, including your income, cash flow and credit score, to help you determine the maximum monthly housing payment for which you may be able to qualify, and, if qualified, “pre-approve” your mortgage before you’ve found a home. 

How To Get It:
We suggest speaking with a few lenders to shop for rates and decide who you feel most comfortable with. A great place to start is at your current bank. Next, ask us for a recommendation. It only takes a short amount of your time but the benefits of  being pre-approved are numerous.

The Benefits:
*Armed with a mortgage pre-approval, you can start searching for homes with a much better idea of your price range, and in turn save time as you will know the right homes to focus on. Obtaining a pre-approval may offer more confidence and certainty to home sellers in your ability to purchase the home.

*It will give you the ability to see the homes you want to see when you start looking. Many sellers in today’s market will not approve a showing without a pre-approval being provided ahead of time.

*Purchase forms often require buyers to apply for financing within a given time period, in many cases, seven to 10 days. By meeting with loan officers in advance and identifying mortgage programs, it won’t be necessary to quickly find a lender, check credit, and rush into a financing decision that may not be the best option.

Spend Heartfelt Holidays In The Great Smoky Mountains

In an article dated November 21st, Time magazine listed Pigeon Forge as one of the top nine most “Christmassy” towns in America. When we take a look at all of the events, activities & traditions surrounding  the holidays in The Great Smoky Mountains, there is no room to wonder why.

Just this past weekend, Ripley’s Aquarium of The Smokies presented the 36th Annual Fantasy Of Lights Christmas Parade in Gatlinburg. More than 80,000 spectators were expected for the event. Focusing on the culture of the Smoky Mountains with an emphasis on Christmas, this is a free event sponsored in cooperation with The Great Smoky Mountains Association. There will be music by the Lost Mill String Band, Boogertown Gap and South of the River Boys, demonstrations of making mountain berry baskets, apple-head dolls, quilts, and apple butter along with many special presentations throughout the day.

In Pigeon Forge you can enjoy over five million lights on display, stop by Dollywood’s Smoky Mountain Christmas (three-time winner of America’s Best Christmas Event), take a stroll through The Christmas Place (the American South’s largest Christmas store) or spend an evening at the brand new “Smoky Mountain Opry Christmas Spectacular”.

These are just a few of the events that go on in Sevier County during this part of the year. It is truly a special time when The Smoky Mountains come to life with all of the beauty and cheer of the holidays.

Are Homes In Gatlinburg Currently An Unbelievable Buy?

Mountain homes across the East Tennessee Smokies have been attractive investments for many years. A recent article through the National Association of Realtors cites some evidence that the U.S. housing market could recover in 2012. Everyone knows that 2011 was a tough year for our country’s housing market. The market has been struggling to find a bottom and build some momentum for most of this year. However, there are forces building that will eventually propel sales and improve prices. NAR Chief Economist Lawrence Yun thinks 2012 will show improvement. Currently the Chief Economist feels restrictive mortgage credit conditions are keeping home sales low. In addition, confidence among consumers has been uncertain. These major factors are holding the market back. When new jobs begin to increase an escalating buyer confidence will emerge. Demand will be driven by the increase in human population growth.

If we see the economic improvements in 2012 inventories of homes should decline aided by weak new home construction. The decline in home inventory would stabilize prices and perhaps drive them higher. Mortgage interest rates are also currently projected to move up in 2012.

None of the 2012 improvements are guaranteed to occur. However, our year-end market in 2011 has good factors for home buyers. First, prices are well off of their highs and the inventory of properties for sale is abundant. Second, for qualified buyers, mortgage interest rates are close to historical lows. In addition, many foreclosures and other distressed properties are forcing prices down. When market forces change and buyer confidence rises, demand will lower inventory and prices will rise. The evening wrapped up with “flipping the switch” to begin the area’s Winter Festival Of Lights. Dollywood began their Smoky Mountain Christmas on November 5th. Sevierville provides 3D glasses in limited quantities for $1.00/pair that give lighting displays a new look. Gatlinburg begins their Winterfest with parades, trolley rides, entertainment & more on December 9th.

The 2010 Residential Summary For Smoky Mountain Real Estate

Winter in the Smokies

Our local Great Smoky Mountains Association of Realtors has compiled 2010’s residential sales through the end of the year.  These figures can be helpful in determining market trends.  The data can assist people in their timing for buying or selling real estate.  Yearly totals are for residential sales, which consist of; single family homes, condos, townhouses, and co-ops.  The summary takes in sales from 1/1/10 thru 12/31/10 and compares residential sales to the same time period in 2009. 

In the category of Total Residences Sold;  2010 had 1,588 sold, vs 2009 with 1,469 sold

2010 saw an increase of 119 or an 8% gain 

For the category of Total Dollar Volume Sold;  2010 had $266,748,392.00, vs 2009 with $259,545,334.00

2010 again saw an increase of $7,203,058.00 or a 3% gain 

In the category of Average Residential Price;  2010 was $167,978.00, vs 2009 with $176,682.00

2009’s average residence price was $8,704.00 higher leaving 2010 with a 5% decrease 

In the category of Active Listings;  2010 had 7,438 listings, vs 2009 with 6,818 listings

2010 led 2009 by 620 listings, or a 9% increase 

We can see from these statistics that 2010 saw increases in most categories.  Some of this may be due to a strengthening market, but caution is required.  The two years in this comparison were heavily influenced by government stimulus in the real estate market.  The results we see are not “free market” forces at work.  With this being said, there are positive factors in play.  People are selling their properties, as witnessed by the increase in active listings.  This makes a good selection of homes for sale.  Interest rates on mortgages are still quite low.  In addition, pricing is reasonable with competition coming from discounted foreclosures, and short sales.  All of these factors combine to offer both buyers and sellers, opportunities in the current market.  Our website and members of our sales team can provide you with resources to either purchase, or sell real estate in the East Tennessee Smokies.  Contact us today at 877-678-2121 to get started.

Changes in Tourism Can Create New Trends in Smoky Mountain Real Estate

Choosing the perfect Gatlinburg home for sale, may shift property buyers into new options.  For this reason, we keep our readers aware of area changes that may impact purchase decisions.  Real estate is most often the largest expenditure that many people ever make.  As area representatives for property buyers and sellers, we want your decisions to be the best choices that current information will allow.        

The Jason White Team utilizes a multitude of resources, to keep our clients updated on this area’s real estate environment.  Over the holidays, I read an interesting article in our local Sevier County, Mountain Press newspaper.  Managing Editor, Bob Mayes gave a abbreviated version of a Smoky Mountain survey conducted from the Spring of 2007 through the Spring of 2008.  This year long survey was conducted by the Ackermann public relations firm out of Knoxville, TN.  The research focus of the Ackermann team was to determine, what the allure of the Smoky Mountains is to tourists.  The distillation of their studies provides some interesting results. The Ackermann research revealed that tourism is changing.  At the time of the survey, the estimate of yearly tourists visiting the area was just under 11 million.  Some of this number are day tourists, who leave home, take in various attractions, and then return home in the same day.    A sizable number of people were coming here for the first time.  The typical influx of tourists based on seasonal patterns was also shifting.  Some of this may be due to changing school schedules throughout the nation, but the area surrounding the Smokies is becoming an all year attraction.  Over 1/3 of first time visitors are staying at high end lodging, and over 1/3 of first time visitors are youngsters under 3 years old.  Many of today’s visitors are flying in, rather than driving, and many are from more affluent areas.  New attractions are bringing in double digit growth despite the challenged economy.  Another aspect to our modern tourist is that they travel all over the  area ( NC and surrounding states), rather than remain parked in their lodging.

Total residences sold: 2010 leads 2009, with 127 more at 1318 residences sold.  This shows an 11% increase in residences sold year-to-date for our current year. 

Dollar volume sold: 2010 lags 2009 year-to-date by 15%.  The 2009 figures lead by $39,292,611.00 with a total of $259,992,803.00.  

 

Average residence sold:  2009 also leads 2010 by 23%.  The average residence in 2010 is $167,451.00 or $50,847.00 less than 2009 year-to-date. 

 

Active listings:  2010 year-to-date leads last year by 13% with active listing totals of 7,297.
