Home prices continue to rise- what is the good news for buyers?

Mortgage Rates Remain Low

According to the National Association of Realtors, the median existing home price climbed to $252,800 in May, the exceeding the peak hit in June 2016 of $247,600.

Home prices have been rising every month for more than five years.

Cities across the U.S. are facing major housing shortages, which means buyers have to compete for homes with bidding wars and offers well above asking price.

“Prices are moving up and properties are moving quickly,” said Danielle Hale, NAR’s managing director of housing research.

Builders aren’t building enough houses to keep up with demand and current homeowners are hesitant to list their properties because they’re worried they won’t be able to buy a new home.

But there has been one saving grace for buyers: mortgage rates, says CNN Money.

Even though the Federal Reserve has begun raising interest rates, mortgages have been hovering below 4% recently. Last week, the average rate of a 30-year fixed mortgage ticked down to 3.90%.

With the Fed raising rates, interest rates are expected to gradually rise over time, but should stay pretty low for the foreseeable future.

The First Independence Day Parade in the Nation!

Saluting the valiant men and women of our military services, the 42nd Annual Gatlinburg Fourth of July Midnight Parade steps off at 12:01 a.m. on Tuesday, July 4, 2017 to the cheers of close to 80,000 spectators. For more than 40 years, the parade has honored our nation’s Military Veterans and other U.S. Military Heroes with this classic, small town American parade.

The First Independence Day Parade in the Nation has garnered national attention and award recognition for excellence in entertainment.The parade has been named by National Geographic Traveler Magazine as a “Top Ten Parade to see in the US”.

Gatlinburg’s Fourth of July celebrations will come to a close at 10:00 p.m. when visitors will enjoy the spectacular 20-minute fireworks display in the heart of downtown, with the best viewing areas around traffic lights #3 and #5. The 100th Army Band will play prior to the fireworks in a free concert at 8:30 p.m. and then again following the fireworks at 10:20 p.m. on Ripley’s Aquarium Plaza.

In addition to the Fourth of July events, the streets of Gatlinburg are filled with Appalachian music from Smoky Mountain Tunes and Tales every night through July 29.  The City offers free Parkway Trolley service, spanning the full length of the Parkway, daily through August 12 from 10 a.m. to 10 p.m.

Home Prices Continue to Climb

Home prices continue to escalate, charging upward 6.9 percent in the first quarter of 2017, according to the latest quarterly report by the National Association of REALTORS® (NAR). The increase, stoked by the strongest quarterly sales pace in a decade, marks three straight quarters of growth.

“Prospective buyers poured into the market to start the year, and while their increased presence led to a boost in sales, new listings failed to keep up and hovered around record lows all quarter,” says Lawrence Yun, chief economist at NAR. “Those able to successfully buy most likely had to outbid others—especially for those in the starter home market—which, in turn, quickened price growth to the fastest quarterly pace in almost two years.”

Single-family home prices went up in 85 percent of the markets assessed in the report, or 152 of 178 metropolitan statistical areas (MSAs). Seventeen percent of, or 30, metro areas saw prices up by double digits. At the national level, the median existing single-family home price was $232,100, and the median existing condominium price was $218,600.

The Great Smoky Mountains Real Estate Market Continues its Gradual Growth to Start 2017

For over the last few months, the local & national real estate markets have reflected a gradual and steady growth in several key real estate market categories. As we look at the statistics for the Great Smoky Mountains real estate market through January of 2017, we will see that such local & national trends, particularly in the Great Smoky Mountains real estate market, continue to reflect these same trends of gradual growth that we also see nationally. Let’s now see what the numbers have to say for January of 2017, as compared to those one year ago, in January of 2016.

 

In the category of Residences Sold, we see that in comparing January of 2017 to that of January of 2016, the number of residences sold increased by 8% in terms of homes being sold, as there were 200 more homes that were sold as of the end of January of 2017, as opposed to January of 2016. We will see if this trend continues with any future statistics in this category, but it does show a continued strong trend for residential sales on the whole, as well as continued growth.

In the category of Residential Dollar Volume from January of 2017, as opposed to January of 2016, we see an increase in terms of dollar volume. This category does show a continued high percentage from year-to-year, showing that there is continued, strong growth in this category. This continues to show a continued local, as well as national, trend of relatively steady, stable, and even robust growth in terms of this category, as well, and also continues to reflect the consistently higher home prices that have been taking place for over the last eighteen months now on a national scale.

In the category of Average Sold Price, we find that the sales price did not change much from January 2017 to that of January 2016.

In addition, available homes on the market are continuing to show a trend of steady decreases. Through January of 2017, as opposed to January of 2016, the number of available homes did decline by 8%, or reflecting a numerical decrease of 335 homes in terms of available inventory. This decline continues to show a marked decrease in terms of available inventory in the local market, and still reflects a continued decline in available inventory on the whole here in the local market, which has been occurring now for the last several months. This is largely in line with the latest national real estate trends, which also shows a gradual decline in available home inventory as a whole. This may foretell that with declining inventory, the local market is showing movement towards more people wanting to buy the available properties currently in the local market, and that with higher home prices, more people may feel a greater sense of confidence in placing their homes for sale on the market, along with greater interest in buying what inventory is currently available, as well. We will keep watching to see if this particular trend continues, and see what it does for the real estate market as a whole, both here locally, as well as nationally.

National Park Sees Record Breaking Numbers in 2016!

The Great Smoky Mountains National Park has just announced a record breaking attendance number for the year of 2016! According to a National Park Service release, 11.31 million people visited the park this past year; this is up 5.6 percent from 2015. We are very grateful for all of you who come to visit each year! 2016 Year End Market Statistics for Sevier County, TN

Days on market ranged from 224 to 166 this year. DOM peaked in May at 224 days and fell to 166 days in December. Days on Market rose from March to May, and then began to decrease.

Average List Price was lowest in January and rose until November, with a dip in June. From $206,872 in January to $226,191 in November. A rise of 9% and a $20,000 change. Average Sale Price was lowest in January and rose until November. From $195,365 in January to $226,191 in November. A rise of 15% and a $31,000 change.

Federal Reserve Raises Interest Rates

The Federal Reserve Board (the Fed) has just recently raised it’s interest rate for the first time in over a year. What does that mean? Let’s take a look.

 

For starters, it is important to understand that the Fed adjusts the rate to influence the economy. For example, if things are going well, a rate increase may slow inflation. If the economy is struggling, a rate drop could be the boost it needs. In today’s case, a low amount of inventory is met with a substantially higher demand from buyer’s. This recent change moved the key interest rate by a quarter point, from a range of 0.25-0.5 percent to a range of 0.5-0.75 percent. Why all the fuss? The Fed rates can cause the bank’s to raise their “prime” rates, which are often used to calculate costs of revolving credit or home equity lines of credit. While the increase was modest at best, we will continue to keep an eye on it as we move through 2017 and see how it affects our constantly evolving market.
