The fall season is a special time for visitors and residents of Sevier County, and this fall is no exception. With the changing of the leaves, there are many great activities currently underway and ongoing that brings in people from hundreds of miles away in our area. This week’s blog features at least three of the major fall festivals currently going on as we speak, and help to create a wonderful time of year here in the Great Smoky Mountains.

One festival currently going right here in Gatlinburg is the 38th Annual Fall Craftsmen’s Fair, which last until this Sunday, October 27th, at the Gatlinburg Convention Center in downtown Gatlinburg. Each day of the fair is from 10 AM-6 PM, except for Sundays, when it will run from 10AM- 5 PM. This fair is held twice a year, in the summer and the fall seasons, and attracts lots of visitors and artists to the Gatlinburg area. For more information, please visit http://www.craftsmenfair.com/fall-fair.php or http://www.gatlinburg.com/events/details.aspx?id=10.

Another festival taking place right now at Ober Gatlinburg is the annual Oktoberfest celebration, which actually started on September 27th and goes through until November 3rd at Ober Gatlinburg resort. People wanting to go can take the 120-passenger Aerial Tramway from downtown Gatlinburg to Ober Gatlinburg, and also see the Wildlife Encounter at Ober Gatlinburg, including the Municipal Black Bear Habitat and Birds of Prey exhibits, among other attractions. For more information on this festival, as well as information about Ober Gatlinburg itself, please go to http://www.gatlinburg.com/events/details.aspx?id=80, or to http://www.obergatlinburg.com/event/86/.

At Dollywood in Pigeon Forge, the National Southern Gospel and Harvest Celebration is currently underway, starting on October 2nd, and lasting until November 2nd, at Dollywood. This celebration brings lots of singers and groups to the area, and is set amidst the backdrop of the world-famous Dollywood. All concerts are included with Dollywood admission. Smoky Mountain Civil War Relic Show and Sale in Pigeon Forge This Weekend!

Civil_War_Reenactment_2

This weekend, Pigeon Forge will be the host for the 4th annual Smoky Mountain Civil War Relic Show and Sale, located at 4010 Parkway in Pigeon Forge (Smoky Mountain Convention Center). This unique event will be like a step back in time over 150 years, to one of the most significant periods in American history – the Civil War.

Featured at this event will include authentic Civil War era muskets, rifles, pistols, photographs, and uniforms, along with other relics, artifacts, and other collectibles. Collectors from all over the country will come to buy, sell, and talk about these varied and valuable artifacts.

In addition to over a hundred tables filled with relics, the Civil War event will include exciting historical reenactments and artillery demonstrations. Actors portraying famous military figures from the Civil War such as General Robert E. Lee and General Ulysses S. Grant will interact with attendees and answer their questions about the war. People who come to the event will also have the chance to investigate their ancestors’ participation in Pigeon Forge history, with help from onsite genealogy researchers.

This year’s show will feature authentic Civil War era songs performed by multi-instrumentalist Mike Scott, out of Hendersonville, TN, who recently released an album of wartime music, Home Sweet Home: Instrumental Tribute to the Civil War Era of Songs. Also, there will be an appearance Gerald Augustus, who is the author of the book The Loudon County Area of East Tennessee in the War 1861-1865, and will  speak about the importance of preserving the land where Civil War battles were fought.

Tickets for both Saturday and Sunday only cost $8.00 for adults and $4.00 for children ages 12 and under. The event will last from 9 a.m. to 5:00 p.m. on Saturday, and from 9:00 a.m. to 1:00 p.m. on Sunday. Big Plans For Sevier County Make Now The Time To Invest In Real Estate

In July about the potential new sports complex for Gatlinburg and the opening of the LeConte Center in Pigeon Forge that is scheduled for 2013. Recent news shows that the sports complex project is moving full speed ahead and Pigeon Forge is already lining up events for the LeConte Center. The county expects to see huge tourism and revenue gains from both projects. So how are they stacking up and what kind of impact will the Smoky Mountain real estate market see?

On Monday night the County Commissioners were all in agreement with a resolution to partner with the City of Gatlinburg on the sports complex project. This 70/30 partnership will assist with the funding of the project and keep things moving forward to completion. The city and county will be entering into an agreement with the school system to include use of their existing sports facilities when the complex is hosting events. The facility will draw more visitors to the area as families come for tournaments. The Sports Facility Advisory Founder, Dev Pathik, said “I believe people will want to come here and have unique experiences. That’s a rare opportunity.” Vacation lodging will feel the effect of the increase in visitors as well as a potential lengthening of the tourist season in the area.

The LeConte Center, slated to open in September of 2013 is a huge event complex that is expected to generate more than thirty four million dollars to the area. They have already drawn the attention of , previously held in Louisville, KY. After 20 years in Louisville the convention has committed to at least 2 years in Pigeon Forge to give the area a try. They are interested in the diversity of attractions and lodging available for the more than 40,000 people it expects to bring to the area. The Louisville Courier Journal says that this is the world’s largest gathering of southern gospel musicians and fans and has an economic impact of an estimated $8 million. Phil Campbell of the Pigeon Forge Hospitality Association expects the relationship to last much longer than the currently contracted two years. Campbell says “If they come here and find it suitable and if attendance is good, they’ll stay a lot longer.” Starting in 2014, this annual event is sure to increase rental revenues.

Other reports show that the area is outperforming both Branson and Myrtle Beach in tourism for 2012 with Branson actually seeing a 1.1% drop from their numbers of 2011. Steven Morse, an economist from The University of Tennessee says “I think Sevier County has done well because of the strong brand image the entire county represented. That strong brand image is ‘value family vacations.’

With all of these pushes that will increase the already large amount of visitors to the area the value of investment property is sure to increase. Sevier County is already seeing an improved real estate market from last year. As rental income increases for investment homes in the area it will keep the trend moving upward. There are numerous opportunities to own a vacation rental property in the area and we encourage you to take a look at and begin exploring what is available. Now is the time to start thinking about the future impact of these projects on the Smoky Mountain real estate market.

Spend Heartfelt Holidays In The Great Smoky Mountains

In an article dated November 21st, Time magazine listed Pigeon Forge as one of the top nine most “Christmassy” towns in America. When we take a look at all of the events, activities & traditions surrounding  the holidays in The Great Smoky Mountains, there is no room to wonder why.

Just this past weekend, Ripley’s Aquarium of The Smokies presented the 36th Annual Fantasy Of Lights Christmas Parade in Gatlinburg. More than 80,000 spectators were expected for the event. With over 100 parade entries and more than a dozen marching bands from Tennessee, North Carolina, Virginia, Georgia and Alabama it was a beautiful Christmas event. You can watch the festivities on video at this link. Coming up this Saturday, December 10th you can join The Great Smoky Mountains National Park for the 36th Annual Festival Of Christmas Past at Sugarlands Visitors Center. Focusing on the culture of the Smoky Mountains with an emphasis on Christmas, this is a free event sponsored in cooperation with The Great Smoky Mountains Association. There will be music by the Lost Mill String Band, Boogertown Gap and South of the River Boys, demonstrations of making mountain berry baskets, apple-head dolls, quilts, and apple butter along with many special presentations throughout the day.

In Pigeon Forge you can enjoy over five million lights on display, stop by Dollywood’s Smoky Mountain Christmas (three-time winner of America’s Best Christmas Event), take a stroll through The Christmas Place (the American South’s largest Christmas store) or spend an evening at the brand new “Smoky Mountain Opry Christmas Spectacular”.

These are just a few of the events that go on in Sevier County during this part of the year. It is truly a special time when The Smoky Mountains come to life with all of the beauty and cheer of the holidays.

Imagine spending your holidays below snow-capped mountain peaks, cozy by the fireplace in your Smoky Mountain cabin. It would be easy to take part in all of these holiday activities and maybe even start a few new traditions of your own. Owners of Gatlinburg Homes Know the Parade of Spring Has Begun!

Spring in the Smokies

Our mountain homes provide a front row seat to the splendor of nature’s seasons.  As this blog has mentioned before, each season offers something totally unique.  However, after an unusually cold and lengthy winter, our mountains seem primed for spring.  Many of Mother Nature’s admirers seem to know the sequence of blooms that mark the grand procession of spring’s parade of color.  The yellow of daffodils mixed with narcissus and forsythia challenges the whites’ of bradford pears and star magnolias.  Now we mix in tulips followed by the color palate of iris.  The striking purple hues of red buds blend with white and pink of native dogwoods.  All this time, the iridescent greens of forest leaves creep back up the mountain side.  The leaf tide begins in the lower hollows with early leafed trees like willows.  This continues upward with later to leaf out trees like; oaks, hickories, and walnuts.

Presently, the East Tennessee Smokies are witnessing the leaf out of the deciduous trees.  Cultivated rhododendron, azaleas, and wild flame azaleas are in bloom.  The forest floor is coming alive with blooms from a multitude of wild flowers.  Phlox, trillium, irises, daisies, buttercups, and loads more, flowering each day.  Our temperatures have been up and down, but the trend is warming up.  We are close to our average rainfall with plenty of water for the; creeks, rivers, and plant kingdom.  All of this seems to indicate a good year for gardens and the landscape in general.

Spring is a great time of the year to visit.  The lush forests of these mountains seem to fill in more and more each day.  If you are contemplating a purchase of real estate for any reason, hop on our website to begin at your own pace and within your personal time frame.  Our team of professionals stands ready to assist in the process of buying or selling whenever we are needed.  Contact us at your convenience, to get started.

Come Visit Now to Catch the Last of 2010’s Autumn Color and a Fine Selection of Smoky Mountain Homes

Smoky Mountain Road in Autumn

Time in 2010 to view the beauty of autumn leaf color, or to buy Gatlinburg real estate is almost over.  November’s winds and precipitation will soon strip the remaining foliage off all, but the hardiest of trees.  The countdown to finalize a real estate purchase in calendar year 2010 gets more challenging by the day.

However, the good news is that the Smoky Mountains winter festivals are just beginning, and they will replace leaf viewing.  In addition, real estate purchases can be enhanced by a minimal amount of foliage.  Without the covering of leaves, more becomes visible.  Buyers can easily see the proximity of neighboring homes and structures.  Noise transmits better without the deadening buffer of leaves.  Long range views become available and the phrase “winter views” reveals itself.  Property searches that occur after leaves fall, reveal more details in the topography and give buyers a better “lay of the land”.  If you are motivated to find your East Tennessee real estate before 2011, you need to scramble.  Beginning your search online and getting pre-qualified for financing will greatly accelerate your purchase.  Our website is geared to assist in this search process.  If you are ready to view in person, and finalize on a property, be sure to call ahead well in advance of your arrival.  This allows your realtor to reserve a block of time necessary to accommodate your needs.

The interesting part of visiting the Smokies after leaves fall, is that other activities ramp up as the year winds down.  Winter festivals increase as you proceed through November.  The Winter Festival begins November 8th in Sevierville with; free food, entertainment, fireworks, and the switch flip to begin Sevier County’s Holiday lighting.  Pigeon Forge follows on November 9th with their lighting displays, and Gatlinburg follows on November 10th with Winter Magic and a chili cook off.  These dates mark only the beginning of a lengthy holiday lighting season.  The food, entertainment, fireworks, and fun, add to the festive season.  This blog has only scratched the surface of a season filled with activities.  Go online and search out the perfect activities for you and your family and time your visit to coincide with these events.
