 Our mountain homes provide a front row seat to the splendor of nature’s seasons.  As this blog has mentioned before, each season offers something totally unique.  However, after an unusually cold and lengthy winter, our mountains seem primed for spring.  Many of Mother Nature’s admirers seem to know the sequence of blooms that mark the grand procession of spring’s parade of color.  The yellow of daffodils mixed with narcissus and forsythia challenges the whites’ of bradford pears and star magnolias.  Now we mix in tulips followed by the color palate of iris.  The striking purple hues of red buds blend with white and pink of native dogwoods.  All this time, the iridescent greens of forest leaves creep back up the mountain side.  The leaf tide begins in the lower hollows with early leafed trees like willows.  This continues upward with later to leaf out trees like; oaks, hickories, and walnuts.   

Presently, the East Tennessee Smokies are witnessing the leaf out of the deciduous trees.  Cultivated rhododendron, azaleas, and wild flame azaleas are in bloom.  The forest floor is coming alive with blooms from a multitude of wild flowers.  Phlox, trillium, irises, daisies, buttercups, and loads more, flowering each day.  Our temperatures have been up and down, but the trend is warming up.  We are close to our average rainfall with plenty of water for the; creeks, rivers, and plant kingdom.  All of this seems to indicate a good year for gardens and the landscape in general.

Changes in Tourism Can Create New Trends in Smoky Mountain Real Estate

The Jason White Team utilizes a multitude of resources, to keep our clients updated on this area’s real estate environment.  Over the holidays, I read an interesting article in our local Sevier County, Mountain Press newspaper.  Managing Editor, Bob Mayes gave a abbreviated version of a Smoky Mountain survey conducted from the Spring of 2007 through the Spring of 2008.  This year long survey was conducted by the Ackermann public relations firm out of Knoxville, TN.  The research focus of the Ackermann team was to determine, what the allure of the Smoky Mountains is to tourists.  The distillation of their studies provides some interesting results. The Ackermann research revealed that tourism is changing.  At the time of the survey, the estimate of yearly tourists visiting the area was just under 11 million.  Some of this number are day tourists, who leave home, take in various attractions, and then return home in the same day.    A sizable number of people were coming here for the first time.  The typical influx of tourists based on seasonal patterns was also shifting.  Some of this may be due to changing school schedules throughout the nation, but the area surrounding the Smokies is becoming an all year attraction.  Over 1/3 of first time visitors are staying at high end lodging, and over 1/3 of first time visitors are youngsters under 3 years old.  Many of today’s visitors are flying in, rather than driving, and many are from more affluent areas.  New attractions are bringing in double digit growth despite the challenged economy.  Another aspect to our modern tourist is that they travel all over the  area ( NC and surrounding states), rather than remain parked in their lodging.

Enjoy the Late Season Holidays From a Choice of Mountain Homes

Many shopping events occur all over the area.  These events cater to all members of the family.  There are; knife, tool, auto, and outdoor sports locations.  Other stores and festivities cater to; clothing, housewares, interior decorations, and arts and crafts.  There are physical activities such as; small miniature golf courses, huge amusement parks like Dollywood, or ski area like Ober Gatlinburg to name a few.   If you can dream it, this area probably has it.

Time in 2010 to view the beauty of autumn leaf color, or to buy Gatlinburg real estate is almost over.  November’s winds and precipitation will soon strip the remaining foliage off all, but the hardiest of trees.  The countdown to finalize a real estate purchase in calendar year 2010 gets more challenging by the day.

Smoky Mountain homes are located in such a beautiful setting, that any season of the year is awesome.  However, the natural fireworks of autumn leaf color make this a spectacular time to visit the area.  All of us in the northern hemisphere realize at a cellular level, that the colder days of winter hibernation are almost upon us.  This sets off a sense of urgency that compells many people to get outdoors.  We need to savor the waning warmth of sun and enjoy nature’s final display of leaves as they disappear until next spring.  The Smokies offer special advantages to the autumn leaf viewer.  The leaf chemistry change and drop begins initially at the northern edge of the continent’s forested areas and then proceeds south.  By the time leaf color hits the Smokies, many northern areas are getting early snow and many leaves have dropped.  Our leaf viewing season offers many people a last chance to take in Nature’s display before it is gone.  Another unique facet to leaf viewing in these East Tennessee mountains is the topography of the land.  The elevation differences make fall colors more dramatic and three dimensional to our eyes.  In addition, the conversion changes from the top down.  Highest elevations will be the initial beacons of falls transmutation, as the procession moves down the mountains.  This elevational parade of color seems to stretch the time of autumn alchemy.  The enchantment of fall in the Smokies is further enhanced by a multitude of micro climates provided courtesy of nature and the lay of the land.  Some of these micro climate areas will move faster or slower in their progression of autumn hues.  All of this entices the visitor to come and savor what our area provides.

Autumn in the Smoky Mountains is Special

Fall color is coming!

 

Many people have homes in Gatlinburg and other areas throughout the Tennessee Smokies.  Most folks will agree that Autumn here in the Smokies, is uniquely special.  For one thing, the biodiversity of the trees and plant life is greater in this area, than most places on our planet.  This diversity expresses the fall leaf color in an incredible display.  To add to this cornucopia of color, we have it displayed in a dramatic three dimensional presentation of mountain topography.  The display is further enhanced by the element of elevation.  The highest peaks above 6,000 feet are more in sync with the northern U.S.  Trees up high will begin their leaf color change and eventual drop, way before the low valleys and hollows.  The autumn process is opposite the leafing out of Spring.  Springtime sees the green of leaves move up the mountains and fall starts out high and moves down.  This magical display provided by the forces of Mother Nature is further enhanced by our own internal clocks.  The circadian rhythms go off inside just about everyone.  That little inner voice urges us ever more dramatically. “The hibernation time of winter is approaching! Autumn harvest festivals kick off all over the area.  The “Fall Colors in the Smoky Mountainsevent runs September 15th thru November 15th.  Colors can be enjoyed on hikes to; Albright Grove, Andrews Bald, Alum Cave and Mt LeConte, to name just a few.  Auto cruising through; Gatlinburg to Cherokee, Roaring Fork, Greenbriar, and Newfound Gap Rd provide awesome fall vistas.  For outdoor enthusiasts, September 25th-26th has the 11th “Annual Smoky Mountain Trout Tournament“.  The “Smoky Mountain Harvest Festival” begins September 17th and runs through October 31st.  This features great food, and plenty of arts and crafts.  Our local ski resort at Ober Gatlinburg celebrates their Bavarian heritage with an “Oktoberfest“, that runs October 1st-31st.  The Oktoberfest has; costumes, music, food, and drink that take everyone back to life in the German Alps.  This blog barely begins to reveal all the fun and interesting activities available here in the East Tennessee Smokies.

As Summer’s Inferno Begins to Ease, Will Smoky Mountain Real Estate Heat Up?

This week’s blog will hopefully bring you out of your air-conditioned lair, Wherever it is located and entice you to come explore the “Wonders of Autumn in the Smokies”.  Fall brings great harvest festivals all across the area.  Beginning August 1st through November 20th there is a Gatlinburg Farmers Market held each Saturday from 8:00 to 11:30 am at 705 East Parkway in the Alamo Steakhouse parking lot.  It allows visitors to stock their kitchens with healthy local food to supplement all the fun restaurant dining the area also offers.  September 25th and 26th will be the 11th Annual Smoky Mountain Trout Tournament.  Avid anglers can get details by phone or online.  “Fall Colors in the Smoky Mountains” began August 10th and runs until November 15th.  Mother Nature works with the area’s biodiversity and elevation to provide an on going display of color that varies daily, within a multitude of micro climates across the region.  The Smoky Mountain Harvest Festival kicks off September 1st running through October 31st.  It contains numerous activities, but the art shows and Craftsmen’s Fairs are a delight for all ages.  Sprinkled into the mix is the “13th Annual Taste of Autumn.  This is a fundraiser for the United Way of Sevier County.  It allows participants to sample fare from some of the area’s fine restaurants and it allows vendors to showcase their culinary expertise.  Please realize that this blog does not begin to explore the vast array of fun local activities.  Go online to tap the multitude of options available to visitors.

The July 4th holiday is a good time to travel, because of most people’s vacation schedules.  There is much happening in the Smokies.  Gatlinburg kicks off the July 4th celebrations with their 35th consecutive year of a midnight Independence Day Parade,  beginning at midnight on July 3rd.  In past years, close to 100,000 spectators have watched a mile long parade salute the courageous men and women who helped win our independence.  The parade will include; floats, marching bands, equestrians, military personnel, and much more.  Outdoor food, concerts, and fireworks will highlight the festivities.  For history buffs, you can start on Friday July 2nd in Gatlinburg as the Southern Guard Brigade returns to reinact the “Battle of Burg Hill” on the field near Mills Park.  The actual reenactment is on Saturday and Sunday, July 3rd and 4th.  Pigeon Forge kicks off Independence Day celebrations on July 2nd with Music on the Square at Old Mill Square, followed by their 20th Annual Patriot Festival on July 3rd with outdoor food, shopping and fireworks as the holiday progresses.  Events continue to unfold as July counts down with a Girls Slowpitch Softball World Series, Gatlinburg Craftsmen’s Fair, Girl’s Fastpitch Softball World Series, Musical Concerts, and Vintage Open Car Shows.
