Owners of Gatlinburg Homes Know the Parade of Spring Has Begun!

Spring in the Smokies

Our mountain homes provide a front row seat to the splendor of nature’s seasons.  As this blog has mentioned before, each season offers something totally unique.  However, after an unusually cold and lengthy winter, our mountains seem primed for spring.  Many of Mother Nature’s admirers seem to know the sequence of blooms that mark the grand procession of spring’s parade of color.  The yellow of daffodils mixed with narcissus and forsythia challenges the whites’ of bradford pears and star magnolias.  Now we mix in tulips followed by the color palate of iris.  The striking purple hues of red buds blend with white and pink of native dogwoods.  All this time, the iridescent greens of forest leaves creep back up the mountain side.  The leaf tide begins in the lower hollows with early leafed trees like willows.  This continues upward with later to leaf out trees like; oaks, hickories, and walnuts.

Presently, the East Tennessee Smokies are witnessing the leaf out of the deciduous trees.  Cultivated rhododendron, azaleas, and wild flame azaleas are in bloom.  The forest floor is coming alive with blooms from a multitude of wild flowers.  Phlox, trillium, irises, daisies, buttercups, and loads more, flowering each day.  Our temperatures have been up and down, but the trend is warming up.  We are close to our average rainfall with plenty of water for the; creeks, rivers, and plant kingdom.  All of this seems to indicate a good year for gardens and the landscape in general.

Spring is a great time of the year to visit.  The lush forests of these mountains seem to fill in more and more each day.  If you are contemplating a purchase of real estate for any reason, hop on our website to begin at your own pace and within your personal time frame.  Our team of professionals stands ready to assist in the process of buying or selling whenever we are needed.  Contact us at your convenience, to get started.

November 2010 Update on Sales of Homes in Gatlinburg and the East Tennessee Smokies

Downtown Gatlinburg all dressed up for the Holidays

Smoky Mountain real estate typically slows down as people begin their cold weather, winter hibernation.  Much of the population’s buying focus, shifts into year-end gift purchases.  Previous blogs have explored the awesome savings that careful “Black Friday” style property purchases can yield.  The November 2010 data reinforces the opportunities available in today’s East Tennessee real estate market.  However, let’s explore the figures and then draw your own conclusions.

The following material is available to members of the Great Smoky Mountains Association of Realtors.  My bias is to compare year-to-date figures from the previous year with year-to-date numbers of the current year.  This can reveal some present market trends.

Total Residence Sold  through November 30, 2010-  120 sold vs. through November 30, 2009-  139 sold. 2010 less 19 than 2009. Down -14%.

Residential Dollar Volume Sold through November 30, 2010-  $21,105,121.00 vs. Through November 30, 2009-  $22,929,426.00.  Summary: 2010: $1,824,305.00 less or down -8%.

Average Sale Price through November 30, 2010-  $175,876.00 vs. through November 30, 2009-  $164,960.00.  Summary 2010: Increase $10,916.00 or up +7%.

Quantity of Active Listings through November 30, 2010-  3,755 listings vs. through November 30, 2009-  3,295 listings.  Summary 2010: Increase of 460 listings or up +14%.

As my blog readers are advised, today’s real estate markets are anything, but  free market.  Current markets are still seeking equilibrium after massive government intervention.  The homebuyer tax credits skewed data toward the low-end, first-time buyer. What savy real estate buyers know, is the following facts.  Today’s market favors qualified buyers.  Active listings are up, so there is a great selection of properties.  Mortgage interest rates are still quite low to finance.  Prices are off their highs, and there is market price competition from discounted real estate like; foreclosures and short sales.  All of these factors stack the deck in favor of today’s real estate buyer.  If you want the year-end gift that provides a multitude of dividends, go online and start your Smokies property search today.  Our website and our people are geared to provide the results you seek.

Enjoy the Late Season Holidays From a Choice of Mountain Homes

Gatlinburg real estate and surrounding communities of the Tennessee Smokies provide visitors with an awesome variety of wonderful places to stay.  Their diverse selection of lodging allows for an intimate participation in the many activities of the area.  Some might dispute me, but the late year festivities really amp up going into November.  There is an excitment akin to dropping the starting flag at a NASCAR race track.  When the autumn colors fade, with the dropping leaves, and cooling temperatures, the magic and tempo build.  Currently, we are through withThanksgiving and the race to the year end holidays is on.

For those of you coming to the area, and for those still undecided, here is just a fraction of the local events that you could enjoy. Previously, we mentioned that Winter festivals began in early November.  These commence county-wide holiday lighting displays that are awesome.  These lights can be enjoyed independently from your own car tour or they can be viewed communally from trolley rides in Pigeon Forge and Gatlinburg.  There is also a fantastic synchronized lighting display almost 1 mile long called “Christmas Wonderland at Smokies Stadium” just off I-40.  Pricing and times can be pulled up online.

Many shopping events occur all over the area.  These events cater to all members of the family.  There are; knife, tool, auto, and outdoor sports locations.  Other stores and festivities cater to; clothing, housewares, interior decorations, and arts and crafts.  There are physical activities such as; small miniature golf courses, huge amusement parks like Dollywood, or ski area like Ober Gatlinburg to name a few.   If you can dream it, this area probably has it.

The events and amenities available in the East Tennessee Smokies are way beyond the scope of this blog.  To find fun activities that appeal to your friends and family, search online.  The options allow you to proceed at your pace and in your timing.  This same approach can apply to finding a great real estate investment in the area.  Go on our website, and set your own property search criteria.  We can tailor everything to your lifestyle, and your convenience.  You save valuable time, looking at only those items, that match your needs.  When it is time to appear in person, our experienced personnel are here to help you seal the deal.  Go online and start today or call us at 877-678-2121!

Smoky Mountain Real Estate Continues to Shine in Today’s Investment Arena

Fall in the Smokies

Homes in Gatlinburg and areas throughout the Smokies, continue to offer buyers a unique haven from the turmoil of the present day world economy.  Currencies all over the world are giving up value to either; lessen their debt load through inflation, or maintain a global export advantage.  For people with savings, this monetary policy errodes the purchasing power of their nest egg.  However, hard assets like real estate have traditionally shown to hold their value better than other investments during periods of monetary instability.  The real estate of the Great Smoky Mountains has additional advantages that other locations lack.  For starters this area is incredibly beautiful. There are topographical variations to the land, that often allow complete changes in scenery for every mile you travel.  In addition, this region provides a bio-diversity of plants and animals that are rare in present day America.  Where can you find bamboo and banana trees growing within a mile of northern maples and frashier firs?  In most places you would need to go to a game preserve to find; deer, bear, elk, wild boar, and turkey.  On any given day in the Smokies, you might view any or all of the previously mentioned creatures on a normal hike or drive around the area.  All of this unique, natural beauty gets combined with a multitude of man-made events and activities to further enhance the allure of the area. When you flactor in the proximity of the Smokies to over 1/2 of the U.S. population, the appeal of this area is truly awesome.

The current market in Smokies real estate is a complete spectrum of possibilities.  You can find; raw land, primary and vacation homes, condos, rental cabins, and more.  The Smokies’ market to some extent reflects other parts of the U.S.  However, our area is highly desirable, given it’s beauty and location.  This is similar on some levels to western ski towns, coastal cities, etc.  Even in depressed markets, desirable locations (like San Fransico for example) will out perform less popular areas simply because more people want to live in a great place.

If you want to join the people who call the Smokies their home, begin today.  You can set parameters on our website, in a number of catagories like; price, location, number of bedrooms/baths, to home style.  All this can be done from the comfort of your home.  When it’s time to view property and close, our expert staff is here to assist. Call us today 877-678-2121.

Come Visit Now to Catch the Last of 2010’s Autumn Color and a Fine Selection of Smoky Mountain Homes

Smoky Mountain Road in Autumn

Time in 2010 to view the beauty of autumn leaf color, or to buy Gatlinburg real estate is almost over.  November’s winds and precipitation will soon strip the remaining foliage off all, but the hardiest of trees.  The countdown to finalize a real estate purchase in calendar year 2010 gets more challenging by the day.

However, the good news is that the Smoky Mountains winter festivals are just beginning, and they will replace leaf viewing.  In addition, real estate purchases can be enhanced by a minimal amount of foliage.  Without the covering of leaves, more becomes visible.  Buyers can easily see the proximity of neighboring homes and structures.  Noise transmits better without the deadening buffer of leaves.  Long range views become available and the phrase “winter views” reveals itself.  Property searches that occur after leaves fall, reveal more details in the topography and give buyers a better “lay of the land”.  If you are motivated to find your East Tennessee real estate before 2011, you need to scramble.  Beginning your search online and getting pre-qualified for financing will greatly accelerate your purchase.  Our website is geared to assist in this search process.  If you are ready to view in person, and finalize on a property, be sure to call ahead well in advance of your arrival.  This allows your realtor to reserve a block of time necessary to accommodate your needs.

The interesting part of visiting the Smokies after leaves fall, is that other activities ramp up as the year winds down.  Winter festivals increase as you proceed through November.  The Winter Festival begins November 8th in Sevierville with; free food, entertainment, fireworks, and the switch flip to begin Sevier County’s Holiday lighting.  Pigeon Forge follows on November 9th with their lighting displays, and Gatlinburg follows on November 10th with Winter Magic and a chili cook off.  These dates mark only the beginning of a lengthy holiday lighting season.  The food, entertainment, fireworks, and fun, add to the festive season.  This blog has only scratched the surface of a season filled with activities.  Go online and search out the perfect activities for you and your family and time your visit to coincide with these events.

Fall is the Perfect Time for Leaf Viewing or Choosing a Gatlinburg Home For Sale

Fall in the Smokies

Smoky Mountain homes are located in such a beautiful setting, that any season of the year is awesome.  However, the natural fireworks of autumn leaf color make this a spectacular time to visit the area.  All of us in the northern hemisphere realize at a cellular level, that the colder days of winter hibernation are almost upon us.  This sets off a sense of urgency that compells many people to get outdoors.  We need to savor the waning warmth of sun and enjoy nature’s final display of leaves as they disappear until next spring.  The Smokies offer special advantages to the autumn leaf viewer.  The leaf chemistry change and drop begins initially at the northern edge of the continent’s forested areas and then proceeds south.  By the time leaf color hits the Smokies, many northern areas are getting early snow and many leaves have dropped.  Our leaf viewing season offers many people a last chance to take in Nature’s display before it is gone.  Another unique facet to leaf viewing in these East Tennessee mountains is the topography of the land.  The elevation differences make fall colors more dramatic and three dimensional to our eyes.  In addition, the conversion changes from the top down.  Highest elevations will be the initial beacons of falls transmutation, as the procession moves down the mountains.  This elevational parade of color seems to stretch the time of autumn alchemy.  The enchantment of fall in the Smokies is further enhanced by a multitude of micro climates provided courtesy of nature and the lay of the land.  Some of these micro climate areas will move faster or slower in their progression of autumn hues.  All of this entices the visitor to come and savor what our area provides.

Up to this point, we have focused on natural attractions of fall in the Smokies.  However, there is a multitude of man-made attractions that bring others to East Tennessee.  The “old time feel” of these mountains have always drawn automobile enthusiasts.  The beautiful, sunny, and cooler temperatures are more comfortable on people, as well as, modern and antique automobiles.  Check out websites that cater to car events and you will find plenty to select.  These sites post auto events right up until the snow flies.  Tennessee is certainly one of the top music states in our nation.  You can choose from; country, bluegrass, southern rock, blues, and more.  The events range from small venues to stadium-size arena events.  Our local and state wide websites can allow you to discover your perfect musical event.  Smokies’ leaf season is prime time from mid October thru mid November.  There are tons of unique dining events and arts and crafts shows that blend with our areas’ harvest festivals and Halloween.  No matter how unique your interests may be, there is almost certainly an event available for you.

Provide your family and friends an opportunity to enjoy the Smokies at any time, consider purchasing property here in East Tennessee.  The possibilities in real estate are as endless, as the activities of the surrounding area.  Begin your search online and define your property criteria.  You can set pricing limits and a host of other elements so that you view only real estate that meets your needs.  This saves you valuable time.  When you are ready to make your final selection, our team is ready to help turn dreams into reality.  Contact us today to get started.

Now that we are in the middle of July, here are some great summer activities in the Smoky Mountains.

When you are looking for something to do besides hiking, mountain biking, or fishing, go elk viewing.  Smoky Mountain elk are often spotted in the Cataloochee Valley and on Highway 321 between Gatlinburg and Cherokee NC.

If an adventure is more of your thing, try white water rafting with your friends and family.  The rafting season begins the first week of March and no experience is necessary.  Look for local outfitters on the Upper and Lower Pigeon Rivers.
