A very special congratulations today to Century 21 for recently being ranked for the second year in a row by J.D. Power & Associates as having the highest overall customer satisfaction, according to J.D. Power’s 2015 Home Buyer/Seller Satisfaction Study. Specifically, Century 21 won several awards once again in several different real estate categories from J.D. Power, including, but not excluded to, First-Time Home-Buyer Satisfaction, Repeat Home-Buyer Satisfaction, First-Time Home-Seller Satisfaction and Repeat Home-Seller Satisfaction, all for the second year in a row. Last year, in 2014, Century 21 Real Estate became the only real estate company in the history of this study by J.D. Power to rank highest in customer satisfaction in all four segments. The Great Smoky Mountains Real Estate Market Continues Its Steady Growth Through July 2015

For over the last eighteen months or so, the local & national real estate markets have reflected a steady, but gradual, growth in several key real estate market categories. As we look at the statistics for the Great Smoky Mountains real estate market through July of 2015, we will see that such local & national trends, particularly in the Great Smoky Mountains real estate market, continue to reflect these very same trends of gradual growth that we also see nationally, and have seen for some time now. Let’s now see what the numbers have to say for July of 2015, as compared to those one year ago, in July of 2014.

 

In the category of Residences Sold, we see that in comparing July of 2015 to that of July of 2014, the number of residences sold actually increased by 7% in terms of homes being sold, as there were 106 more homes that were sold as of the end of July of 2015, as opposed to July of 2014. This figure is actually higher, as compared to that of the previous month in this same category, and shows that the sales market locally remains fairly steady and is actually growing to a degree. While too early to tell if this will remain as such throughout the rest of 2015, this figure does show continued good news for sales in this category.

In the category of Residential Dollar Volume from July of 2015, as opposed to July of 2014, we see an increase of 16% in terms of dollar volume through July of 2015, as compared to July of 2014. This category does show an increased percentage from that of the previous month, showing that there is continued, strong growth in this category. This continues to show a continued local, as well as national, trend of relatively steady, stable growth in terms of this category, as well, and continues to reflect the consistently higher home prices that have been taking place for over the last eighteen months now on a national scale.

There is also continued good news for sellers in the Average Sold Price Category. For July of 2015, as compared to that of July of 2014, average sold prices show an increase of 8%, which continues to show steady and consistent strength in this category on average, reflecting a stronger local market in this category. As confidence continues to grow in both the local and national markets, we foresee that this relatively steady trend of higher home prices will likely continue for at least the short-term horizon, if not longer.

In addition, available homes on the market are continuing to show a trend of steady decreases, which has also occurred over the last several months, as well. Through July of 2015, as opposed to July of 2014, the number of available homes did decline by 3%, or reflecting a numerical decrease of 172 homes in terms of available inventory, which is still one of the larger declines in local inventory seen throughout the year to date. This is still largely in line with the latest national real estate trends, which also shows a gradual decline in available home inventory as a whole. This may foretell that with declining inventory, the local market is beginning to show some possible movement towards more people wanting to buy the many available properties currently on the market, and with higher home prices, more people are feeling a greater sense of confidence in placing their homes for sale on the market. We will continue watching to see if this particular trend continues, and see what it does for the real estate market as a whole, both here locally, as well as nationally.

As the markets continue these gradual trends of growth locally and nationally, these statistics are largely expected to remain largely steady at least for the short-term, largely continuing the same continued gradual, but steady, growth that has been seen now for over the last few months, and is largely expected to continue through the remainder of 2015. Mortgage rates still remain at historically low rates, and there are still plenty of housing options to choose from, especially in the Great Smoky Mountains real estate market. Visitation to the Great Smoky Mtns. National Park Continues to Increase in 2015

Over the first six months of 2015, visitation to the Great Smoky Mountains National Park has increased by 8%, with over 4.3 million visitors coming to the Park, from January to June of this year. All of the major park entrances have been increases in the numbers of visitors so far this year, with the Oconaluftee entrance near Cherokee, NC, seeing an 26% increase of Park visitation by all itself. In addition, over 100,000 visitors have camped in one of the nine Park campgrounds so far, with over 55,000 having camped in the Park’s backcountry, as well. This continued visitation for 2015 comes after this past year, 2014, where the National Park saw its highest visitation in 14 years, with over 10 million people visiting the Park. Exciting Trends in the National Real Estate Market for 2015 To Date

There are some very encouraging national real estate market trends happening that could have a very positive effect on the market, as a whole, with these trends pointing to a continued, steady growth in the market, which we have seen for much of 2015 already, and could very well continue into the remainder of this year. Also, you have first-time home buyers leading the market, accounting for 32% of home buying transactions nationally in May 2015 alone, coupled with stronger wage growth on the part of consumers, as well. Lastly, new home sales in May 2015 were 19.5% higher year-over-year nationally, showing additional considerable strength in the market nationally. What does this mean? It means that the national real estate market is heating up, and gaining strength as we continue through 2015 – very exciting times and opportunities for potential home buyers and sellers, to be sure.

As we look at the statistics for the Great Smoky Mountains real estate market through June of 2015, we will see that such local & national trends, particularly in the Great Smoky Mountains real estate market, continue to reflect these very same trends of gradual growth that we also see nationally, and have seen for some time now. Let’s now see what the numbers have to say for June of 2015, as compared to those one year ago, in June of 2014.

 

In the category of Residences Sold, we see that in comparing June of 2015 to that of June of 2014, the number of residences sold actually increased by 6% in terms of homes being sold, as there were 81 more homes that were sold as of the end of June of 2015, as opposed to June of 2014. This figure is actually higher, as compared to that of the previous month in this same category, and shows that the sales market locally remains fairly steady and is actually growing to a degree. While too early to tell if this will remains as such, this figure does show continued good news for sales locally in a general sense.

In the category of Residential Dollar Volume from June of 2015, as opposed to June of 2014, we see an increase of 14% in terms of dollar volume through June of 2015, as compared to June of 2014. This category does show the same percentage as the previous month, showing that there is continued growth in this category. This continues to show a continued local, as well as national, trend of relatively steady growth in terms of this category, and continues to reflect the higher home prices that have been taking place for over the last eighteen months now on a national scale.

There is also continued good news for sellers in the Average Sold Price Category. For June of 2015, as compared to that of June of 2014, average sold prices show an increase of 8%, which continues to show strength in this category on average, reflecting a stronger local market in this category. As confidence continues to grow in both the local and national markets, we foresee that this relatively steady trend of higher home prices will likely continue for at least the short-term horizon, if not longer.

In addition, available homes on the market are continuing to show a trend of steady decreases, which has also occurred over the last several months, as well. Through June of 2015, as opposed to June of 2014, the number of available homes did decline by 3%, or reflecting a numerical decrease of 157 homes in terms of available inventory, which is still one of the larger declines in local inventory seen throughout the year to date. This is still largely in line with the latest national real estate trends, which also shows a decline in available home inventory as a whole. This may foretell that with declining inventory, the local market is beginning to show some possible movement towards more people wanting to buy the many available properties currently on the market, and with higher home prices, more people are feeling a greater sense of confidence in placing their homes for sale on the market. We will continue watching to see if this particular trend continues, and see what it does for the real estate market as a whole, both here locally, as well as nationally.

As the markets continue these gradual trends of growth locally and nationally, these statistics are largely expected to remain largely steady at least for the short-term, largely continuing the same continued gradual, but steady, growth that has been seen now for over the last few months, and is largely expected to continue into the summer of 2015. In celebrating our country’s birthday, the City of Gatlinburg will be hosting its 40th annual Independence Day parade, which is billed as the “First Independence Day Parade in the Nation,” in downtown Gatlinburg at 12:00 AM on Saturday, July 4th. The City of Gatlinburg will be honoring U.S. Military Veterans and Military Heroes this year as a feature of the parade, followed by a virtual multitude of events on the day of July 4th, including the River Raft Regatta at noon on the 4th, and a spectacular 20-minute long fireworks display at 10:00 PM the night of July 4th, in the heart of downtown Gatlinburg. On Sunday, June 21, 2015, we will celebrate Father’s Day, a time when we celebrate and honor the dads in our lives. Father’s Day itself was first commemorated back on June 19, 1910, in the State of Washington, and was born out of originally Mother’s Day, which was proclaimed by then-President Woodrow Wilson as an official holiday in 1914. U.S. Housing Market on Track for Best Year Since 2006

According to a recent article by Realtor.com, the U.S. housing market is currently on track for its best year since 2006, prior to the Great Recession of 2008. There are a myriad of factors of this recent optimism, and some of these factors will be mentioned here. First, recent job growth nationally has fueled the current housing market nationally, with more than 3 million new jobs created on the national level in the last 12 months alone, with 1 million of those new jobs taking place among 25-34 year olds, which the age in which most people begin looking to buy their first home. There also has been a record amount of Internet traffic at Realtor.com, with their site seeing twice the amount of web traffic of other sites, which have seen an average of 15% year-over-year traffic on their websites, as well. Also, with greater demand, there have been higher sales nationally, as well, with the median age of inventory being 66 days on the market this year, which is 8 days faster than last year, with some areas going even faster than the median age of inventory for this year. Finally, higher home prices nationally are starting to moderate somewhat, allowing for greater potential affordability in the market as a whole. These trends, and many more, on the national level show a real estate market that showing growth, and will likely continue to do so for the foreseeable future. Good and encouraging information here, and definitely worth a read today, to both potential buyers and sellers alike!
