Heading Into June, The Great Smoky Mountain Real Estate Market Continues Its Slow & Steady Growth

So far in the year 2014, we have seen both the national and local real estate markets showing slow, but steady, growth on the whole in many real estate market categories, especially with respect to home prices. As we look at the statistics for the Great Smoky Mountain real estate market through May of 2014, we will see that these trends, particularly in the Great Smoky Mountain real estate market, continue to reflect the same slow, but steady, growth that we are seeing nationally. Let’s now see what the numbers have to say for May of 2014.

In the category of Residences Sold, we see that in comparing May 2014 to that of May 2013, the number of residences sold increased by 3% in terms of homes being sold, in that 39 more homes were sold as of the end of May 2014, as opposed to May 2013, which is unchanged from last month, reflecting the same percentage and number of Residences Sold. This demonstrates a trend of steadiness, as well as gradual growth, in the real estate market as a whole, and as we look at the rest of the statistics, we will see that the market does indeed continue to reflect a steady and slowly growing trend for residences sold, which is also happening to a degree on the national level, as well.

RESIDENCES SOLD

In the category of Residential Dollar Volume for the year, we see a largely steady increase of 8% through May 2014, as opposed to that of May 2013, down only slightly from last month, which showed an increase of 9% from April of 2014, as opposed to that of April of 2013. In spite of this, however, the statistics still show a continuation of a slow, but, steadily strengthening real estate market for both the local and national real estate markets, showing greater overall confidence in the market, as well as reflecting the higher home prices that have been happening nationally for over a year now.

TOTAL RESIDENTIAL VOLUME

There is also continued good news for sellers in the Average Sold Price Category. For May 2014, as compared to that of May 2013, prices still show a largely steady increase of 5%, which is reflective of the recent local and national trends towards gradually higher average home prices, and has remained largely constant for the past year or more. As confidence continues to slowly grow in both the local and national markets, we foresee that the trend of higher home prices will likely continue for the foreseeable future.

AVERAGE SOLD PRICE

In addition, available homes on the market are now actually showing a slight decrease, which was also evident in last month’s statistics, as well. Through May 2014, as opposed to May 2013, the number of available homes did decline by 1%, showing that there was a decrease of 37 homes from this time last year, compared to that of May 2014. This actually is still in line with the latest national real estate trends, which also shows a small decline in available home inventory, as well. While it is too early to say if this trend will continue into the foreseeable future, it does show that available inventory of homes is starting to decline, and certainly continues to bear watching to see if such a trend continues for the market as a whole.

AVAILABLE INVENTORY

As markets continue these gradual trends of growth locally and across the nation, these statistics are largely expected to remain largely steady at least in the short-term, largely continuing the same continued slow, but steady, strength and growth that has been the case for over the last year or so. Sevier County’s Own Little Pigeon River – A Brief Primer

One of Sevier County’s most unique natural features, aside from the Great Smoky Mountains, is a well-known river that flows through the entirety of the County – the Little Pigeon River. Contained entirely within Sevier County, this river creates a real sense of natural beauty for our area, along with augmenting this area’s unique environment in many different ways.

The Little Pigeon River rise from a series of mountain streams that are along the Tennessee/North Carolina dividing ridgeline, located inside the Great Smoky Mountains National Park. From there, the river splits into three separate prongs, namely the East, Middle, and West Prongs, respectively. The East Prong of the Little Pigeon River virtually parallels State Road 416 (Pittman Center Road), through the Town of Pittman Center and towards Sevierville. The Middle Prong emerges from the Greenbriar area of the Great Smoky Mountains National Park, and the West Prong, which is the most well-known Prong of the three, flows through Gatlinburg and Pigeon Forge, on its way to Sevierville. From there, these streams all come together in Sevierville, and then flows along State Road 66 (Winfield Dunn Parkway), until its confluence with the French Broad River, just donwstream from the Douglas Dam. The Little Pigeon River should not be confused in any with the Pigeon River, as it is not a tributary of the Pigeon River, which rises above Canton, NC, and then flows towards Newport, TN, in Cocke County, which neighbors Sevier County. In addition, the Little Pigeon River is a part of the Lower French Broad River Watershed, which covers the entirety of Sevier County. Furthermore, the Little Pigeon River offers many opportunities for fishing, camping, whitewater rafting, and much more, attracting people from all over the country to Sevier County every year. In fact, many of Sevier County’s attractions, including The Old Mill in Pigeon Forge, are within a virtual stone’s throw away from one of the three Prongs of the Little Pigeon River.

Honoring Memorial Day in the Great Smoky Mountains

In commemoration of Memorial Day, there are several events going on in and around Sevier County. One particular event directly connected with Memorial Day is the 1st Annual Sevier County High School Memorial Day 5K, which is being held on Memorial Day, Monday, May 26, 2014, at Sevier County High School, with registration at 7 AM, and the 5K starting at 8 AM. All proceeds will go to benefit the Wounded Warrior Project and the Sevier County High School Foundation. In addition, there will also be other events taking place throughout Sevier County this weekend. One of the largest events going on this weekend is the Dollywood Barbeque and Bluegrass Festival, which starts Saturday, May 24th, and runs through June 8th, at Dollywood in Pigeon Forge. Park admission during the Festival time will include access to many different bluegrass artists and concerts, along with plenty of barbeque for everyone! A Brief Primer on Sevier County and Its History

Every year, millions of people come to our area to visit the Great Smoky Mountains, Gatlinburg, Pigeon Forge, Sevierville, Dollywood, and much more. In addition, there is also a significant amount of history in Sevier County that people may or may not be aware of, and how rich and abundant that history is in this area. Such history helps to create a truly unique community and area, and today, we want to give people an opportunity to learn some of this history of Sevier County, and how it continues to influence our area’s culture and communities.

Prior to the 18th Century, Sevier County was largely inhabited by nomadic and semi-nomadic Native American tribes, including the Muskeogan tribes, and then the Cherokee by the 17th Century. Spanish explorers, such as Hernando De Soto and Juan Pardo also first visited this area during the 16th Century. In the mid-18th Century, settlers began to arrive into what would become known as Sevier County.

On September 18, 1794, Sevier County was formed from a part of neighboring Jefferson County, and was named after U.S. Brigadier General John Sevier, who also was the Governor of the one-time State of Franklin, which bordered modern-day Tennessee and North Carolina, and then was Governor of Tennessee. Sevier played a large role in settling the area, and in 1795, the county seat of Sevierville was established.

During the Civil War, Sevier County had divided loyalties between the Union and the Confederacy, but was largely pro-Union on part of many people in the area at the start of hostilities. Both Union and Confederate forces fought frequent skirmishes throughout the area, as each side jockeyed for control of the area, including nearby Knoxville, which was a strategic focus during the war, especially later into the conflict.

After the war, Sevier County continued to grow and expand on through the start of the 20th Century. In 1934, the Great Smoky Mountains National Park officially opened, along with the completion of U.S. Highway 441 to Sevierville and then into North Carolina, shortly thereafter. This led to ten of thousands of tourists to come and visit the area, which now numbers in millions of people that visit our area every year. Tourism is now the largest part of the local economy in Sevier County, and continues to grow to this day. A large part of this tourism every year also centers around Dollywood, the theme park named after the world-famous singer and entertainer, Dolly Parton, who is a Sevier County native.

Today, Sevier County remains steeped in its unique history, while also welcoming many to the area to see the wonder of the Smokies, the many attractions of the area, and much, much more. Sevier County also host many unique events in and around the County, including Sevierville’s largest annual event, the Sevierville Bloomin’ BBQ and Bluegrass  Festival, which is actually being held this weekend, from May 16-17, in historic downtown Sevierville. There are numerous other events each year, as well, involving the communities of Gatlinburg, Pigeon Forge, Sevierville, and the Great Smoky Mountains National Park.

Sevier County’s Many Ongoing Springtime Events!

During the Spring Season, there are many great events that feature the Great Smoky Mountains region in all of its natural beauty, and many people come to our area each year to see the many great natural, cultural and historical events and activities that comprise our area each and every year. As we speak, there are many ongoing events and activities that show the best of Spring here in the Great Smoky Mountains, and we will take some time today to mention a couple of these events.

In downtown Gatlinburg, today is actually a very busy and exciting day, with a new event called the Gatlinburg Beans ‘n Cornbread Blast, presented by Bush Brothers and Company. Today, from 1-8 PM, you can have an opportunity to come and visit downtown Gatlinburg, and celebrate Gatlinburg’s Appalachian culinary and musical past! This new events will feature cook-off contests, games, foot-stomping music from many different artists, and much, much more! Also in Gatlinburg, there are other events going during the remainder of the Spring season, as well. Through the start of 2014, we have seen both the national and local real estate markets showing slow, but steady, growth on the whole in many real estate market categories, especially within the last 12 months. As we look at the statistics for the Great Smoky Mountain real estate market through April of this year, we will see that these trends, particularly in the Great Smoky Mountain real estate market, continue to remain steady in terms of these trends of real estate growth. Let’s now see what the numbers have to say.

 

In the category of Residences Sold, we see that in comparing April 2014 to that of April 2013, the number of residences sold actually increased by 3% in terms of homes sold, in that 39 more homes were sold as of the end of April 2014, as opposed to April 2013. This continues a trend of steadiness, as well as gradual growth, in the real estate market as a whole, and as we look at the rest of the statistics, we will see that the market does indeed continue to reflect a steady and slowly growing trend for residences sold, in which we also see somewhat happening on the national level.

With the steadiness of the increasing numbers as it relates to Residences Sold, as mentioned earlier, this reflects the ongoing local and national trends of increasing home prices, and still continues to demonstrate that a greater dollar volume in homes are in fact being sold, as compared to the same time a year ago. On balance, this still shows a continuation of a steadily strengthening real estate market for both the local and national real estate markets, showing greater confidence on the part of both buyers and sellers.

In line with statistics so far for April 2014, as compared to that of April 2013, prices still show a largely steady increase of 6%, which is also reflective of the recent local and national trends towards gradually higher average home prices, which has remained constant for at least the last 12 months. As confidence continues to slowly grow between potential buyers and sellers in the market as a whole, we foresee that the trend of higher home prices will likely continue for the foreseeable future.

Through April 2014, as opposed to April 2013, the number of available homes actually declined by 1%, showing that there was a marked decrease of 45 homes from this time last year, compared to that of April 2014. This actually is in line with the latest national real estate trends, which also shows a decline in available home inventory, as well. Sevier County Celebrates Earth Day!

This week, Sevier County celebrates Earth Day with a number of events and activities going on in and around the County, including two noteworthy events going on right here in Gatlinburg! Here are some of these events that are going on, starting today.

The 7th Annual Earth Day Festival will be held in Gatlinburg, today, April 24th, from 3-7 PM, Mynatt Park. You can bring the entire family to celebrate Earth Day with live music, games, crafts, food, and the Knoxville Zoo’s Zoomobile! All sales at this event will go to benefit the Gatlinburg Chamber of Commerce Foundation, which helps to provide local scholarships, donations to local schools, the Gatlinburg Goes Green Program, and other community educational events. The following day, Friday, April 25th, the City of Gatlinburg will also have their Earth Day 5K Run/Walk. This nighttime race will begin at 10 PM, with athletes of all ages welcome to participate in this USA Track and Field-sanctioned event. Early registration is encouraged, with race night registration beginning at 8 PM at the Nantahala Outdoor Center, and the race itself starting at 10 PM. Another noteworthy event outside of Earth Day relates to the 9th Annual Flower and Garden Show to be held on Saturday, April 26th, from 9 AM-4 PM, and is sponsored by the Sevier County Area Master Gardener’s Association and the Sevier County Extension Office of the University of Tennessee. This will be held at the Sevier County Fairgrounds, and will feature many vendors selling plants, products, and services related to gardening. Big Springtime Events in Sevier County This Weekend!

This weekend, there are a multitude of events taking place in Sevier County, just in time for the heart of the Spring season, right here in the beautiful Great Smoky Mountains! Here are just a few of these many exciting events going on this weekend!

One great event that happens this time every year is the Pigeon Forge Spring Rod Run, which is set to take place at the LeConte Center in Pigeon Forge, from this Friday, April 11th, until this Sunday, April 13th. This annual event brings in many unique and different types of classic automobiles from all over the country. Many collectors and participants always attend from many different locations, and are a part of this greatly featured event. Another great event taking place this weekend is happening right here in Gatlinburg, on this Saturday, April 12th, from 1-6 PM on the Plaza at Ripley’s Aquarium of the Smokies. In addition, there will also be the Wine, Dine and Art Crawl on Friday, April 11th, from 5-9 PM. The Friday event will be in the Great Smoky Arts and Crafts Community part of Gatlinburg, where there will be a private, guided tour of participating galleries, featuring local art of all varieties, along with enjoying local wines and hors d’oeuvres from local restaurants. At the end of the tour, you will also get to enjoy a wonderful dinner at one of Gatlinburg’s most unique eating establishments. Heading Into April, The Great Smoky Mountain Real Estate Market Holds Steady

Buyers Road and Sellers LaneThrough the start of 2014, we have seen both the national and local real estate markets showing slow, but steady, growth on the whole, especially within the last year or so. As we look at the statistics for the Great Smoky Mountain real estate market through March of this year, we will see that these trends, particularly in the Great Smoky Mountain real estate market, continue to remain steady in terms of these trends of real estate growth. Let’s now see what the numbers have to say.

In the category of Residences Sold, we see that in comparing March 2014 to that of March 2013, the number of residences sold held steady with an increase by 1% in terms of homes sold, in that 14 more homes were sold as of March 2014, as opposed to March 2013. This continues a trend of steadiness, as well as gradual growth, in the real estate market as a whole, and as we look at the rest of the statistics, we will see that the market does indeed continue to reflect a steady and slowly growing trend, reflective of the overall national trends concerning this category.

RESIDENCES SOLD

In the category of Residential Dollar Volume for the year, we see a largely steady increase of 8% through March 2014, as opposed to that of March 2013. With the steadiness of the numbers as it relates to Residences Sold, as mentioned earlier, this reflects local and national trends of increasing home prices, and still continues to demonstrate that a greater dollar volume in homes are being sold, as compared to the same time a year ago. On balance, this still shows a continuation of a steadily strengthening real estate market, showing greater confidence on the part of both buyers and sellers.

RESIDENTIAL DOLLAR VOLUME

There is also continued good news for sellers in the Average Sold Price Category. In line with statistics so far for March 2014, as compared to that of March 2013, prices still show a largely steady increase of 7%, which is reflective of the recent local and national trends towards gradually higher home prices, which has remained constant for at least the last year or more. As confidence continues to grow between potential buyers and sellers in the market as a whole, we foresee that the trend of higher home prices will likely continue for the foreseeable future.

AVERAGE SOLD PRICE

In addition, available homes on the market are actually showing a slight, albeit nominal, increase. Through March 2014, as opposed to March 2014, while the number of homes being listed as available on the market is relatively unchanged, there was a increase of 5 homes from March 2013 to that of March 2014. This shows that the number of available homes currently in the market have remained relatively unchanged, and even show a minimal increase, as we head into April 2014. This shows a possible leveling off of any sudden increases and/or decreases in the available inventory of real estate, indicating a possible greater market stability for numbers of available homes. While too early to tell if this will continue as such, it does show a gradual process by which greater stability is possible, at least in this category.
