November 2010 Update on Sales of Homes in Gatlinburg and the East Tennessee Smokies

Smoky Mountain real estate typically slows down as people begin their cold weather, winter hibernation.  Much of the population’s buying focus, shifts into year-end gift purchases.  Previous blogs have explored the awesome savings that careful “Black Friday” style property purchases can yield.  The November 2010 data reinforces the opportunities available in today’s East Tennessee real estate market.  However, let’s explore the figures and then draw your own conclusions. 

The following material is available to members of the Great Smoky Mountains Association of Realtors.  My bias is to compare year-to-date figures from the previous year with year-to-date numbers of the current year.  This can reveal some present market trends.

Total Residence Sold  through November 30, 2010-  120 sold vs. through November 30, 2009-  139 sold. 2010 less 19 than 2009. Down -14%.

Residential Dollar Volume Sold through November 30, 2010-  $21,105,121.00 vs. Through November 30, 2009-  $22,929,426.00.  Summary: 2010: $1,824,305.00 less or down -8%.

 

Average Sale Price through November 30, 2010-  $175,876.00 vs. through November 30, 2009-  $164,960.00.  Summary 2010: Increase $10,916.00 or up +7%.

Quantity of Active Listings through November 30, 2010-  3,755 listings vs. through November 30, 2009-  3,295 listings.  Summary 2010: Increase of 460 listings or up +14%.

As my blog readers are advised, today’s real estate markets are anything, but  free market.  Current markets are still seeking equilibrium after massive government intervention.  The homebuyer tax credits skewed data toward the low-end, first-time buyer. Enjoy the Late Season Holidays From a Choice of Mountain Homes

Many shopping events occur all over the area.  These events cater to all members of the family.  There are; knife, tool, auto, and outdoor sports locations.  Other stores and festivities cater to; clothing, housewares, interior decorations, and arts and crafts.  There are physical activities such as; small miniature golf courses, huge amusement parks like Dollywood, or ski area like Ober Gatlinburg to name a few.   If you can dream it, this area probably has it.

How About Buying a Gatlinburg Home on “Black Friday”?

 Like many sale items available after Thanksgiving, Smoky Mountain Real Estate could be an awesome deal.  This concept came from an inspirational article I read.  The author was a San Fransisco CA realtor.  Her writing gets to the essence of the holiday “Black Friday” sales phenomenon.  The article was amusing and insightful.  She examines the motivation that lures buyers by the millions across the country.  People willingly leave the comfort of their homes to endure the challenges of mob mentality.  Their goal is to procure big ticket purchases at deeply-discounted pricing.  Her comparisons of buying flat screen TV’s and other expensive items, to real estate, seem at first glance, to be off the mark.  However, there is a brilliance to her idea that soon hooked me.  Many of us on some level are members of the purchase-hungry multitudes who hurtle out in the pre-dawn hours.  We flirt with mayhem, in order to get a bargain.  The goal is to be among the rare few.  Those few obtain the coveted, limited number, of deep discount high ticket items.      

Instead of spending our time locked into this herd-like trance on a quest to save maybe $1,000.00, think higher.  Real estate is usually the most expensive item that many of us purchase.  My colleague’s perspective is to spend “Black Friday” looking for a great property.  In this arena and in today’s market, the potential savings could total in the $100,000.00’s and higher.  The “feel good factor” you get from a six figure savings makes other purchases look wimpy.  To add to this euphoria, most real estate buying does “not” include the insanity that overtakes most mall shoppers.  Real estate shopping on “Black Friday” allows for far greater reward with way less risk, and you can proceed at a cool, calm, and enjoyable pace.     

 Let us explore the wisdom of  “Black Friday” real estate shopping in greater detail.  Prices on homes here in the Smokies are off their highs.  The wave of buyers from the federal stimulus activated the lower end of the market.  However, a smaller market in higher priced homes has combined with a sizable amount of discounted property (foreclosures & short sales) to trim pricing.  So on average most of the area’s real estate is below the pricing of 2-3 years ago.  Depending upon the property, deeper discounts might be available on foreclosures or short sales.  A second cost savings for today’s real estate buyer comes from reduced property taxes.  Many local areas have not reduced their taxes on existing homes, but buying a home at a lower cost certainly gives you ammo to negotiate for a lower tax bill.  A third benefit is one that we have discussed on several occasions.  Mortgage interest rates have jumped slightly off their lows, but they are still in bargain territory for those buyers with approved credit.  A potential fourth savings comes from closing cost credits.  Retailers save buyers when they pick up at least part of the sales tax.  In some areas, motivated sellers are picking up various items in closing costs.  Some of these get limited by the lender, but everything is potentially negotiable.  A fifth area of savings is much like mall retailing.  Purchase incentives often include bonus items.  Home buyers will find that motivated sellers may include personal property like; appliances and furniture.  This can be a deal enhancer if the seller has no room to further drop their price.  All of these cost savings could make real estate the ultimate purchase deal for “Black Friday”.  Get started online and contact us at 877-678-2121 to help you seal your “Black Friday” property deal.

Total residences sold: 2010 leads 2009, with 127 more at 1318 residences sold.  This shows an 11% increase in residences sold year-to-date for our current year. 

Dollar volume sold: 2010 lags 2009 year-to-date by 15%.  The 2009 figures lead by $39,292,611.00 with a total of $259,992,803.00.  

 

Average residence sold:  2009 also leads 2010 by 23%.  The average residence in 2010 is $167,451.00 or $50,847.00 less than 2009 year-to-date. 

 

Active listings:  2010 year-to-date leads last year by 13% with active listing totals of 7,297.

 

Remember, our markets are still in the process of reaching balance after a barrage of serious federal stimulus.  Market improvement is showing mixed results that will take some time to resolve.  However, for the present, many aspects remain favorable for buying real estate in these beautiful East Tennessee Mountains.

Gatlinburg Homes and Residences Across the Nation Showed Gains in September

Gatlinburg real estate in existing-home sales showed gains in September 2010, like the rest of the U.S.  In previous blogs, we have covered the statistics for existing-home sales.  This category of home sales covers; single family, townhouses, condo’s, and co-ops.  It’s purpose is to track trends in the housing market for the National Association of Realtors and it’s members.  Existing home sales increased 10.0% in September 2010 to 4.53 million, over August’s totals.  The stats remain below the 5.60 million mark set in September 2009.  Readers should note that during this period last year, buyers were rushing to qualify for the deadline of the “home buyer tax credit” that expired in November 2009.

NAR’s chief economist, Lawrence Yun, is anticipating a housing recovery.  However, it could be complicated with the current foreclosure review, now impacting the country’s housing markets.  Low mortgage interest rates and favorable housing affordability are assisting buyers.  However, job creation in the economy and rising inventories of homes for sale, may impact the housing market into the future.  Yun feels that clearing out vacant homes and mortgage delinquent residences is important for a housing recovery.  Reducing home inventories especially in the deeply discounted sector of the market will improve price stability in U.S. housing.  First-time buyers continue to be a force in the current home market.  September revealed that 32% of purchased homes were bought by first time homebuyers.
