Today we would like to take a moment to look into the benefits and things to consider before  making a land purchase. 
 
There are numerous things to check into when you begin to look at an undeveloped tract of land and the first is what are your long term goals for the parcel? Are you looking at a long term investment, to build right away or to get a good deal now and build a home later? Knowing ahead of time what your end plans are will help to guide your decision making.
 
If you intend to purchase it as a long term investment always think about location. If the market is primarily vacation rental property and that will be the end user, where are the hot spots for vacation rentals? Certainly in this area Chalet Village, Pittman Center, Wears Valley and locations near Dollywood would be excellent choices. If you are looking for somewhere to build a second home you will want to decide what location features are to you when you are enjoying time away. Mountain view? Close to attractions? Privacy? Or for a permanent residence, what about accessibility to shopping? School district? Traffic?
 
Once you have determined an end use and location you will want to consider potential costs of purchasing such as a survey. Also, what amenities are present and what will have to be added? Is the property serviced by city water and sewer? If not, is there an existing well and septic or will one need to be installed?

Now Could Be The Time To Consider Selling

sellers-marketNext week we will be sharing the February statistics for the Great Smoky Mountain region however,  looking at preliminary numbers we expect to have very positive news to share. As in our area, nationally reports of market improvement continue to come in. Let’s see what our sources have to say.

Last week the National Association Of Realtors said it is becoming a seller’s market. NAR reported that the current inventory of homes on the market represents a 4.2 month supply at the current pace, the lowest we have experienced since April of 2005. This is a 25.3% decrease from the same time last year. Lawrence Yun, NAR Chief Economist has concerns that the limited inventory presents challenges for increasing sales volume as buyers are faced with lack of choice. “Buyer traffic is continuing to pick up, while seller traffic is holding steady,” he said. “In fact, buyer traffic is 40 percent above a year ago, so there is plenty of demand but insufficient inventory to improve sales more strongly. We’ve transitioned into a seller’s market in much of the country.” Yun went on to say, “We expect a seasonal rise in inventory this spring but it may be insufficient to avoid more frequent incidences of of multiple bidding and faster than normal price growth.”

The national median price for existing homes of all types was up in January by 12.3% from January of 2012. In the Smoky Mountains, single family homes remained even with last year and we expect to see them starting to rise as we are experiencing a decrease in inventory as well. As buyer activity continues and inventory shrinks prices will show gains.

We are also seeing properties spending less time on the market as buyers are not hesitating to move forward with offers once a property has been identified. Mortgage rates remain low and buyers are taking advantage of available opportunities. A Summary Of The 2012 Smoky Mountain Real Estate Market

The Road To Recovery

 

We hope each of you had a great New Year! As we move in to 2013 we would like to look at the final statistical numbers for 2012 that the Great Smoky Mountain Association Of REALTORS has released. If we go all the way back to the statistics early in the year we know 2012 started with a whirlwind of activity and the trend continued all year. Let’s take a look.

In the category of Total Residences Sold we finished out 2012 with an overall increase of 12%. Buyers were very active throughout the year and took advantage of all time low mortgage rates.

Total Smoky Mountain Homes Sold

In conjunction with the above category Total Volume of real estate sold in the area was also up with an increase over last year of over $11,000,000.

Prices were still down at the close of the year but have continued to show improvement. As supply continues to dwindle prices will keep pushing towards positive numbers.

Average Sold Price

The amount of time homes spent on the market showed a decrease of 2.5%. As market factors continue to stabilize we expect to see this number continue to improve.

Time On Market

We would also like to note that 2012 finished with only a 3% increase in inventory vs. 2011. This is an improvement from the 2011 vs. 2010 number which showed a 9% increase. If financing continues to stay at low rates, which we expect it to, inventory will continue to decrease resulting in a balancing of supply and demand in the Great Smoky Mountain region.

It’s a fresh new year and we expect 2013 to continue the upward trend for real estate. It may be the right time to consider an investment or second home purchase in the mountains. What If It Isn’t Perfect? Should You Buy That House?

As we watch prices rising in some areas, mortgage rates staying low and foreclosures being liquidated from the market it is a perfect environment for purchasing real estate. But what if you can’t find your dream home? Let’s take a look at a few things to consider if you are torn between buying now or waiting for the perfect property to come along.

The first thing to consider when you are thinking of entering the market is financing. It is crucially important to have your financial “ducks in a row” and a mortgage pre-approval in hand before starting to look at homes. In a previous article we explain in depth why this is so important but an additional reason is that you want to be able to make a move if you do find your dream home. As the market continues to improve houses are spending less time on the market and you will not want financing to be the only thing standing between you and your new home.

Next, make a list of your “must haves”, the things that will make a home perfect for you. From there narrow the list down. Explore why each item is a must have and decide if it is really just a want that can be worked around if the other terms outweigh not having that criteria met. Place the biggest concern on items that cannot be changed like location or in some cases square footage. When you are finished with this process you will have a list of “absolute must haves” and will be opening yourself to a wider range of possible homes to consider. Once you have found a home that meets the criteria you absolutely must have you will be able to determine if there are inexpensive ways to add the other items over time. When you visit homes remember things like furniture, appliances and decor can usually be changed inexpensively to better suit your tastes. Try to look beyond these things to the condition of the property, the potential future value and if it meets the criteria you have set on your list.

You’re Pre-Approved To Purchase A Home:What Happens Next?

In a previous article we went in-depth about pre-approval, what it is, how to get it and why it is a very important first step to buying a home. So you have gathered your financial documents, talked with a lender and have your pre-approval in hand, now what? Let’s talk a little bit about a few things you can do to prepare further for your home purchase and a few things you can expect along the way.

We believe that with a large amount of inventory to choose from in the Smoky Mountain region it is important for you to start by making a list of your needs/wants in your future home. This list should include number of bedrooms, location, type of view and any other items that are important to you. Will the home be a second home or investment? If so will you be using it as a vacation rental? This will play a factor when your agent is helping you to locate a home and needs to help you analyze rental income history of prospective property.

Once you have narrowed down your criteria let us know the most important characteristics your future home needs to have. This will assist us in setting you up to automatically receive listings that may be of interest, letting you know as soon as we come across a home that may fit the bill and also in preparing for your first meeting to view homes.

When the time is right we will make an appointment to view property. You will want to bring along the list you have created as well as a notepad or electronic device to use for jotting down notes about homes you see. This will come in handy at the end of the day when houses seem to be blending together. You will know when you step in to the perfect home. When this happens be prepared to write an offer. Are We On Our Way To A Housing Market Recovery?

As we follow market statistics, news and other sources it seems that we may be headed towards recovery. This week let’s take a look at what everyone is saying, what the trends are and what it all means as you are looking at the purchase or sale of a home.

On January 9th The National Association of  Home Builders added 40 new metro areas to its NAHB/First American Improving Markets Index. This is up from  only 41 improving areas  in December, with 31 states represented by at least one entry.The index identifies metropolitan areas that have shown improvement from their respective troughs in housing permits, employment and house prices for at least six consecutive months. In a release on January 12th David Crowe, NAHB Chief Economist states “2011 ended on a positive note with economic activity continuing to expand at a moderate rate and the housing sector finally gaining some positive momentum after bouncing along the bottom for most of the year.”

We are seeing banks taking measures to streamline the processing of  backlogged foreclosure inventory and aggressively seeking alternatives to foreclosure. Bank of America and a few other lenders are currently testing a few pilot programs to entice homeowners to pursue a short sale of their property in lieu of letting it go to foreclosure. So what does it all mean?

For sellers:
If you are thinking of selling your Smoky Mountain property, this is all good news. The Smoky Mountain area remained relatively stable throughout 2011, with only minor changes from 2010. Why Should You Get Pre-Approved To Purchase A Smoky Mountain Home?

Whether you are searching the web, talking to friends or getting ready to meet your real estate agent you have most likely been asked if you are pre-approved. Ever wonder what all the buzz is about? Let’s take an in-depth look at what it means to be pre-approved, how to do it and why we think it is such an important first step in your home search.

What It Is:
A loan officer will review your financial status, including your income, cash flow and credit score, to help you determine the maximum monthly housing payment for which you may be able to qualify, and, if qualified, “pre-approve” your mortgage before you’ve found a home. 

How To Get It:

Are Homes In Gatlinburg Currently An Unbelievable Buy?

Mountain homes across the East Tennessee Smokies have been attractive investments for many years. A recent article through the National Association of Realtors cites some evidence that the U.S. housing market could recover in 2012. Everyone knows that 2011 was a tough year for our country’s housing market. The market has been struggling to find a bottom and build some momentum for most of this year. However, there are forces building that will eventually propel sales and improve prices. NAR Chief Economist Lawrence Yun thinks 2012 will show improvement. Currently the Chief Economist feels restrictive mortgage credit conditions are keeping home sales low. In addition, confidence among consumers has been uncertain. These major factors are holding the market back. When new jobs begin to increase an escalating buyer confidence will emerge. Demand will be driven by the increase in human population growth.

If we see the economic improvements in 2012 inventories of homes should decline aided by weak new home construction. The decline in home inventory would stabilize prices and perhaps drive them higher. Mortgage interest rates are also currently projected to move up in 2012.

None of the 2012 improvements are guaranteed to occur. However, our year-end market in 2011 has good factors for home buyers. First, prices are well off of their highs and the inventory of properties for sale is abundant. Second, for qualified buyers, mortgage interest rates are close to historical lows. In addition, many foreclosures and other distressed properties are forcing prices down. When market forces change and buyer confidence rises, demand will lower inventory and prices will rise. Contemplating That Gatlinburg Home For Sale?

Some of my sources suggest that mountain homes could be at a good time to buy. Recently, The Wall Street Journal printed an interesting article by Jack Hough of smartmoney.com. Mr. Hough puts forth some intriguing ideas on why it could currently be a great time to buy a house. United States home prices have dropped almost 1/3 since 2006 and homeownership rates are falling like they were in the great depression. This may appear alarming, but there is a silver lining. First, lower prices are bringing value to home ownership and there is plenty of home inventory to consider. Number crunchers dance the line between renting vs. buying. The benefit of renting over buying changes with current market conditions. Home price/rent ratios are much like stock price/earnings ratios. Lower price/rent ratios favor owners over renters. Moody’s Analytics reports that price/rent ratios at the peak of the bubble were 18.5. Now the ratio is down to 11.3. For comparison from 1989-2003 the national average was approximately 10. Mortgage rates are a primary factor in overall home costs. Rates across the country are close to all time lows. The rates move from 3.94% to 4.12%. This makes house payments more affordable than in years. The hurdle comes in qualifying for today’s tighter lending standards.

It is important to factor in the location of the housing market you are considering. Some, like Detroit or Miami are bargains, while New York or San Francisco are in demand and command a premium. The author favors a “buy and hold” position and discourages an invest and flip position. He also recommends careful shopping as prices could decline farther. However, high yields are challenging in many of today’s investments, so homes offer a firm, reasonable opportunity.

Gatlinburg properties and nearby locations in the Tennessee Smokies get a front row seat for some awesome July 4th festivities.  That is why we wanted to provide our blog readers with some early notice for this area’s fine activities that celebrate our nation’s birthday.  Gatlinburg will begin it’s 36th year for the first 4th of July parade in the country.  The parade line-up begins late on July 3rd and the parade starts on the stroke of midnight when the clock ticks over to July 4th.  There will be approximately 100,000 spectators viewing the parade participants.  The event is highly patriotic with an emphasis that honors current and past military personnel.  These individuals have served this country by risking their lives for our freedom.  The parade highlights their sacrifice.  The procession is over a mile long and has a variety of components from elaborate floats to marching bands.  More detail are available via Gatlinburg’s website. 

Another key element on the area’s July 4th celebration is Restless Heart.  They will headline at the Patriot Festival in Pigeon Forge on their 4th of July celebration.  The group had 4 gold albums and six #1 country singles in the early 1980’s  Additional flavor will be provided by The Return , a Beatles tribute band and Jimbo Whaley & Greenbrier, a local bluegrass group.  All of this entertainment is free, courtesty of the City of Pigeon Forge. 

Other area events include an Indepence Day sidewalk sale at the Beltz Outlet stores.  Downtown Gatlinburg hosts a great fireworks display downtown on July 4th at 10pm. Pigeon Forge also has a fireworks display on July 4th at Patriot Park.
