Let’s take a look at the real estate market. Currently there are 219 sales pending in the market overall, leaving 743 listings still for sale. The resulting pending ratio is 22.8% (219 divided by 962).

The pending ratio indicates the supply & demand of the market. Specifically,  a high ratio means that listings are in demand and quickly going to contract. Alternatively, a low ratio means there are not enough qualified buyers for the existing supply.  Current inventory is described as “mildly active.”

The $150K – $200K price range has a relatively large number of contracts pending sale.

The $200K – $250K price range has a relatively large inventory of properties for sale at 142 listings. The average list price (or asking price) for all properties in this market is $334,531.

A total of 780 contracts have closed in the last 6 months with an average sold price of $232,350.

Breaking it down,  the $150K – $200K price range contains the highest number of sold listings.

 

 

Alternatively, a total of 189 listings have failed to sell in that same period of time. Listings may fail to sell for many reasons such as being  priced too high, having been inadequately marketed, the property was in poor condition, or perhaps the owner had second thoughts about selling at this particular time. The $200K – $250K price range has the highest number of off-market listings at 37 properties.

For much of this year, we have seen both the national and local real estate markets continue to show slow, but steady, growth on the whole. As we look at the statistics for the Great Smoky Mountain real estate market through November of this year, we will see that these trends, particularly in this real estate market, are largely holding steady at the present time. Let’s now see what the numbers have to say.

In the category of Residences Sold, we see that in comparing November 2013 to that of November 2012, the number of residences sold held steady with an increase by 1% in terms of homes sold, in that 16 more homes were sold as of November 2013, as opposed to November 2012. This continues a trend of steadiness, and even very slight growth, in the real estate market as a whole, and as we look at the rest of the statistics, we will see that the market does indeed reflect a steady and slowly growing trend on balance, and we see that the market continues to show gradual, but steady, growth on the aggregate.

In the category of Residential Dollar Volume for the year, we see an increase of 5% through November of this year, as opposed to through November in 2012. With the steadiness of the numbers as it relates to Residences Sold, the recent local and national trends of increasing home prices still continue to show that a greater dollar volume in homes are being sold, along with still continuing to show a slow and strengthening market reflective of greater confidence on the part of both buyers and sellers.

There is also continued good news for sellers in the Average Sold Price Category. In line with statistics so far for the year, prices still show a slow, but gradual, rise of 4% in November of this year versus that of November 2012, reflecting the recent local and national trends towards gradually higher home prices. As confidence continues to grow between potential buyers and sellers in the market as a whole, we see that the trend of higher home prices will likely continue for the foreseeable future.

In addition, available homes on the market are actually increasing at the moment. Through November 2013, as opposed to November 2012, there is a slight increase by 1% of homes being listed as available on the market, or an increase of 51 available homes on the market, in November 2013, as opposed to November 2012. We see that higher home prices, as well as the very slight increases in homes being sold, may be contributing to more people wanting to place their homes on the market, thereby causing a slight increase in available housing inventory. While it is still too early to tell if the trend will continue, there are more available homes on the market in November 2013, as opposed to one year ago, which could further indicate greater confidence on the part of those wanting to place their homes on the market.

For much of this year, we have seen both the national and local real estate markets continue to show slow, but steady, growth on the whole. As we look at the statistics for the Great Smoky Mountain real estate market through October of this year, we will see that these trends, particularly in this real estate market, are continuing, even in spite of the recent government shutdown. Let’s now see what the numbers have to say.

 

In the category of Residences Sold, we see that in comparing October 2013 to that of October 2012, the number of residences sold actually increased by 1% in terms of homes sold, in that 11 more homes were sold as of October 2013, as opposed to October 2012. This continues a trend of steadiness, and even very slight growth, in the real estate market as a whole, and as we look at the rest of the statistics, we will see that the market does indeed reflect a steady and slowly growing trend on balance, and we expect this to continue and improve over time.

For much of this year, we have seen both the national and local real estate markets continue to show slow, but steady, growth on the whole. As we look at the statistics for the Great Smoky Mountain real estate market through September of this year, we will see that these trends, particularly in this real estate market, do continue. Let’s now see what the numbers have to say.

In the category of Residences Sold, we see that in comparing September 2013 to that of September 2012, the number of residences sold is relatively unchanged, showing only a one (1) home decrease from September 2012 to September 2013. This shows and reflects a general steadiness in the real estate market, and as we look at the rest of the statistics, we will see that the market is still quite steady at the moment, and we expect this to continue and improve.

RESIDENCES SOLD THROUGH SEPTEMBER 2013

In the category of Residential Dollar Volume for the year, we actually see an increase of 5% through September of this year, as opposed to through September in 2012. As activity continues to remain steady, we expect to see a steadiness, and possibly a decline, in the available housing inventory in the near future.

Heading Into August The Smoky Mountain Real Estate Market Continues Its Gradual, Steady Growth

For much of this year, we have seen both the national and local real estate markets steadily grow and show a steady climb to positive numbers. As we look at the statistics for the Great Smoky Mountain real estate market through July of this year, we will see that this gradual trend continues. Let’s now see what the numbers have to say.

In the category of Residences Sold, we see a slight decrease versus last year of 3%. This represents 21 less homes sold in comparison to the same period in 2012. Even with the decrease in this number, as we look at the rest of the statistics, we will see that the market is still fairly stable and we expect this to continue and improve.

In the category of Residential Dollar Volume for the year, we actually see a very slight increase through July of this year, as opposed to through July in 2012. This indicates that there is a slight increase while the number of homes shows a slight decrease, the recent trend of increasing home prices shows that a greater dollar volume in homes is being sold, showing a gradual and strengthening market reflective of greater confidence on the part of both buyers and sellers.

In addition, available homes on the market continue to decline. Through July, we see a slight decrease of 1%, or 43 less homes on the market. As activity continues to stabilize, along with the national and local trends of rising home prices, this number will continue to dwindle.

What Role Does The Real Estate Market Play In The Economy?

EconomyWe have witnessed a continued stream of good news flowing in for the housing market so far this year and there is no doubt that a recovery is underway. Trulia’s Housing Barometer shows each month how quickly the market is heading back to “normal.” Trulia is showing that the market is currently 56% of the way back compared to only 33% one year ago. This number comes from averaging 3 key indicators:

*Construction starts were up 47% year over year, the highest level since June of 2008 – 55% back to normal.

*Existing home sales slowed a bit but were still up 10% year over year – 66% back to normal.

*The foreclosure and delinquency rate fell to it it’s lowest level since October of 2008 – 48% back to normal.

Though it is great to hear real estate is doing well it is often mentioned that this means an overall boost to the economy. Let’s take a look at a few of the reasons why.

Many career fields and even the Government depend on real estate success. Of course lenders and builders benefit when the market is doing well but a closer look shows that the impact goes much deeper than that. Lawrence Yun, NAR Chief Economist, says that the market recovery is responsible for about 1/3 of the economy’s growth and a large number of jobs. When we think about homes being purchased many times this means a need for landscaping, remodeling, lawn equipment and numerous other items. This pours spending right back in to the economy. The effects go through several levels, as home purchases and home construction increase the demand for materials and supplies is also increased, boosting retail jobs, manufacturing jobs and labor jobs.

Another way home purchases help is in the tax sector. Most communities depend on tax dollars to provide road maintenance, parks, emergency personnel and other services. With more property tax dollars coming in cities are able to spend more on improvements. With these improvements it is easier to attract job providers or in some cases, recreational visitors to the area. This completes a loop of money being circulated in the economy.

The Smoky Mountain Real Estate Market Holds Steady

 

 

The Road To RecoveryAn article on CNN Money this morning reports that mortgage rates for a 30 year fixed loan still hover near the record low set in November of 2012 at 3.35%. The 15 year rate fell to an all time low at 2.57%. These continued low rates are helping to push the real estate market into recovery. So far in 2013 we have seen mostly positive news both nationally and locally. As we look at the market statistics for the Smoky Mountain Region we see that the market is holding steady and still showing positive growth from last year.

In the first category of Residences Sold, we see a slight decline of 38 homes versus the same period last year.

Smoky Mountain Homes SoldIn Residential Volume Sold we see a 2% increase. Though the number of homes sold has slightly declined this number continues to stay positive as home prices are still showing an increase.

Total Dollar Volume Of Homes SoldThe Average Sold Price of Smoky Mountain Homes shows an increase of 12% versus last year. We believe this number will continue to improve as the market keeps growing.

Average Price Of Smoky Mountain HomesIn the final category of Available Homes we continue to see inventory decrease. April finished out with 181 or 6% less homes on the market than the same period last year. As this number continues to show a decrease it will contribute to helping prices rise.

The Smoky Mountain Real Estate Market Continues To Climb

Today the National Association of REALTORS stated that 83% of agents are reporting constant or rising prices and we see the same trend in the Sevier County area. There are still concerns that event though mortgage rates remain low lending restrictions are too tight and holding back a speedier market recovery. Let’s see what the numbers have to say.

In the category of Total Residences Sold we do see a decline from the same period in 2012 with 58 less homes being sold.

Smoky Mountain Homes SoldEven though the number of homes sold decreased we see a much smaller decline in the Total Dollar Volume of homes sold through March.

Smoky Mountain Residential Sales VolumePrices continue a steady climb with a 12% increase over last year. This relates directly to the smaller decrease in total volume vs. number of homes sold. Home buyers who are in the market are ready, willing and able to purchase at this time.

Average Price Smoky Mountain HomesInventory is also decreasing with a decline of 8% from last year. This will continue to push the prices higher and help with the balancing of the market.

February Continued The Positive Trend For Smoky Mountain Real Estate

The Road To RecoveryAs we prepare to move in to the Spring market we will take a look and see what the statistics had to show for February in real estate trends. We see positive news in key categories and look forward to this continuing through March and the rest of the year. As recent posts have shown, the National real estate market is experiencing great things as well. On Monday, Freddie Mac reported record breaking profits as they closed out 2012. The mortgage giant showed an $11 billion gain, their largest ever and their first profitable year since 2006. $5.8 billion of this profit must be paid back to the United States Treasury and beginning this year 100% of profits from Freddie Mac & Fannie Mae will be given back as re-payment of the approximately $71 billion in aid they received during the housing crash. We see these gains as more evidence that the housing market has turned a corner.

As we look at the statistics for Sevier County, Tennessee we will start with the Total Number Of Homes Sold. Compared to February of last year we do see a decrease. We feel this is partly due to a lowering of inventory. As we move in to Spring we certainly expect to see this number exceeding last year’s again.

Residences SoldIn the category of Total Volume Sold we also see a slight decline as well which relates to the numbers above.

Volume SoldPositive news for sellers when we look at Average Sold Prices. February shows a gain of 17% over the same period last year. Though less homes sold for the month buyers were willing to pay more for homes which may be related to less homes being on the market to choose from and the presence of a few multiple offer situations.

Average PriceIn the last category, Available Homes On The Market, we see a 9% reduction in inventory. This will continue to help with boosting prices.

The Smoky Mountain Real Estate Market Keeps Climbing

As we take a look back at the first 11 months of 2012 we see signs that 2012 will be a year marked as the time when things began a steady turn around for the real estate market. With positive news from economists, various markets throughout the country and improving statistics it is hard to ignore that real estate is climbing towards a recovery. Let’s take a look at the year to date numbers for Sevier County.

In the category of Total Residences Sold Through November we see an improvement of 14% versus the same period of 2011. As mortgage rates are staying low and the cost of rent rises we expect to see more first time buyers enter the market with Trulia reporting that almost 80% of renters surveyed said they plan to buy a home.

Total Dollar Volume Sold maintains it’s pace with an 8% increase from last year.

The Average Sold Price is still slightly down but shows an improvement from last month. New home construction is slow and is helping to push prices up. The presence of foreclosures as competition also continues to decrease as many owners have been able to take advantage of new programs to stay in their homes.

Average Time On The Market stays steady at 3% less time than last year. Properties in the area are spending just at six months on the market as an average.

According to CoreLogic National home prices have been moving up for eight consecutive months with the largest increase since June 2006. The National Association of REALTORS reported in October that the  inventory of available homes was down 22% from last year and at the lowest inventory since February 2006. As the numbers continue to improve it could be time to request a to determine what price the current market will bear for your property, you may be pleasantly surprised. If you are considering a purchase now is the time to take advantage of still low interest rates as NAR predicts that mortgage rates will stay low in 2013 but will rise to an average of 4%.
