Hidden Hills is a cluster of buildings geared to residents rather than renters, with no short term rentals permitted. 

Across LeConte Towers, Woodlands, and the Hidden Hills Condos, you get a range of price points, and each option has its own merits. It is a strong fit for a buyer who wants mountain ownership without owning a rental.

Buying Considerations for Gatlinburg Condos

A condo purchase in Gatlinburg comes with a few factors worth understanding before you write an offer:

  • HOA fees and reserves. 

Monthly fees at many Gatlinburg buildings cover everything but electric, and a number of associations carry money in reserve and are managed by owners rather than a distant company. Review what the fee covers and how the reserve looks before you commit.

 

  • Financing. 

Condo financing can differ from a single family purchase. Some buildings carry restrictions or call for a larger down payment. A lender who knows the Smoky Mountain condo market is worth having in your corner.

 

  • Permitting and zoning for rentals.

If you plan to rent, Gatlinburg has its own rules, and they differ from the county at large. Every short term rental inside city limits needs a Tourist Residency permit, which calls for an application, a fee, and a passed fire and building inspection. Rentals are prohibited in the R1A and R2A residential zones, so a parcel’s zoning has to be verified with the city before you buy rather than after. There are also tax implications, since a short term rental that is not the owner’s principal residence can be reclassified from residential to commercial.
