In the past year of 2014, and as we go into the new year of 2015, we have seen several indicators in the national real estate market that shows signs of an overall improving market as a whole. Now, recent housing indicator data from Trulia.com’s Housing Barometer seems to support such improvement, showing that all five of their indicators, namely existing home sales (excluding distressed sales), home-price levels relative to fundamentals, delinquency plus foreclosure rate, new construction starts, & the employment rate for people aged 25-34 (a key demographic in terms of measuring potential first-time home buyers and household formation), are steadily up from what they were a year prior to last year, 2013. Existing home sales showed an increase of 73% in 2013 up to 82% in 2014, home-price levels increased from 66% in 2013 to 82% in 2014, delinquency plus foreclosure rate levels went from 59% in 2013 to 76% in 2014, new construction starts went from 46% in 2013 to 53% in 2014, & the employment for 25-34 year olds went from 26% in 2013 to 46% in 2014. All of these indicators appear to a return to a more normal real estate market nationally, as we head into 2015. Very encouraging and optimistic new, to be sure, and certainly bears watching into the new year.
