The Weather Is Changing-Time to Book Your Smoky Mountain Homes

Selections ranging from a Sevierville cabin to a Gatlinburg home offer visitors, a close and personal view of our area.  These rental homes allow new people to experience the Tennessee Smokies almost like a local.  Our blog for this week is focused on upcoming events that typically occur in late summer/early fall.  As we get ready to put out this blog, changes are afoot.  Just this week, it seems the lid came off the pressure cooker.  Our temperatures and humidity have left like triple digit since April.  However, in the past few days there has been a shift for the more comfortable.  Up on Ski Mountain Road in Gatlinburg some trees are beginning to turn color.  All of these items are indicators that change is in the air.  When it’s getting really comfortable to be outside there is usually a multitude of fun activities in our region. 

One of the best known and well attended of our area’s events is just a few weeks away.  The “Shades of the Past” car show will be held at Dollywood’s Splash Country, September 9th & 10th of this year. This features hot rods and other custom collectible cars and chassis’s through 1972.  One week after “Shades of the Past” rod show is the 2011 Grand Fall Rod Run held on the strip in Pigeon Forge.  This event is scheduled September 15th-19th.  This is a huge car show with almost all day and night activities.  If you do not like cars, hot rods, etc. avoid this area for these 2 weeks.  Traffic congestion is intense, but for vehicle enthusiasts, this is a heavenly event.

So You Have Booked a Fun Gatlinburg Property and It’s Raining

"Place of a Thousand Drips"

First off, don’t let some precipitation ruin your vacation in these beautiful Smoky Mountain homes.  Rain can actually enhance the Smoky Mountains experience.  How can rain enhance the trip? Read on, and explore the magic of rain in the Smokies.  What many people fail to realize, is that parts of the southern Appalachians (including the Smokies) are a temperate rain forest. The highest peaks average over 85″ of rain per year.  Wet years can produce over 8 feet of rain annually. Yes I said 8 feet! When you combine serious changes in elevation mixed with copious quantities of rain, you get the crucial ingredients for waterfalls.  If you go online, you can pull up maps to the prominent waterfalls within the Park. However, if your vacation is timed with some of our local monsoons, there are still options for you that allow you to stay dry.

Before we explore some of these rainy day adventures, some caution should be noted.  Any serious rain event (like remnants from a Gulf Coast hurricane or something similar) can put you in peril if you go driving around these mountains recklessly.  Mountain roads are difficult to build and therefore are often more narrow, steep, and hazardous than lowland highways.  These mountain road ways were many times built on the flattest topography of the area.  These frequently follow the creeks and rivers of the mountains.  Valleys or hollows become the low point where a heavy rain can turn a scenic waterway into a raging flood. So exercise caution, because even the steep inclines of mountain roads get greasy with water, mud, and leaves. 

Longtime residents of the Smokies find rainy days to be delightful. Traffic is frequently lighter because many are cocooning in their homes.  The rain in the mountains is so much more 3-dimensional. Clouds and wisps of mist hang on the mountains.  It is easy to see why native Americans called this “land of a thousand smokes”.  As the water makes its way down the mountains, “wet weather” waterways spring to life and dormant waterfalls come alive on the rock ledges of the area.  If you look carefully, you can see Meigs Falls from your car.  It lies on Little River Road, 13 miles from the Visitors Center (west) and 7 miles east of Townsend.  It is easily missed.  You can also see “Place of a Thousand Drips” which is amplified in wet weather from your car.  It lies off Roaring Fork Motor Trail at stop light # 15.

Gatlinburg real estate gets a lot of press when it comes to vacation lodging.  However, this week’s blog is focused on Sevierville (pronounced severe-ville) .  This lesser known city of Sevier County is the county seat.  In land area it is on the way to becoming the largest municipality in Sevier County.  With this large expanse of land, comes opportunities.  Gatlinburg and Pigeon Forge are famous, but Sevierville is on the road to becoming the premier shopping destination of this area.  Currently, Sevierville boasts two of the largest outlet malls around.  The upscale Tanger Five Oaks Factory Outlet Center is the largest of its kind in Tennessee.  Outdoorsman can find awesome shopping at Bass Pro Outdoor World, Smoky Mountain Knifeworks, and the Orvis Company Store.  The shopping spectrum in Sevierville ranges from family run; antique shops, galleries, boutiques, and specialty shops, to huge corporate-owned mega stores.  A scrapbook store with the largest inventory in the United States is within the city limits.

On the Quest for Smoky Mountain Real Estate?

Searching for a Gatlinburg home or a property in any location, requires a certain amount of preparation.  Our blog for this week zero’s in on the advance planning that buyers need to do before their home purchase.  The source for this material comes from the National Association of Realtors.  They put out an article to their members on 10 ways to prepare for home ownership  .  It offers great home buyer advice that is worth sharing.      

Home Buyers need to determine what they can afford.  This is the first step. Typically most people can buy a home that is two to three times their gross income.  The home buyers second step is to set up a wish list for the new home.  This wish list should be prioritized before the actual home search.  Step three is determining where you want to live.  Select three or more areas with neighborhoods that you like.  Factor in travel time to; work, school, recreation, and other daily activities.  Consider the quality to all facets of the area, and potential resale.  Fourth on the list of preparation is begin saving for your home purchase.  Shoot for a minimum of 20% for a down payment.  An additional 5-10% for miscellaneous closing costs will cover attorney fees, taxes, transfer fees, etc.  Getting your credit in order is the fifth item.  Request a copy of your credit report and make sure it is accurate.  If there are problems, begin immediately to get them corrected and take steps to improve your credit.     

 The first five steps we discussed take a future homeowner to the half way point in preparation.  Step six is to set up mortgage qualifications.  How large of a mortgage can you get?  Explore various options on loans like; fixed or adjustable, term length, etc.  Determine your best option and your best loan source.  The seventh item of preparation is to get pre-approved on your loan.  This requires submitting necessary documentation like; prior years’ tax forms, W-2’s, 1099’s, pay stubs, etc.  Step eight requires creativity to see if there are other potential sources of funding for the down payment.  For instance, are there any state or federal programs that offer assistance for down payment money?  Some retirement funds may be used without penalty, for some aspect of a home purchase.  The ninth step in home ownership preparation is to calculate all costs associated with owning a home.  These include; insurance, maintenance, utilities, association fees, property taxes, and future repairs.  It is best to be prepared for all aspects of the successful home owner lifestyle.  The final step is to find a realtor you can work with, and one who can truly help you. Some Realtors specialize in certain kinds of property.  Make sure they have the patience often needed for first-time buyers.  This may require getting referrals from people you know and conducting your own screening, or interview process.  Be respectful of people’s time during this selection procedure.  These ten steps will prepare any first time, or seasoned buyer for the road to owning a home.  Completing these steps certainly eliminates many of the hassles in the path to acquiring a new home.

November 2010 Update on Sales of Homes in Gatlinburg and the East Tennessee Smokies

Smoky Mountain real estate typically slows down as people begin their cold weather, winter hibernation.  Much of the population’s buying focus, shifts into year-end gift purchases.  Previous blogs have explored the awesome savings that careful “Black Friday” style property purchases can yield.  The November 2010 data reinforces the opportunities available in today’s East Tennessee real estate market.  However, let’s explore the figures and then draw your own conclusions. 

The following material is available to members of the Great Smoky Mountains Association of Realtors.  My bias is to compare year-to-date figures from the previous year with year-to-date numbers of the current year.  This can reveal some present market trends.

Total Residence Sold  through November 30, 2010-  120 sold vs. through November 30, 2009-  139 sold. 2010 less 19 than 2009. Down -14%.

Residential Dollar Volume Sold through November 30, 2010-  $21,105,121.00 vs. Through November 30, 2009-  $22,929,426.00.  Summary: 2010: $1,824,305.00 less or down -8%.

 

Average Sale Price through November 30, 2010-  $175,876.00 vs. through November 30, 2009-  $164,960.00.  Summary 2010: Increase $10,916.00 or up +7%.

Quantity of Active Listings through November 30, 2010-  3,755 listings vs. through November 30, 2009-  3,295 listings.  Summary 2010: Increase of 460 listings or up +14%.

Is a Gatlinburg Home For Sale, Your Next Purchase?

Today’s blog examines local residential property statistics and the status of Tennessee Smoky Mountain real estate.  The source for this blog comes from the Great Smoky Mountain Association of Realtors.  GSMAR is a great local association that among many duties, provides it’s members with data on sales in a variety of real estate categories.  This information can often be used to predict market trends, and aid people in buying or selling their property.  As we have mentioned in previous blogs, market trends are best spotted in examining large spans of time.  However, year-to-date comparisons can prove helpful to determine personal timing for selling or buying investments, like real estate.  As we get into these statistics, bear in mind a caveat, that bears repeating.   Today’s financial markets from; real estate to intangibles, are seeking their own balance.  At this stage, many areas like real estate have been artificially manipulated by government and global forces that have distorted their “free market” direction.  When you view current statistics, realize that government intervention brought many first-time home buyers into the residential markets to claim their tax credit.  This acceleration of home buying is bound to create a slack period, once the federal stimulus ends.  This “end of stimulus” period is where we are currently.  Factor this into your personal evaluation of our residential sales figures that compare 2009 to 2010 year-to-date (at the end of September 30th for each year).

In total residences sold, 2010 is leading by 119 at 1,158.  This is an 11% increase.

Dollar volume sold year-to-date shows the current year down by 17% or $38,831,402.00.  Sales through September 2009 were $234,825,691.00.

Average residence sold is greater last year at $226,011.00.  2010’s average residence is 25% lower or $56,759.00 less. 

 

The 2010 category for active listings is greater by 833 (13% higher) with a total of 7,024 listings.  These categories reveal that first-time home buyers and discounted foreclosure/short sales are driving forces in the stimulus era, and beyond.

Today’s residential market requires sellers to stage ,and price their property strategically to move them quickly.  Qualified buyers will find ample opportunities to select great real estate.  Mortgage interest rates are very low.  There are numerous selections in property inventory.  Prices appear to be stabilizing, but they are off their highs.  The turbulence in other financial markets with; increased risk and low yields, could make a home in the Smokies, the perfect choice.  Go online or call us today, to get started on an exciting adventure to find your property.

Smoky Mountain real estate took positive steps in it’s move toward a market without federal stimulus.  I just received July 2010 real estate sales results from the Great Smoky Mountains Association of Realtors.  The results in various categories reveal clues to our market’s behavior.  Please keep in mind, this data covers July 2010.  Accuracy in market trends is best verified over a longer period of time, and not just 1 month.  In reviewing the GSMAR data, we should begin with number of residences sold.  This catagory includes; single family homes, condos, co-ops, and townhouses.  The current period had 111 residences sold vs 145 one year earlier.  The units sold is down by 34 or -23%.  This would seem negative until we examine other categories.

 Dollar volume sold for July of 2010 is $90,421,283 compared to $25,725,551 of July 2009.  July 2010 is up $64,695,732 or 251% higher.

Furthermore, July of 2009 saw an average sale of $177,418 per residence. Our July of 2010 average sale jumped to $814,606 for an increase of $637,188 or 359% higher.

In our final category of active listings, July 2010 has 4,058 compared to 3,545 in July of 2009.  Active listings are up 513, for a 14% increase.

In evaluating this data, some market aspects may be revealing themselves.  Currently, the federal homebuyer tax credit has expired.  This program was a powerful incentive for new homebuyers to enter the market.  In the short term, it has brought many new homebuyers into the market and it helped absorb some excess home inventory.  However, the data reveals that most of the homebuying occurred at the lower end of the market.  With the stimulus almost over (because of congressional action a few late closings may still trickle in), unbiased market activity is revealing itself. These July 2010 stats are showing that experienced homebuyers are coming off the sidelines to purchase higher priced properties. Without the large number of new homebuyers picking up lower end real estate, the “total dollar volume sold” and the “average sale price” has massively increased for July of 2010.  It is too early to be certain, but seasoned buyers could be returning to the real estate market.  These July 2010 figures seem to indicate that this activity is starting.

Official April S & P/Case-Shiller Home Price Indices Reflect County-Wide Results that Most Gatlinburg Realtors Already Know

Gatlinburg real estate results follow general U.S. property trends.  Long term realtors of the Smokies have watched our housing market follow the broad American property market.  In this blog, let us first examine the S & P/Case-Shiller April data in greater detail.  This specific index was started in 2006 to track U.S. home prices.  It began with 10 metropolitan population areas and expanded to 20.  Figures are compiled as “seasonally adjusted” and non-seasonally adjusted.  For you serious analysts, you can go to links online to view the home price indices model.  Click on the S & P/Case-Shiller April data link above.   However, in the interest of time for most blog readers here is the “cliff notes” version of the April results.  April 2010 was an improvement over March of 2010.  Similar improvement was observed in the 10 and 20 city composites of April 2009 over April 2010.  Given that April 2010 was the final month for the “homebuyer tax credit”, this was widely expected.  This general home price improvement does not indicate that a robust home price recovery is currently under way.  However, some intriguing details are revealed in the data from the indices. 

In sifting through the data you can see that favorite places with beauty and great climate have not radically declined like some metro areas.  Noteable examples are San Diego and San Francisco.  These locations of beauty and great climate have continued to attract homebuyers.  This contrasts with neighboring areas like Las Vegas.  Las Vegas was a skyrocket performer in the recent price bubble, that is currently struggling to rebound.
