Sevierville’s 12th annual ‘Bloomin’ BBQ & Bluegrass Festival’ kicks off this Friday, May 20 and runs through Saturday evening. This particular event celebrates the beauty of springtime here in the Great Smoky Mountains, as well as providing arts and crafts for the kids, top of the line Bluegrass entertainment, and BBQ from around the country! This particular event drives in thousands of tourists from all over the region, and is located in Historic Downtown Sevierville, about 9 miles off of I-40. The Great Smoky Mountains Real Estate Market Continues to See Sizeable Growth Through April 2016

For the past several months, the local & national real estate markets have experienced a continuous, but steady, growth in several key real estate market categories. As we look at the statistics for the Great Smoky Mountains real estate market through April 2016, we find that our local market continues to reflect the trends of gradual and continuous growth both here locally and nationally. We have come to see this trend for some time now. The numbers below will reflect that continued growth for April 2016 as compared to that of April 2015.

In the category of Residences Sold, we see that comparing April 2016 to that of April 2015, the number of residences sold increased by 19%, as 257 more homes were sold at the end of April 2016, as opposed to April 2015. This vigorous growth is largely in line with the continued growth in this same category that we have experienced for the past several months. We fully expect this trend to continue in this category.

In the category of Residential Dollar Volume for April 2016, versus April 2015, we also see an increase of 24%. This continues to reflect a consistent and steady climb with a high percentage growth from year-to-year. This statistic shows the largest increase in this category for the past several months. This trend shows the consistently higher home prices that have been taking place over the past couple of years on a national scale.

Sellers continue to experience good news in the category of Average Sold Price. For April 2016, compared to that of April 2015, the average sold price shows an increase of 5%, which, also reflects a steady and consistent growth of a stronger local market in this category. As confidence continues to grow in both local and national markets, we expect that this upward trend of higher home prices will continue in the forseeable future.

Finally, the available homes on the market continue to show a steady decrease, which the market has reflected over the past several months. Through April 2016 versus April 2015, the number of available homes has declined by 7%, which is a decrease of 329 homes in available inventory. This same trend for available inventory has occurred for the past several months. This is in-line with the national real estate trends. With this declining inventory, the local market is showing signs toward more people wanting to buy the available properties currently on the local market, and that with higher home prices, more people may feel a greater sense of confidence in listing their homes for sale, along with a increased interest in buying what inventory is currently available.

The Great Smoky Mountains Real Estate Market Sees Steady Growth Through March 2016

For over the last few months, the local & national real estate markets have reflected a gradual and steady growth in several key real estate market categories. As we look at the statistics for the Great Smoky Mountains real estate market through March of 2016 and the starting into the new year of 2016 itself, we will see that such local & national trends, particularly in the Great Smoky Mountains real estate market, continue to reflect these same trends of gradual growth that we also see nationally, and have seen for some time now. Let’s now see what the numbers have to say for March of 2016, as compared to those one year ago, in March of 2015.

In the category of Residences Sold, we see that in comparing March of 2016 to that of March of 2015, the number of residences sold increased by 16% in terms of homes being sold, as there were 253 more homes that were sold as of the end of March of 2016, as opposed to March of 2015. This figure shows a continued robust growth through March 2016, as opposed to one year ago, and is largely in line with the growth rate in this very same category that we have for at least the last couple of months, as well. We will see if this trend continues with any future statistics in this category, but it does show a continued strong trend for residential sales on the whole, as well as continued growth.

In the category of Residential Dollar Volume from March of 2016, as opposed to March of 2015, we see an increase of 22% in terms of dollar volume through March of 2016, as compared to March of 2015, remaining constant from last month in this same category. This category does show a continued high percentage from year-to-year, showing that there is continued, strong growth in this category, as compared to that of 2015 for the same month, with this statistic showing one of the largest increases in this category over the last few months. This continues to show a continued local, as well as national, trend of relatively steady, stable, and even robust growth in terms of this category, as well, and also continues to reflect the consistently higher home prices that have been taking place for over the last eighteen months now on a national scale.

There is also continued good news for sellers in the Average Sold Price Category. For March of 2016, as compared to that of March of 2015, average sold prices show an increase of 4%, which continues to show steady and consistent strength in this category on average, reflecting a stronger local market in this category, albeit being down a bit from the previous month in this category. As confidence continues to grow in both the local and national markets, we foresee that this relatively steady and upward trend of higher home prices will likely continue for at least the short-term horizon, if not longer.

In addition, available homes on the market are continuing to show a trend of steady decreases, which has also occurred over the last several months, as well. Through March of 2016, as opposed to March of 2015, the number of available homes did decline by 6%, or reflecting a numerical decrease of 319 homes in terms of available inventory. This decline continues to show a marked decrease in terms of available inventory in the local market, and still reflects a continued decline in available inventory on the whole here in the local market, which has been occurring now for the last several months. This is largely in line with the latest national real estate trends, which also shows a gradual decline in available home inventory as a whole. This may foretell that with declining inventory, the local market is showing movement towards more people wanting to buy the available properties currently in the local market, and that with higher home prices, more people may feel a greater sense of confidence in placing their homes for sale on the market, along with greater interest in buying what inventory is currently available, as well. We will keep watching to see if this particular trend continues, and see what it does for the real estate market as a whole, both here locally, as well as nationally.

As the markets continue these gradual trends of growth locally and nationally, these statistics are largely expected to remain largely steady at least for the short-term, largely continuing the same continued gradual, but steady, growth that has been seen now for over the last few months, and is largely expected to continue into 2016. There are a number of events going on in and around the Great Smoky Mountains region to celebrate Easter. One such event is Gatlinburg’s Annual Easter Sunrise Service which will be enhanced by the beauty of the Smokes when the community and its visitors gather at Ober Gatlinburg for this memorable worship service. This will be the 19th year for the mountain top services at Ober Gatlinburg. The 30-40 minute mountain service will begin at 6:30 A.M., and be led by local pastors of the Gatlinburg Ministerial Association.

The Old Mill Square Potter House Cafe and Grill will be hosting their annual Brunch with the East Bunny on March 30th. From 9:30 to 11:30 AM, kids can enjoy Easter egg decorating, kid-friendly music, and old-fashioned games – all for free! The fun and games will continue until 2:00 PM. The brunch requires reservations. Adult price is $13, while kids ages 12 and under are only $6.00.

Right now, the Gatlinburg area is enjoying the Smoky Mountain SpringFest, featuring a number of Spring-related events going throughout the season, for people of all ages to enjoy. Also, Dollywood continues to host its annual Festival of Nations event, through April 19th, featuring entertainment from around the world, throughout the theme park.

Congratulations to the City of Gatlinburg and the City of Pigeon Forge for recently being named in the top 20 cities in the United States by TripAdvisor for vacation rentals! This recent raking by TripAdvisor was compiled by analyzing the demand for vacation rentals from 2015 to 2016, with the demand for a vacation rental in Gatlinburg going up by 71% from 2015 to 2016, with Pigeon Forge’s vacation rental demand also going up by 73% from 2015 to 2016, with both cities only trailing Big Bear Lake, California at 85% increased demand throughout the country. A great statistic, to be sure, and definitely shows that people from all over the country truly want to see the beauty and splendor of the Great Smoky Mountains for themselves.
