Gatlinburg Homes Enjoy a Unique Firefly Display

Our Smoky Mountain real estate enjoys some phenomenal benefits from Mother Nature.  People flock to these wonderous mountains to view the natural splendor that permeates the area.  The biodiversity of this region rivals some of the equatorial rain forests. Our changes in elevation allow for plant and animal life that are normally found in other areas.  These climatic niches provide the perfect environment to nurture a multitude of flora and fauna.   

Among the wonders of the Smokies are synchronous fireflies. Many people have seen fireflies. However, the Smokies are one of a few locations on earth where the fireflies flash in unison.  This natural phenomenon occurs when all of the male individuals of one species synchronize their flashing light sequence.  This light flashing is part of the lightning bug mating display.  There are about 14 species of fireflies in the Great Smoky Mountain Park.  Each species has a unique light pattern.  It helps each type to identify its own kind.  The males fly and flash while females remain grounded and flash back.  Light color and flash patterns vary by species.  Lighting activity seems to peak in a 2 week time frame around mid June.  Flashing is not always together.  Sometimes it is in waves or at random. 

To celebrate this phenomenon, the National Park will close the Elkmont entrance road to motor vehicles from 5-12 pm, June 4-12th to allow Gatlinburg trolleys to bring in viewers.  Cost is $1.00/person round trip.  Flashlights can interfere with people’s night vision and disrupt the firefly beetles.  Cover your light with red or blue cellophane.  Use your light minimally only when moving to or from a viewing spot.  Point the light down and turn it off when you reach your destination.

A Perfect Time To Buy That Gatlinburg Home For Sale?

Gatlinburg properties, like other areas of the Smokies are flashing a potential time to purchase signal.  Data from the Great Smoky Mountains Association of Realtors is revealing possible buy indicators.  We will take a look at their figures which compare residential sales for April 2011 vs April 2010.  Remember residential numbers include; single family homes, condos, townhouses, and co-ops.  Another important item to remember is that last year’s marketplace was impacted in a major way by the government stimulus for housing. 

In Total Residences Sold, April 2011 had 108 vs. April 2010 with 151.  Last year with the stimulus it was 28% better or 43 units more .

In Dollar Volume Sold, April 2011 has $16,742,437 compared to April 2010 with $25,818,457.  Last April was $9,076,020 higher or 35% more.

In Average Price Per Residence Sold, April 2011 was $155,023.  April 2010 was $170,983.  Again 2010 was greater by 9% or $15,960.

In Active Listings, April 2011 is at 3,474, while April of 2010 was at 3,148.  Our current April is up 326 listings or 10% more.

With an interpretation of data, it is critical to factor in government or other outside interference in the market.  In addition to serious government stimulation, we must also consider our weather.  We spoke about this in earlier blogs, but it merits repeating.  Most of the east coast including our Tennessee mountains had an exceptionally long, cold, and snowy winter.  Most potential property buyers are not inclined to go driving around looking for real estate when the weather turns nasty.

However, this past April is definitely down from April of 2010 in all categories except active listings.  The current market seems to favor property buyers.  Prices and sold homes are down along with the average price.  Active listings are up.  These factors tend to help buyers over sellers. When you view this, along with the reasonable price of mortgage rates, now could be a great time to buy.

 Our mountain homes provide a front row seat to the splendor of nature’s seasons.  As this blog has mentioned before, each season offers something totally unique.  However, after an unusually cold and lengthy winter, our mountains seem primed for spring.  Many of Mother Nature’s admirers seem to know the sequence of blooms that mark the grand procession of spring’s parade of color.  The yellow of daffodils mixed with narcissus and forsythia challenges the whites’ of bradford pears and star magnolias.  Now we mix in tulips followed by the color palate of iris.  The striking purple hues of red buds blend with white and pink of native dogwoods.  All this time, the iridescent greens of forest leaves creep back up the mountain side.  The leaf tide begins in the lower hollows with early leafed trees like willows.  This continues upward with later to leaf out trees like; oaks, hickories, and walnuts.   

Presently, the East Tennessee Smokies are witnessing the leaf out of the deciduous trees.  Cultivated rhododendron, azaleas, and wild flame azaleas are in bloom.  The forest floor is coming alive with blooms from a multitude of wild flowers.  Phlox, trillium, irises, daisies, buttercups, and loads more, flowering each day.  Our temperatures have been up and down, but the trend is warming up.  We are close to our average rainfall with plenty of water for the; creeks, rivers, and plant kingdom.  All of this seems to indicate a good year for gardens and the landscape in general.

Great pricing is a prime motivator to purchase Gatlinburg real estate. However, timing a market bottom to buy, can be one of the trickiest investment manuevers to master.  Each week, we try to bring our blog readers interesting market perspectives from a multitude of different sources.  One of these opinions may peg real estate precisely for our area.  Ultimately, each buyer or seller must determine their own timing to enter or exit a market.  The following article is from The Wall Street Journal, on April 6th, 2011.  The story focuses on Zillow research that questions whether home price decreases are backing off.  January saw home price declines of 1.3%.  February declines were down to 1.1%. Recent homes listed on the market are slowing in their price reductions.  As the article points out, no one is sure prices have stabilized.  However, some realty indexes like Case-Shiller are slow to indicate a change because of the way their indicator model operates.  With Case-Shiller, the evidence of price trends is several months out. Some people believe that the lessening in price reductions is directly related to a slower influx of financially distressed property. Foreclosures and short sales have certainly exerted downward pressure on home pricing across the nation over the past several years.  Any market slowdown in these financially distressed properties is bound to help strengthen prices in normal valued properties.

March Real Estate Comparison Report for Smoky Mountains

 

Sales figures on Smoky Mountain Homes year-to-date and annual comparisons can be useful in spotting sales trends in Smoky Mountain real estate.  Often these can assist in the timing of either buying or selling a home.  Our sales team likes to provide blog readers with current data, so everyone can be well-informed in timing a property purchase or sale.  Please be aware that these figures for residences include; single family homes, condos, townhouses, and co-ops. 

In Total Residences Sold through the end of March 2011, there was 117 sold.  In the same time period last year, there were 144 residences sold.  Our current year is lower by 27 units or 19% less.

 

Total residential Dollar Volume Sold through the end of March 2011 was $20,892,924.00 vs $24,457,044 for March 2010.  Currently our year is off $3,564,120.00 or down 15% from 2010.

The Average Residential Sale through March of 2011 is $178,572.00.  Last year in the same time frame the average residence was $169,841.00.  This year, the average residence sold is $8,731.00 higher or 5% more.

In the catagory of active listings, this year comes in with 3,490.  This compares to the 2010 identical time period with 3,079 listings.  Again, our current year has 411 more at a 13% increase.

Mountain homes across the Smokies are great as an investment, or a vacation home.  This sector of the real estate market experienced good results in 2010.  A March 30th, 2011 article details the research on this material.  The data was compiled and published by the National Association of Realtors.  The article states that in 2010, vacation and investment home sales held their position in the property market place.  Vacation homes accounted for 10% of the market.  Investment home sales were 17% of the total homes sold.  These numbers are intriguing, because sales volume for the overall market declined from 2009.

This news is quite significant for a number of reasons.  The most important factor is that credit in the housing market is tight.  To avoid another bubble with bad mortgages, the federal government has cranked down the screws on easy lending.  This makes it tougher to qualify for financing.  Investment and vacation homes, have even more stringent lending guidelines.  All cash purchases make up a significant percentage of investment/vacation homes.  The buyers of the second home market are savy.  Foreclosures or discounted property made up a greater percentage than primary home buyers.  The median price for this “non-primary” home market is significantly below prices for primary homes.  It would appear that many investors are purchasing second homes as investment.  These homes preserve the value of hard-earned dollars, provide a great place to enjoy, and avoid the roller coaster ride of the stock markets.

Mountain Home Purchasing and Safety While Hiking

A purchase of Gatlinburg property or other Smoky Mountain real estate opens the door for new forms of recreational pastimes.  One of this region’s popular outdoor activities, is hiking.  It truly allows people to get up close and personal, with the awesome beauty of this area.  However, there are always potential dangers in any activity.  Especially, if you are a novice to hiking.  With any activity, accurately assess your level of fitness, and your competence.  For new hikers, you should always hike with a partner.  It helps to get out with someone who knows the area and is experienced.  Read up on where you choose to go, and stick to established trails, until you gain expertise in outdoor skills.  Alert others of your hike route, and expected return time.  Wear appropriate clothing and footwear, for the terrain and weather conditions.  Begin with short routes, and work up to more challenging hikes.  Depending on the length of your intended trail, bring along a pack to carry essential supplies.  The following might be considered essential items.  A reliable flashlight with fresh batteries, a pocket knife, drinking water, a coat, hat, or rain gear, snacks, a compass/GPS, and first aid items can be valuable in the appropriate situations.  It is always wise to check weather conditions, and be alert for sudden changes that could adversely impact your adventure.

Hiking trips here in the southern Appalachians require an awareness of local wildlife.  It is important to avoid reaching, or stepping into blind locations.  With poisonous spiders, scorpions, and snakes widely available, be certain you are not coming into contact with these creatures accidentally.  At the other end of the animal kingdom, hikers should be aware of their proximity to larger animals like; bears, wild boar, big cats, etc.  Be observant of your distance, and their reactions to you.  Bears in particular can be extremely defensive in protecting their young.  Often bears are attracted to your food.  Feeding them only sets up later problems.  Maintain distance, but do not attempt to run away.  Noise, appearing large, or in numbers, is often a deterrent to curious bears.  The best approach is to be aware, make noise, and do not allow a close encounter to occur.  For greater details on hiking safety go to your; library, bookstore, or go online.

The last word on safety is to protect the Great Smoky National Park for future generations.  All aspects of the park are protected. Rocks, soil, mosses, plants, trees, and animals are protected by fines and possible imprisonment for violations.  The only exceptions is fishing, but regulations are strict.  Understand the laws and obey them.

Deals On Homes For Sale In Gatlinburg Could Be Slowing

Discounted mountain homes could soon become a rarity.  An article in USA todayindicates that the number of homes getting some kind of  foreclosure notice fell from January to February 2011.  In this real estate story out of Los Angeles, author Alex Veiga says, foreclosure notices are at a 36 month low.  Our recent February’s numbers are 15% lower than this January and February 2011 vs February 2010 is 27% less.  Much of the background data for the story was supplied by foreclosure listing company Realty Trac.  Before everyone gets ready to celebrate an end to the large foreclosure mess, consider this.  In most of the nation we had a severe winter.  The inclement weather gets some credit for aiding the decline. However, the primary reason for the current decrease in foreclosures is state and federal investigations which began last fall.  This intervention became serious when evidence appeared to show that some banks railroaded through loads of foreclosures each day, without giving the borrowers a fair chance to keep their homes.  As Congress and State legislatures got involved, the banking industry and other home lenders in effect froze the foreclosure process.  All of these currently stalled delinquent homes, will eventually enter the foreclosure pipeline.  However, that could take some time.
