Next week, a very exciting and entertaining festival is coming to the City of Gatlinburg! This is the 3rd Annual Smoky Mountain Songwriters Festival, featuring numerous songwriters, musicians, and performing artists from the across the country, right here in the City of Gatlinburg, from August 21-24!

At this festival, you will be able to enjoy free live music at many venues around the City of Gatlinburg, along with many of the scheduled performers telling you the many interesting stories behind the music that they write. The theme of this year’s festival is “Celebrate Our Appalachian Musical Roots.” There will be a multitude of events, performances, activities, competitions, and much more at this year’s festival, and this festival also helps to promote songwriters to greater exposure for their music, as well as sharing the music that they write with many great music fans!

Heading Into August 2014, The Great Smoky Mountain Real Estate Market Continues to Remain Steady

Throughout 2014 to date, we have seen the local and national real estate markets reflecting slow, but steady, growth in several key real estate market categories. As we look at the statistics for the Great Smoky Mountain real estate market through July of 2014, we will see that such trends, particularly in the Great Smoky Mountain real estate market, continue to show the same general trends of slow, but steady, growth that we are also seeing nationally. Let’s now see what the numbers have to say for July of 2014, as compared to those one year ago, in July of 2013.

In the category of Residences Sold, we see that in comparing July of 2014 to that of July of 2013, the number of residences sold increased by 3% in terms of homes being sold, in that 42 more homes were sold as of the end of July of 2014, as opposed to July of 2013, which remains unchanged from last month, reflecting the same percentage in this statistical category. This reflects a general trend of steadiness, as well as gradual growth, in the real estate market as a whole, and as we look at the rest of the statistics, we will see that the local market does indeed continue to reflect this same general trend of steady and slow growth, with respect not just to Residences Sold, but in other real estate statistical categories.

GRAPH #1 - RESIDENCES SOLD

In the category of Residential Dollar Volume from July of 2014, as opposed to July of 2013, we see an increase of 11% in terms of dollar volume through July of 2014, as compared to July of 2013, which is slightly up from last month’s increase of 10%, but continues to reflect a general upward trend in terms of Residential Dollar Volume throughout 2014 to date. This shows a continued local, as well as national, trend of relatively steady growth in terms of this category, possibly continuing to reflect the higher home prices that have been taking place for over a year or so now on a national scale.

GRAPH #2 - RESIDENTIAL DOLLAR VOLUME

There is also continued good news for sellers in the Average Sold Price Category. For July of 2014, as compared to that of July of 2013, average sold prices show an increase of 8%, which is an increase of 1% from that of last month, reflecting a continued trend of gradually higher average home prices on both the local & national levels, and remaining largely constant for the past year or so. As confidence continues to slowly grow in both the local and national markets, we foresee that this relatively steady trend of higher home prices will likely continue for the foreseeable future.

GRAPH #3 - AVERAGE SOLD PRICE

In addition, available homes on the market are continuing to show a slight decrease, which has also happened over the last couple of months, as well. Through July of 2014, as opposed to July of 2013, the number of available homes did decline by 1%, or reflects a decrease of 37 homes in terms of available inventory. This actually is still largely in line with the latest national real estate trends, which also shows a small decline in available home inventory on the whole. It remains unknown if this decreasing trend in available inventory will continue, but this trend certainly bears watching to see if it will, in fact, continue.

GRAPH #4 - AVAILABLE INVENTORY

As markets continue these gradual trends of growth locally and nationally, these statistics are largely expected to remain largely steady at least for the short-term, largely continuing the same continued slow, but steady, growth that has been shown for over the last year or so. The U.S. Housing Market Shows Biggest Monthly Sales Gain Since 2011

Over the last year or so, the U.S. housing market has seen two major and predominant trends in terms of the market as a whole. The first of these trends focuses on higher home prices, which has been reflective in many different regional markets, as well as nationally. The other trend has focused on the beginning of decreased housing inventory, which has also taken place in many different regional markets, as well as nationally. These two trends have been fairly consistent for the last year or so, and now, as of the month of May 2014, the national housing market showed its biggest gains from month-to-month since 2011, showing a possible continuing sign of a recovering national housing market.

For previously-owned homes in May 2014, as opposed to April 2014, purchases went up by 4.9% for the month, which is the biggest increase in this statistic since August 2011, according to the latest figures from the National Association of Realtors. In addition, according to the same NAR report, this level was the strongest since October 2013, in the same category. This statistic may show a potentially more balanced market emerging, including such factors as: 1) a wide selection of properties available on the market, 2) smaller price gains (although national home prices are still showing an increase), and 3) still-lower borrowing costs, which has led to greater demand as more homes have been placed back on the market for sale, along greater overall buyer interest nationally. Whether or not these national trends will continue is too early to say, but these trends do show some greater, albeit cautious, optimism on the part of the national market as a whole.

Another piece of good news focuses on new home sales nationally. From April 2014 to May 2014, according to a recent report by U.S. Department of Commerce and the Census Bureau, new home sales month-to-month increased by 18.6%. This actually shows the greatest month-to-month increase for new homes sales since January 1992, according to the same report. This shows a real sense of greater optimism on the part of sellers and buyers, in terms of the recovery of the national real estate market.

Finally, another sign of a recovering real estate market relates to the recent drop of foreclosure activity nationally. According to RealtyTrac, which tracks foreclosures across the nation, June 2014 foreclosure activity fell by 16% across the United States. In addition, foreclosure filings are also now at their lowest levels since July 2006, and are now at pre-2008 economic downturn levels. With more states beginning to clear their books of foreclosures, judicially and otherwise, inventory has begun to stabilize nationally, leading to greater confidence in the market as a whole.

What do all of these emerging trends mean? With a recovery in the national real estate market, more potential sellers and buyers have taken the opportunity to begin realizing their own home ownership dreams at a greater pace, and now have greater confidence in the market as a whole. This also includes the Great Smoky Mountain real estate market, as well, and with historically-low interest rates still in place, there are many great properties available for people looking for properties here in the Smokies.

In addition, there will be live country, bluegrass and gospel music each day of the Fair, along with other related activities. A Brief History of Sevier County’s Namesake – John Sevier

Sevier County is a wonderful place to live, work, play, and enjoy the beauty of the Great Smoky Mountains at any time of year. However, some people may wonder – How did Sevier County get to be named Sevier County? For that answer, you have to go back to the very founding of the State of Tennessee itself, and back even to the founding of our country, where an individual by the name of John Sevier would help to shape not just the County that bears his name today, but the State of Tennessee, as well. What results is a very fascinating story from history, and a story that is worth telling, to be sure!

John Sevier was born in Rockingham County, Virginia, near the town of New Market, Virginia, on September 23, 1745, and was the oldest of seven children. His father, Valentine “The Immigrant” Sevier, was descended from French Huguenots, who had fled France to England, and his father had come to the colonies in 1740, eventually settling in the Shenandoah Valley of Virginia. Not much else is known about young John Sevier’s early life, except that his family were prosperous farmers in the Shenandoah, and eventually married in 1761 to Sarah Hawkins.

By time of the American Revolution, Sevier and his family had moved to a farm on Watauga River, near present-day Elizabethton, TN. At the time, the area where Sevier lived was a part of the colony of North Carolina, where the Watauga settlements were located, was made into the Washington District of North Carolina. In doing so, Sevier would be named as a representative to the Provincial Congress of North Carolina. By 1776, Sevier had also been named a lieutenant colonel of the North Carolina militia and was originally assigned to protect the frontier settlements.

During the Revolution, Sevier would fight in many engagements, but remained largely in the South. Sevier’s most well-known battle came at the Battle of Kings Mountain in 1780, where the colonists were victorious against a force of British and loyalist soldiers at Kings Mountain, NC, just north of nearby, present-day Spartanburg, SC, and west-southwest of present-day Charlotte, NC. After the Revolution, having been promoted all the way to brigadier general, Sevier would become involved in a very interesting part of early American history – the short-lived State of Franklin.

In June 1784, the new State of North Carolina ceded its lands west of Appalachian Mountains to the federal government, after pressure from the Continental Congress. However, the new Congress did not act immediately regarding these lands, so a power vacuum resulted in what is now Tennessee. In August 1784, Sevier served as President of a convention held in Jonesborough, TN to establish a new state, and in March 1785, the new State of Franklin, named in honor of Benjamin Franklin, was born, with Sevier serving as its new Governor.

However, a new problem arose for the State of Franklin right away – North Carolina had decided to rescind its cession of lands west of the Appalachians, and re-imposed its authority over what was now the State of Franklin. After about 4 1/2 years of essentially having two state governments – Franklin and North Carolina – governing what is now East Tennessee, the State of Franklin ceased, and North Carolina re-assumed the area. Sevier, in the meantime, had re-declared his allegiance to North Carolina in 1789, was elected to the North Carolina State Senate, and helped negotiate a new cession, which led to the creation of the Southwest Territory, becoming modern-day Tennessee.

Sevier would later go on to serve as Tennessee’s first Governor, serving an initial three two-year terms from 1796-1801, and then three more two-year terms from 1803-1809. He held was later elected to the Tennessee State Senate, and then as a U.S. Representative to Congress from the state’s 2nd District. Sevier was actually offered a command in the army by President James Madison during the War of 1812, but Sevier would decline, despite his staunch support of the war. Sevier would later die in 1815 in the new Alabama Territory, and was buried along the Tallapoosa River. In 1889, his remains would be re-interred on the Knox County Courthouse lawn in downtown Knoxville.

John Sevier remains a prominent fixture in East Tennessee lore to this day. Many monuments, schools, civic groups, and much more bear his name, including Sevier County itself. Many locations throughout East Tennessee still tell of Sevier’s life and times, including his home sites.

Through the First Half of 2014, The Great Smoky Mountain Real Estate Market Holds Steady

Through the first half of 2014, we have seen the local and national real estate markets reflecting slow, but steady, growth throughout many real estate market categories, including, but not limited to, home prices. As we look at the statistics for the Great Smoky Mountain real estate market through June of 2014, we will see that these trends, particularly in the Great Smoky Mountain real estate market, continue to show the same general trends of slow, but steady, growth that we are seeing nationally. Let’s now see what the numbers have to say for June of 2014, as compared to those one year ago, in June of 2013.

In the category of Residences Sold, we see that in comparing June of 2014 to that of June of 2013, the number of residences sold increased by 3% in terms of homes being sold, in that 44 more homes were sold as of the end of June of 2014, as opposed to June of 2013, which remains unchanged from last month, reflecting the same percentage in this statistical category. This reflects a general trend of steadiness, as well as gradual growth, in the real estate market as a whole, and as we look at the rest of the statistics, we will see that the local market does indeed continue to reflect this same general trend of steady and slow growth, with respect not just to Residences Sold, but in other real estate statistical categories, as well.

GRAPH #1 - RESIDENCES SOLD

In the category of Residential Dollar Volume from June of 2014, as opposed to June of 2013, we see an increase of 10% in terms of dollar volume through June of 2014, as compared to June of 2013, which is up from last month’s increase of 8%, but continues to reflect a general upward trend in terms of Residential Dollar Volume throughout the year so far. This shows a continued local, as well as national, trend of relatively steady growth in terms of this category, possibly continuing to reflect the higher home prices that have been taking place for a year or so now on a national scale.

GRAPH #2 - RESIDENTIAL DOLLAR VOLUME

There is also continued good news for sellers in the Average Sold Price Category. For June of 2014, as compared to that of June of 2013, average sold prices show an increase of 7%, which is an increase of 2% from that of last month, reflecting a continued trend of gradually higher average home prices on both the local & national levels, which has remained largely constant for the past year or so. As confidence continues to slowly grow in both the local and national markets, we foresee that this relatively steady trend of higher home prices will likely continue for the foreseeable future.

GRAPH #3 - AVERAGE SOLD PRICE

In addition, available homes on the market are continuing to show a slight decrease, which has also happened over the last couple of months, as well. Through June of 2014, as opposed to June of 2013, the number of available homes remained unchanged percentage-wise, but did decrease by 23 homes in terms of available inventory in terms of actual numbers. This actually is still largely in line with the latest national real estate trends, which also shows a small decline in available home inventory on the whole, as well. It remains unknown if this decreasing trend in available inventory will continue, but this trend of decreasing inventory certainly bears watching to see if it will, in fact, continue.

GRAPH #4 - AVAILABLE INVENTORY

As markets continue these gradual trends of growth locally and nationally, these statistics are largely expected to remain largely steady at least for the short-term, largely continuing the same continued slow, but steady, growth that has been shown for over the last year or so. Mortgage rates still remain at historically low rates, and there are still plenty of housing options to choose from, especially in the Great Smoky Mountains real estate market. Celebrating the Fourth of July in the Smokies!

On behalf of everyone here with The Jason White Team and Century 21 Four Seasons Realty, we want to wish everyone a safe and happy Fourth of July, which will be celebrated next Friday, commemorating the 238th year of our country’s birth, when we officially declared our independence as a country on July 4, 1776. We also want to thank all of those who have served and sacrificed for our great country, by helping to secure the freedoms that we all enjoy every single day. The United States of America is a very special country with many special qualities, including freedom, liberty, equality, and justice for all people, and we are truly humbled to live and work in a wonderful land such as ours every single day.

In celebrating our country’s birthday, there are several large events being held throughout Sevier County to honor and celebrate America. One of the largest and most well-known events actually takes place in Gatlinburg, at the stroke of midnight, on Friday, July 4th. Billed as the “First Independence Day Parade in the Nation,” the City of Gatlinburg will be hosting its 39th annual Independence Day parade in downtown Gatlinburg at 12:00 AM on Friday, July 4th. The City of Gatlinburg will be honoring U.S. Military Veterans and Military Heroes this year as a feature of the parade, followed by a virtual multitude of events on the day of July 4th, including the River Raft Regatta at noon on the 4th, and a spectacular fireworks display at 10:00 PM the night of July 4th, in the heart of downtown Gatlinburg. In Pigeon Forge, the City will be hosting its annual Patriot Festival, located at Patriot Park in Pigeon Forge. The headline musical act will feature the famous country music group Lonestar, as well as featuring a multitude of additional musical acts, fun and activities for kids of all ages, and much more. Parking is free for the event, and shuttle service from the City’s Municipal Parking Lot on Teaster Lane to Patriot Park will be running regularly throughout the event. The Patriot Festival starts at noon, and concludes around 9:30-10:00 PM, with a spectacular fireworks display. Meet Some of Our Long-Time Four-Legged Residents!

Here at The Jason White Team and Century 21 Four Seasons Realty, we have some very special long-time, four-legged residents here at our office location! This week, we want to feature these wonderful, sweet dogs, who have been around here at our office for a very long time, with at least two of them being over 16 years old, and have largely stayed in our immediate area!

These wonderful dogs call the area around our office here at Century 21 Four Seasons Realty home, and you will probably see them wandering around on certain days here at our office. They help to add a great sense of mountain living to this area, and add to the overall charm and character of the Smokies. These dogs generally keep to themselves, with one brown dog, and the other dogs being black in color. If you happen to be traveling on Ski Mountain Road and/or Wiley Oakley Road, and if you see these dogs, please slow down and be careful!

In addition, the Great Smoky Mountains National Park, located very near to our office location, is home to some the world’s most unique and diverse wildlife, with many species of plants and animals that are indigenous to the area, including black bears, over 200 species of birds (120 species are actually native to the area itself, with over 80 species being neotropical), 50 native fish species alone, and much, much more! Father’s Day 2014 in the Great Smoky Mountains

On Sunday, June 15, 2014, we will celebrate Father’s Day, a time when we celebrate and honor the dads in our lives. Father’s Day itself was first commemorated back on June 19, 1910, in the State of Washington, and was born out of originally Mother’s Day, which was proclaimed by then-President Woodrow Wilson as an official holiday in 1914. Father’s Day itself would not be recognized as a nationwide holiday until 1972, when it was officially recognized by President Richard Nixon. Since that time, millions of Americans take time to celebrate and honor dads everywhere, spending nearly $1 billion annually every year to buy gifts for Dad. Right here in the Great Smoky Mountains, there are several events that you can enjoy with Dad throughout the weekend. Then, there is always the Great Smoky Mountains National Park, with plenty of opportunities for hiking, exploring, camping, and much more.
