3rd Annual Santa Hustle Half Marathon and 5K Run/Walk This Weekend in Sevierville!

On Sunday, December 15th, the 3rd Annual Santa Hustle Half Marathon and 5K Run/Walk is being held in Sevierville, at the Wilderness Resort, starting at 7:30 AM. This event is growing fast, and has gained considerable attention in the brief time that this event has been held.

As a part of this event, every participant will receive a free Santa hat, beard, and customized Santa shirt to wear while running. In addition, there will be outrageous holiday decorations, festive music, and a large after party. People everywhere have fallen in love with the race that encourages its participants to have fun while staying healthy.

Furthermore, the Santa Hustle has received national attention from major media outlets like the Travel Channel, ESPN, and the Rachel Ray Show. The Santa Hustle Race is a part of a major nationwide series during the Christmas season, consisting of 6 races in the cities of Chicago, IL, Milwaukee, WI, Sevierville, TN, Indianapolis, IN, Sandusky, OH, and Galveston, TX. The 14th Annual Dumplin Valley Bluegrass Festival Comes to Sevier County This Weekend!

One of the greatest and most unique features of the Great Smoky Mountain region is its tradition of music, including bluegrass music. This weekend, starting Thursday, September 19th, and going until Saturday, September 21st, the Dumplin Valley Bluegrass Festival will be held in the Kodak, TN area, featuring a wide array of bluegrass artists and wonderful music.

The Dumplin Valley Bluegrass Festival is an annual event in its 14th year for 2013. Featured artists/bands are world-class, award winning musicians who travel worldwide entertaining bluegrass lovers. The event is geared for all ages and is held Swaggerty’s Farm, in the Kodak area, which also incorporates an RV Park.

Featured bluegrass artists will include groups like Flatt Lonesome, Rhonda Vincent and the Range, Bridging the Gap, the Lonesome River Band, and many, many more well-known bluegrass artists. Tickets start at $21 on Thursday (if bought in advance), or $27 at the gate, and then on Friday and Saturday, tickets are $27 for each single day (in advance), and $30 at the gate. You can also buy an advance weekend pass for $75 for all three days, or you can get the same pass for $80 at the gate. However, children 12 years old or younger will be admitted for free. The Festival is located at 525 East Dumplin Valley Road, Kodak, TN 37764, which is off of Exit #407 on I-40. Sevierville – A Great Place To Make Your Smoky Mountain Home

Big Plans For Sevier County Make Now The Time To Invest In Real Estate

In July about the potential new sports complex for Gatlinburg and the opening of the LeConte Center in Pigeon Forge that is scheduled for 2013. Recent news shows that the sports complex project is moving full speed ahead and Pigeon Forge is already lining up events for the LeConte Center. The county expects to see huge tourism and revenue gains from both projects. So how are they stacking up and what kind of impact will the Smoky Mountain real estate market see?

On Monday night the County Commissioners were all in agreement with a resolution to partner with the City of Gatlinburg on the sports complex project. This 70/30 partnership will assist with the funding of the project and keep things moving forward to completion. The city and county will be entering into an agreement with the school system to include use of their existing sports facilities when the complex is hosting events. The facility will draw more visitors to the area as families come for tournaments. The Sports Facility Advisory Founder, Dev Pathik, said “I believe people will want to come here and have unique experiences. That’s a rare opportunity.” Vacation lodging will feel the effect of the increase in visitors as well as a potential lengthening of the tourist season in the area.

The LeConte Center, slated to open in September of 2013 is a huge event complex that is expected to generate more than thirty four million dollars to the area. They have already drawn the attention of , previously held in Louisville, KY. After 20 years in Louisville the convention has committed to at least 2 years in Pigeon Forge to give the area a try. They are interested in the diversity of attractions and lodging available for the more than 40,000 people it expects to bring to the area. The Louisville Courier Journal says that this is the world’s largest gathering of southern gospel musicians and fans and has an economic impact of an estimated $8 million. Phil Campbell of the Pigeon Forge Hospitality Association expects the relationship to last much longer than the currently contracted two years. Campbell says “If they come here and find it suitable and if attendance is good, they’ll stay a lot longer.” Starting in 2014, this annual event is sure to increase rental revenues.

Other reports show that the area is outperforming both Branson and Myrtle Beach in tourism for 2012 with Branson actually seeing a 1.1% drop from their numbers of 2011. Steven Morse, an economist from The University of Tennessee says “I think Sevier County has done well because of the strong brand image the entire county represented. That strong brand image is ‘value family vacations.’

With all of these pushes that will increase the already large amount of visitors to the area the value of investment property is sure to increase. Sevier County is already seeing an improved real estate market from last year. As rental income increases for investment homes in the area it will keep the trend moving upward. Pittman Center, A Gem In The Great Smoky Mountains

Once a month we are going to feature fun facts and amenities about many of the different areas around Gatlinburg, Pigeon Forge & Sevierville. This month we are featuring the quaint mountain community of Pittman Center. Let’s take a look at what makes this beautiful location so special.

Just minutes from downtown Gatlinburg is where you will find Pittman Center, a small community of roughly six square miles, which perfectly blends nature, mountain culture and Appalachian history. There is truly something for everyone, from golfing & fishing to visiting the . Being just minutes from the Greenbrier entrance to The Great Smoky Mountains offers easy access to wildlife viewing and hiking as well.

In 1784, this mountain region was settled by Frederick Emert and known as Emert’s Cove. The name Pittman Center became official in 1974. In the early 1900s, a Methodist missionary named John Burnett oversaw the construction of a community center & school that were named after a friend, Reverend Pittman. The school supported itself by canning tomatoes & growing apples, with the students doing the maintenance work. In 1955 the Sevier County Board Of Education purchased the Pittman school, combining it with Gatlinburg’s Pi Beta Phi High School in 1963. The only building remaining from the Pittman School is the home economics building which was placed on The National Register of Historic Places in 1996.

The community has resisted commercialism and maintained its roots and mountain heritage. It was awarded the Distinctive Destination award by the National Trust for Historic Preservation. A Look at 2011 Updated Property Taxes for Sevier County’s Smoky Mountain Real Estate

 

I receive many questions regarding what our property taxes are here. So this week’s blog looks at Sevier County property taxes on mountain homes.  The property tax rate is per $100 assessed value of the home. County tax for Sevier County is $1.63 per $100 assessed value. City tax per $100 assessed value is:   Sevierville is $0.31. Pigeon Forge is $0.200, Gatlinburg is $0.1493, and Pittman Center is .85.  The ratio of assessment is 25% for residential/rental property. This applies to owner occupied homes and second homes.  See the examples below for a home assessed at $100,000 and $250,000.

                                           For Sevier County Tax
Sevier County tax is $1.63 per $100 assessed value:
$100,000 Home     25% of $100,000 = $25,000 x $1.63 = $407.50 tax paid per year
$250,000 Home     25% of $250,000 = $62,500 x $1.63 = $1018.75 tax paid per year

                                                       For City Tax
Sevierville is $.31 per $100 assessed value:
$100,000 Home     25% of $100,000 = $25,000 x $.31 = $77.50 tax paid per year
$250,000 Home     25% of $250,000 = $62,500 x $.31 = $193.75 tax paid per year

Pigeon Forge is $0.200 per $100 assessed value:
$100,000 Home     25% of $100,000 = $25,000 x $0.200 = $50.00 tax paid per year
$250,000 Home     25% of $250,000 = $62,500 x $0.200 = $125.00 tax paid per year

Gatlinburg is $0.1493 per $100 assessed value:
$100,000 Home     25% of $100,000 = $25,000 x $0.1493 = $37.33 tax paid per year
$250,000 Home     25% of $250,000 = $62,500 x $0.1493 = $93.31 tax paid per year

Pittman Center is $.85 per $100 assessed value:
$100,000 Home     25% of $100,000 = $25,000 x $.85 = $212.50 tax paid per year
$250,000 Home     25% of $250,000 = $62,500 x $.85 = $531.25 tax paid per year

Plus 30% of contents for personal property tax
There is no Income Tax

This area has a huge selection of mountain homes that provide wonderful accomodations for your family’s stay here in the  Tennnessee  Smokies.  Some people are unaware that the name “Tennessee Smokies” has a meaning beyond our majestic mountains.  This name also refers to our local double A minor league baseball team.  This week’s blog will focus on our “Tennessee Smokies” baseball team.  Baseball has been nicknamed “America’s Pastime”.  Our baseball team lives up to that, by offering everyone another entertainment attraction in the area.  Locals and visitors alike will find our ballpark conveniently located on the northeast corner of exit 407 off Interstate 40.  The Tennessee Smokies as a baseball team go back in area history to 1896.  At that time they were located in Knoxville and were known as the Knoxville Indians.  The team had a sporatic and choppy past.  They had numerous re-incarnations under different; owners, leagues, and names.  There were periods of time (such as the great epression and world wars) when the team did not exist.  The Smokies were revived after World War II under a number of owners and different team names.  They functioned as a minor league farm team for various major league teams and played in different leagues within the minor leagues.  There were numerous changes in these periods of team history and some of these included various locations for the home ballpark within the Knoxville area.

The team experienced a radical change of direction when in 2000 they relocated from Knoxville to it’s new home in Sevierville at a new state-of-the-art stadium off exit 407.  The team has done well in it’s new home, winning division titles and coming in second place in the championships.  The easy to reach location makes this a fun destination for the baseball fans visiting our area.  Go online to get other details and historical information.

Our steep and variable terrain makes building many projects a challenge.  Golf courses are no exception.  However, the difficult topography does provide an awesome backdrop for scenery, and the elevation changes will bring out the best or worst in a person’s golf skills.  Sevierville has the newest courses in the area, which are just being completed.  The Sevierville Golf Club features two championship 18-hole courses.  “The Highlands” is a par 70 built on hills and around fresh water ponds off Old Knoxville Highway.  “The River” is a par 72 course built along the Little Pigeon River that is visible off Winfield Dunn Pkwy (66) as you come south off I-40 into Sevierville.  Sevierville Golf Course offers fine dining including beverage of your choice, and other amenities like a driving range and putting green to sharpen your skills.  Gatlinburg shares the Gatlinburg Golf Course adjacent to Dollywood on the edge of Pigeon Forge.  It is worth a round of golf just to take in the views of the Smokies.  Out on the east side of Gatlinburg and Pittman Center lies Bent Creek Golf Course.  It is close to the Cobbly Nob development and is just across 321 (Foothills Parkway) from the National Park.

Vacationers Love to Stay in Smoky Mountain Homes

Gatlinburg real estate gets a lot of press when it comes to vacation lodging.  However, this week’s blog is focused on Sevierville (pronounced severe-ville) .  This lesser known city of Sevier County is the county seat.  In land area it is on the way to becoming the largest municipality in Sevier County.  With this large expanse of land, comes opportunities.  Gatlinburg and Pigeon Forge are famous, but Sevierville is on the road to becoming the premier shopping destination of this area.  Currently, Sevierville boasts two of the largest outlet malls around.  The upscale Tanger Five Oaks Factory Outlet Center is the largest of its kind in Tennessee.  Outdoorsman can find awesome shopping at Bass Pro Outdoor World, Smoky Mountain Knifeworks, and the Orvis Company Store.  The shopping spectrum in Sevierville ranges from family run; antique shops, galleries, boutiques, and specialty shops, to huge corporate-owned mega stores.  A scrapbook store with the largest inventory in the United States is within the city limits.
