A Look at The National Real Estate Market Through the First Three Months of 2014

From time to time, along a focus on the local real estate market here in the Great Smoky Mountains, it is also important to know what is going on nationally in terms of real estate, especially since what happens on a national level inevitably impacts what happens here in the local real estate market. Today, we will highlight some of the national trends that have happened over the first couple of months of 2014, particularly in terms of the national level in the real estate industry.

The first of these trends focus on the ongoing trend of rising home prices, which we have previously spotlighted in previous blog posts. In January 2014, for example, according to the S & P/Case-Shiller Home Price Indicies, home prices were in fact 13.2% higher that they were a year ago, even though this is still 20% off of the peak shown for home prices back in 2006. While the rise in home prices has been noticeable over the past few months, it is generally seen a slow, gradual rise by many experts, indicating the national market, while still not to the levels it was prior to the 2008 economic downturn, is beginning to show signs of gradual, steady growth over the long-term.

The second of these trends nationally since the start of the year relates directly to greater confidence on the part of potential sellers of homes. According to a recent survey conducted by Redfin, 38% of respondents indicated that there was an increased confidence on the part of potential sellers of homes, and also indicated that the first quarter of 2014 would be a good time for selling their home. Such confidence, as noted here, could lead more people place their homes back on the market, especially since home prices are on the increase in many markets. In addition, confidence on the part of home builders is also increasing nationally, as well, with more home builders beginning to express greater confidence in terms of the market as a whole, reaching levels of confidence that have not been since 2008.

The last of these national trends focuses on the purchases of new homes, which actually showed an increase of 9.6% to a 468,000 annualized pace, according to figures from the U.S. Department of Commerce, showing the greatest increase in new home sales since 2008. In addition, the median sales price increased 3.4% from January 2013 to January of this year, according to the same Commerce Department report. While not at the levels it was prior to 2008, this recent data collectively shows that there are signs of recovery in the real estate market as a whole, and even includes slow, but steady, growth, as previously discussed in earlier blog posts.

Spring Season in Sevier County Kicks Off With Two Big Festivals This Weekend!

Today is the first official day of the Spring Season on the calendar, and this weekend, there will be two big events right here in Sevier County to help kick off the spring season! As the season now turns, our area will see lots of events and activities for people of all ages, along with showcasing the natural beauty and wonder of the Great Smoky Mountains during springtime.

One of the big festivals scheduled to begin this weekend is at Dollywood, with its annual Festival of Nations. This event will start this Saturday, March 22nd, and will last until April 21st. This one-of-a-kind event will feature events and activities from around the globe, with many different countries being represented throughout the festival. A wide array of performers, from countries such as Germany, Ethiopia, Colombia, and many, many more, are expected this year, bringing a diverse variety of performances and entertainment to people of all ages. The other major festival this weekend is in Sevierville, with the Spring Corvette Expo, being held from March 21-22, at the Sevierville Convention Center. One such event is the 5th Annual Shamrock Saturday Cruisin’ For Food, which will be on Saturday, March 15th, starting at the Tennessee Smokies Baseball Stadium in Kodak. From there, the Diner Rats Car Club will begin their cruise to The Diner in Sevierville at noon, where there will be drawings, prizes and traditional Irish food served throughout the day. One really interesting event starting on Saturday, March 15th, and going through until March 19th, is right here in Gatlinburg! The 2014 ClausFest Convention will start this weekend, featuring lots of Santas from all over the country, and also has a parade planned for Saturday, known as The Big Claus Parade! The Great Smoky Mountain Real Market Continues its Steady Growth Through February 2014

Buyers Road and Sellers LaneThrough the start of 2014, we have seen both the national and local real estate markets showing slow, but steady, growth on the whole, especially within the last 12 months. As we look at the statistics for the Great Smoky Mountain real estate market through February of this year, we will see that these trends, particularly in the Great Smoky Mountain real estate market, continue to remain steady in terms of these trends of real estate growth. Let’s now see what the numbers have to say.

In the category of Residences Sold, we see that in comparing February 2014 to that of February 2013, the number of residences sold held steady with an increase by 1% in terms of homes sold, in that 14 more homes were sold as of February 2014, as opposed to February 2013. This continues a trend of steadiness, as well as gradual growth, in the real estate market as a whole, and as we look at the rest of the statistics, we will see that the market does indeed continue to reflect a steady and slowly growing trend, reflective of the overall national trends concerning this category.

GRAPH #1 - RESIDENCES SOLD

In the category of Residential Dollar Volume for the year, we see an increase of 8% through February 2014, as opposed to that of February 2013. With the steadiness of the numbers as it relates to Residences Sold, as mentioned earlier, this reflects local and national trends of increasing home prices, and still continues to demonstrate that a greater dollar volume in homes are being sold, as compared to the same time a year ago. This also still shows a steadily strengthening real estate market, showing greater confidence on the part of both buyers and sellers.

GRAPH #2 - TOTAL RESIDENTIAL VOLUME

There is also continued good news for sellers in the Average Sold Price Category. In line with statistics so far for February 2014, as compared to that of February 2013, prices still show a slow, but gradual, rise of 7%, which is reflective of the recent local and national trends towards gradually higher home prices, which has remained constant for at least the last 12 months. As confidence continues to grow between potential buyers and sellers in the market as a whole, we see that the trend of higher home prices will likely continue for the foreseeable future.

GRAPH #3 - AVERAGE PRICE

In addition, available homes on the market are actually showing a slight, albeit nominal, decrease. Through February 2014, as opposed to February 2013, while the number of homes being listed as available on the market is relatively unchanged, there was a decrease of 14 homes from February 2013 to that of February 2014. This is a change in trends, which had been showing an increase in inventory, albeit slight in nature. This may show that with a lower inventory, the market is starting to show potential signs of movement towards more homes being sold as opposed as to those available for sale. While it is too early to tell if greater decreases in inventory are in the future, this bears watching to see if any further decreases are possible in this category.

As markets continue these gradual trends of growth locally and across the nation, these statistics are largely expected to remain largely steady at least in the short-term, showing the same continued slow, but steady, strength and growth that has been the case for the last few months. U.S. Real Estate Market Shows Largest Increase Since 2006

In the past year, home prices nationwide have shown steady increases, along with other national market trends, greater demand for housing, increased home construction activity, and falling foreclosure and delinquency rates. In the past week, more data has emerged that continues to confirm and reinforce these national trends as we go into 2014.

During the year of 2013, up to November 2013, the S&P/Case-Shiller seasonally-adjusted national home price index skyrocketed by 13.88% (12.49% inflation-adjusted), the biggest year-on-year increase since March 2006, based on the latest figures released by Standard & Poor’s. In addition, at least 20 major U.S. cities, including San Francisco, Las Vegas, San Diego, and Atlanta, saw marked home price increases during the same time frame. Furthermore, the Federal Housing Finance Agency (FHFA) also showed that house price indices increased, albeit at a slighter rate, mainly 7.58% (6.27% inflation-adjusted) through November 2013, from that of November 2012.

In addition, during 2013, the median sales price of new homes sold in the U.S. increased by 8.4% to that $265,800, according to the U.S. Census Bureau statistics from November 2012 to November 2013. Another trend supported by the recent data indicates that the total number of houses sold in the U.S. rose by 428,000 units in 2013, also based on figures provided by the U.S. Census Bureau.

Furthermore, home construction activity is also on the rise, with an increase of home building permits by 4.6% nationally, along with increases in the number of housing units started (up by 1.6%), the total number of housing units under construction (up by 28.3%), and the number of housing units completed (up to 10.7%). In addition, home builder sentiment is on the rise, with an increase of 19.1% over the last year.

Finally, in 2013, the total number of foreclosure starts dropped by 33% from a year earlier, to 747,728 units—the lowest levels since 2006, according to foreclosure listing firm, RealtyTrac, Inc. In addition, foreclosure starts fell in 37 states, including those in California, Arizona, Colorado, and Georgia. Home repossessions were also lower in 2013, with a decrease of 31% from the previous year, and are now at their lowest levels since 2007, according to RealtyTrac, Inc.

Based on this data, we foresee these national trends in the real estate and housing market to largely continue well into 2014, as the economy continues its slow, but steady, recovery after the Great Recession of 2008.

The Great Smoky Mountain Real Estate Market Shows Slow and Steady Growth Through January 2014

Throughout the last couple of months, we have seen both the national and local real estate markets showing slow, but steady, growth on the whole. As we look at the statistics for the Great Smoky Mountain real estate market through January of this year, we will see that these trends, particularly in the Great Smoky Mountain real estate market, continue to remain steady in terms of these trends of gradual growth. Let’s now see what the numbers have to say.

In the category of Residences Sold, we see that in comparing January 2014 to that of January 2013, the number of residences sold held steady with an increase by 1% in terms of homes sold, in that 16 more homes were sold as of January 2014, as opposed to January 2013. This continues a trend of steadiness, as well as gradual growth, in the real estate market as a whole, and as we look at the rest of the statistics, we will see that the market does indeed continue to reflect a steady and slowly growing trend, and we see that this trend does largely continue and remain constant.

RESIDENCES SOLD

In the category of Residential Dollar Volume for the year, we see an increase of 7% through January 2014, as opposed to that of January 2013. With the steadiness of the numbers as it relates to Residences Sold, as mentioned earlier, the recent local and national trends of increasing home prices still continue to demonstrate that a greater dollar volume in homes are being sold, as compared to the same time a year ago, along with still showing a slow and strengthening market that is somewhat reflective of greater confidence on the part of both buyers and sellers.

RESIDENTIAL DOLLAR VOLUME

There is also continued good news for sellers in the Average Sold Price Category. In line with statistics so far for January 2014, as compared to that of January 2013, prices still show a slow, but gradual, rise of 6%, which is reflective of the recent local and national trends towards gradually higher home prices, which has remained constant for at least the last six months, if not longer. As confidence continues to grow between potential buyers and sellers in the market as a whole, we see that the trend of higher home prices will likely continue for the foreseeable future.

AVERAGE SOLD PRICE

In addition, available homes on the market are actually increasing in terms of inventory. Through January 2014, as opposed to January 2013, there is a slight increase by 1% of homes being listed as available on the market, or an increase of 35 more available homes on the market. We continue to see that higher home prices, as well as the very slight increases in homes being sold, may be contributing to more people wanting to place their homes on the market, thereby causing a slight increase in available housing inventory, as people gain greater confidence in the market. While it is still too early to tell if the trend will continue for the long-term, there are more available homes on the market for sale in January 2014, as opposed to one year ago, which could further indicate greater confidence on the part of those wanting to place their homes on the market.

AVAILABLE INVENTORY

As markets continue this gradual trend of growth locally and across the nation, these statistics are largely expected to remain steady at least in the short-term, showing the same continued slow, but steady, strength and growth that has been the case for the last couple of months. Five U.S. Real Estate Trends to Watch in 2014

 

 

The Puzzle Of Real Estate

As we start into 2014, there are at least five major national real estate trends that are definitely worth watching, especially with respect to the potential market for both buyers and sellers.

The first of these broad trends is that more sellers may be placing their homes back on the market. Recently, the ongoing rise in home prices has led more homeowners to consider placing their homes back on the market. An additional factor also hinges on the expectation that new home construction is expected to increase further this year, further boosting options for home shoppers. For more on the past trends of rising home prices, please refer to our blog post earlier this month, to see some local statistics reflecting some of these recent trends right here in the Great Smoky Mountains real estate market.

The second of these trends heading into 2014 is that new home sales are expected to rise into this year. Forecasters expect the number of housing starts to range from 1.19 million to 1.25 million, up from 975,500 in 2013. In addition, builders are also compensation for years of sub-par construction levels, according to Robert Denk, an economist with the National Association of Home Builders. Furthermore, an anticipated increase in homebuilding means that new home sales should also increase, as well. While it is too early to say if this trend will play out fully, the potential for new home sales to increase is certainly a possibility heading into 2014.

The third of these trends on a national level also focus on the real possibility of mortgage interest rates rising in 2014. While fixed mortgages likely will rise this year, averaging somewhere in the 4.9 percent to 5.3 percent range, forecasters say. That’s still low historically, but well above rates for the past 2 1/2 years. The potential for the Federal Reserve to begin its “tapering” of its stimulus bond buyback program sometime this year plays a significant role in why rates could rise, albeit not as dramatically as once feared. Mortgage rates will still remain at historically low levels, despite any potential increases. Additional trends include the possibility of credit actually easing somewhat heading into 2014, where lenders could be in a greater to extend more loans to potential homebuyers as a whole. While it is too early to state that credit as a whole will be easier to get in this new year, trends point to a potential easing of this over time, particularly with respect to new mortgages and loans. However, one final national trend to also watch is that the commercial real estate market remains slow into 2014, where commercial real estate recovery “tends to lag broader economic growth,” according to Deloitte & Touche’s 2014 outlook.
