History of Sevier County, Tennessee

Every year, millions of people come to our area to visit the Great Smoky Mountains, Gatlinburg, Pigeon Forge, and Sevierville. Our area is full of interesting history that people may or may not be aware of, and how rich and abundant that history is in this area. Such history helps to create a truly unique community and area, and today, we want to give people an opportunity to learn some of this history of Sevier County, and how it continues to influence our area’s culture and communities.

Prior to the 18th Century, Sevier County was largely inhabited by nomadic and semi-nomadic Native American tribes, including the Muskeogan tribes, and then the Cherokee by the 17th Century. Spanish explorers, such as Hernando De Soto and Juan Pardo also first visited this area during the 16th Century. In the mid-18th Century, settlers began to arrive into what would become known as Sevier County.

On September 18, 1794, Sevier County was formed from a part of neighboring Jefferson County, and was named after U.S. Brigadier General John Sevier, who also was the Governor of the one-time State of Franklin, which bordered modern-day Tennessee and North Carolina, and then was Governor of Tennessee. Sevier played a large role in settling the area, and in 1795, the county seat of Sevierville was established.

During the Civil War, Sevier County had divided loyalties between the Union and the Confederacy, but was largely pro-Union on part of many people in the area at the start of hostilities. Both Union and Confederate forces fought frequent skirmishes throughout the area, as each side jockeyed for control of the area,including nearby Knoxville, which was a strategic focus during the war, especially later into the conflict.

After the war, Sevier County continued to grow and expand on through the start of the 20th Century. In 1934, the Great Smoky Mountains National Park officially opened, along with the completion of U.S. Highway 441 to Sevierville and then into North Carolina, shortly thereafter. This led to ten of thousands of tourists to come and visit the area, which now numbers in millions of people that visit our area every year. Tourism is now the largest part of the local economy in Sevier County, and continues to grow to this day. A large part of this tourism every year also centers around Dollywood, the theme park named after the world-famous singer and entertainer, Dolly Parton, who is a Sevier County native.

Today, Sevier County remains steeped in its unique history, while also welcoming many to the area to see the wonder of the Smokies, the many attractions of the area, and much, much more. There are numerous other events each year, as well, involving the communities of Gatlinburg, Pigeon Forge, Sevierville, and the Great Smoky Mountains National Park.

Home Sales and Prices are Rising!

Home sales and prices are rising! This could mean good news for all clients. Home sales in June were 5.57 million at annual rates, the highest since February 2007, when national home prices peaked. Currently prices as measured by the Case-Shiller National Home Price Index are climbing at a 5% annual rate and are a mere 3% from their all-time peak. As you all noticed in last week’s post, the statistics for our area have seemed to climb up, up and up! With the exception of the amount of homes available on the market. This is positive news for our area! And when you visit us in the Great Smoky Mountains, it is not hard to understand why so many people choose our area to vacation or retire. The Great Smoky Mountains Real Estate Market Continues to See Sizeable Growth Through July, 2016

 

 

For the past several months, both local & national real estate markets have experienced a continuous, but steady, growth in several key real estate market categories.  As we look at the statistics for the Great Smoky Mountains real estate market through July 2016, we find that our local market continues to reflect the trends of gradual and continuous growth both here locally and nationally.  We have come to see this trend for some time now.  The numbers below will reflect that continued growth for July 2016 as compared to that of July 2015.

In the category of Residences Sold, we see that comparing July 2016 to that of July 2015, the number of residences sold increased by 17%, as 275 more homes were sold at the end of July 2016, as opposed to July 2015.  This vigorous growth is largely in line with the continued growth in this same category that we have experienced for the past several months.  We fully expect this trend to continue in this category.

In the category of Residential Dollar Volume for July 2016, versus July 2015, we also see an increase of 22%.  This continues to reflect a consistent and steady climb with a high percentage growth from year-to-year.  This statistic shows the largest increase in this category for the past several months.  This trend shows the consistently higher home prices that have been taking place over the past couple of years on a national scale.

Sellers in our area continue to experience good news in the category of Average Sold Price!  For July 2016, compared to that of July 2015, the average sold price shows an increase of 5%, which, also reflects a steady and consistent growth of a stronger local market in this category.  As confidence continues to grow in both local and national markets, we expect that this upward trend of higher home prices will continue in the foreseeable future.

Lastly, the available homes on the market continue to show a slow decrease, which the market has reflected over the past several months.  Through July 2016 versus July 2015, the number of available homes has declined by 8%, which is a decrease of 465 homes in available inventory.  This same trend for available inventory has occurred for the past several months.  This is in-line with the national real estate trends.  With this declining inventory, the local market is showing signs toward more people wanting to buy the available properties currently on the local market, and that with higher home prices, more people may feel a greater sense of confidence in listing their homes for sale, along with a increased interest in buying what inventory is currently available.

Homeownership in the U.S Has Never Been More Valuable

The monetary value of owning a home has never been greater, at least according to one figure found in this month’s Commerce Department report. An astounding record high of 4.4% of American’s Total Household Receipt came from rental income this year thus far. That is a great number, especially considering the 0.7% who held this figure just thirty years ago, and is an all-time high of figures dating back into the 1940’s. According to the Commerce Department, rental income includes landlord’s profits; but what is less obvious, is that it also includes what owner-occupants WOULD make if they rented out their homes. These figures underline a fairly important trend- that homeowners who escaped the wrath of foreclosure during the financial crisis are doing well in the years to follow, however, renters are still having a difficult time. There are two economic trends at play here, and that is what is allowing these figures to climb. Firstly, mortgages are at a substantially low rate, which allows more profit for landlords. Secondly, the availability of homes for rent has decreased greatly, driving the demand up, up and up. So far this year, the cost to rent has increased by 3.5 percent, a post-recession high. Gatlinburg is home to many rental companies and includes nightly rentals, weekly rentals, and long-term rentals. Are you looking for a great investment? The Great Smoky Mountains Continues to See Steady Real Estate Growth Through June 2016!

The last several months have reflected a steady growth in several key categories in both local and national real estate markets. As we study the statistics for the Great Smoky Mountains real estate market, we will find that most categories have a considerate rise from last year. Let’s now see what the numbers have to say for June of 2016, as compared to one year ago.

 

 

In the category of Residences Sold, we see that in comparing June of 2016 to June of 2015, the number of residences sold increased by 19%. This year, there have been 292 more homes sold than that of last year. This figure shows a continually robust growth! We will see if this trend continues with any future statistics, although it sure shows a strong trend for residential sales as a whole.

In the category of Residential Dollar Volume, we see a generous increase of 23% compared to last year. This specific category does show a continued high percentage from year-to-year. The Great Smoky Mountains area has a trend of relatively steady, stable, and even robust growth in terms of this category, and continues to reflect the consistently higher home prices that have been taking place for over the last couple of years, even on a national scale.

There is also good news for the sellers in the Average Sold Price Category! When we compare June 2015 to June 2016, we will see that the average sold price has risen by 4%. This percentage increase proves a steady growth, reflecting a stronger local market. As confidence continues to grow in both Local and National markets, we foresee that this relatively steady and upward trend of higher home prices will likely continue.

In our final category, available homes on the market are continuing to show a trend of steady decrease, which has been occuring now for the last year. Through June of 2016, as opposed to June of 2015m the number of available homes has declined by 7%. This decline continues to show a marked decrease in terms of available inventory in our local market. This is largely in line with the latest in national real estate trends. This may foretell that with declining inventory, the local market is showing movement towards more people wanting to buy in the area. Sellers may feel more confidence in placing their homes on the market.

Upbeat Consumers Excited about Housing!

Fannie Mae’s Home Purchase Sentiment Index has soared to a high during the month of May. In the last month, statistics have shown that consumers have begun to feel more upbeat about selling their homes! After hitting an 18 month low in March, the index reached a reading of 85.3 in May. Several components in the index measures have registered great increases in last month alone. Consumers are reporting a significant increase in income compared to only a  year ago. Consumer were also very upbeat about mortgage rates decreasing over the next year. “Continued home price appreciation has been squeezing house affordability, driving a two year downward trend in the share of consumers who think it’s a good time to buy a home,” said Doug Duncan of Fannie Mae. “The current low mortgage rate environment has helped ease this pressure, and fewer than half of consumers expect rates to go up in the next year.”
