Heading Into November, The Great Smoky Mountain Real Estate Market Continues to Show Slow, But Steady, Growth

For much of this year, we have seen both the national and local real estate markets continue to show slow, but steady, growth on the whole. As we look at the statistics for the Great Smoky Mountain real estate market through October of this year, we will see that these trends, particularly in this real estate market, are continuing, even in spite of the recent government shutdown. Let’s now see what the numbers have to say.

 

In the category of Residences Sold, we see that in comparing October 2013 to that of October 2012, the number of residences sold actually increased by 1% in terms of homes sold, in that 11 more homes were sold as of October 2013, as opposed to October 2012. This continues a trend of steadiness, and even very slight growth, in the real estate market as a whole, and as we look at the rest of the statistics, we will see that the market does indeed reflect a steady and slowly growing trend on balance, and we expect this to continue and improve over time.

In the category of Residential Dollar Volume for the year, we actually see an increase of 6% through October of this year, as opposed to through October in 2012. With the steadiness of the numbers as it relates to Residences Sold, the recent local and national trends of increasing home prices continue to show that a greater dollar volume in homes are being sold, along with continuing to show a slow and strengthening market reflective of greater confidence on the part of both buyers and sellers.

There is also continued good news for sellers in the Average Sold Price Category. In line with statistics so far for the year, prices still show a slow, but gradual, rise of 5% in October of this year versus that of October 2012, reflecting the recent local and national trends towards higher home prices. As inventory continues to decrease, we expect average home prices to continue their slow and gradual increase, in line with both national and local real estate market trends.

In addition, available homes on the market are actually increasing at the moment. Through October 2013, as opposed to October 2012, there is an increase by 1% of homes being listed as available on the market, or an increase of 69 available homes on the market, in October 2013, as opposed to October 2012. We see that higher home prices, as well as the very slight increases in homes being sold, may be contributing to more people wanting to place their homes on the market, thereby causing a slight increase in available housing inventory. While it is too early to tell if the trend will continue, there are more available homes on the market in October 2013, as opposed to one year ago, which could indicate greater confidence on the part of those wanting to place their homes on the market.

For much of this year, we have seen both the national and local real estate markets continue to show slow, but steady, growth on the whole. As we look at the statistics for the Great Smoky Mountain real estate market through September of this year, we will see that these trends, particularly in this real estate market, do continue. Let’s now see what the numbers have to say.

In the category of Residences Sold, we see that in comparing September 2013 to that of September 2012, the number of residences sold is relatively unchanged, showing only a one (1) home decrease from September 2012 to September 2013. This shows and reflects a general steadiness in the real estate market, and as we look at the rest of the statistics, we will see that the market is still quite steady at the moment, and we expect this to continue and improve.

RESIDENCES SOLD THROUGH SEPTEMBER 2013

In the category of Residential Dollar Volume for the year, we actually see an increase of 5% through September of this year, as opposed to through September in 2012. With the steadiness of the numbers as it relates to Residences Sold, the recent local and national trends of increasing home prices continue to show that a greater dollar volume in homes is being sold, along with continuing to show a slow and strengthening market reflective of greater confidence on the part of both buyers and sellers.

TOTAL RESIDENTIAL VOLUME THROUGH SEPTEMBER 2013

There is also continued good news for sellers in the Average Sold Price Category. In line with statistics so far for the year, prices still show a slow, but gradual, rise of 5% in September of this year versus that of September 2012, reflecting the recent local and national trends towards higher home prices. As inventory continues to decrease, we expect prices to continue their slow and gradual increase, in line with both national and local trends.

AVERAGE SOLD PRICE THROUGH SEPTEMBER

In addition, available homes on the market are actually holding relatively steady at the moment. Through September 2013, as opposed to September 2012, the percentages are relatively unchanged (0%), and actually show a two (2) home increase in housing inventory. As activity continues to remain steady, we expect to see a steadiness, and possibly a decline, in the available housing inventory in the near future.

This shows and reflects a general steadiness in the real estate market, and as we look at the rest of the statistics, we will see that the market is still quite stable and we expect this to continue and improve.

Smoky Mountain Civil War Relic Show and Sale in Pigeon Forge This Weekend!

This weekend, Pigeon Forge will be the host for the 4th annual Smoky Mountain Civil War Relic Show and Sale, located at 4010 Parkway in Pigeon Forge (Smoky Mountain Convention Center). This unique event will be like a step back in time over 150 years, to one of the most significant periods in American history – the Civil War.

Featured at this event will include authentic Civil War era muskets, rifles, pistols, photographs, and uniforms, along with other relics, artifacts, and other collectibles. Collectors from all over the country will come to buy, sell, and talk about these varied and valuable artifacts.

In addition to over a hundred tables filled with relics, the Civil War event will include exciting historical reenactments and artillery demonstrations. Actors portraying famous military figures from the Civil War such as General Robert E. Lee and General Ulysses S. Grant will interact with attendees and answer their questions about the war. People who come to the event will also have the chance to investigate their ancestors’ participation in Pigeon Forge history, with help from onsite genealogy researchers.

This year’s show will feature authentic Civil War era songs performed by multi-instrumentalist Mike Scott, out of Hendersonville, TN, who recently released an album of wartime music, Home Sweet Home: Instrumental Tribute to the Civil War Era of Songs. Also, there will be an appearance Gerald Augustus, who is the author of the book The Loudon County Area of East Tennessee in the War 1861-1865, and will  speak about the importance of preserving the land where Civil War battles were fought.

Tickets for both Saturday and Sunday only cost $8.00 for adults and $4.00 for children ages 12 and under. The event will last from 9 a.m. to 5:00 p.m. on Saturday, and from 9:00 a.m. to 1:00 p.m. on Sunday. As we look at the statistics for the Great Smoky Mountain real estate market through July of this year, we will see that this gradual trend continues. Let’s now see what the numbers have to say.

In the category of Residences Sold, we see a slight decrease versus last year of 3%. This represents 21 less homes sold in comparison to the same period in 2012. Even with the decrease in this number, as we look at the rest of the statistics, we will see that the market is still fairly stable and we expect this to continue and improve.

This indicates that there is a slight increase while the number of homes shows a slight decrease, the recent trend of increasing home prices shows that a greater dollar volume in homes is being sold, showing a gradual and strengthening market reflective of greater confidence on the part of both buyers and sellers.

Home Prices on the Rise Nationally Show a Strengthening Housing Market

Over the last year, U.S. home prices have jumped 12.2% as of May of this year, from that of May of 2012, which represents the largest annual gain since March of 2006. In addition, to reflect this recent trend, the Standard & Poor’s/Case-Shiller 20-city home price index released on Tuesday surged 2.4% in May from that of April, all in 2013. Furthermore, these price increases were widespread, where all 20 cities measured by the S&P Index showed gains over a month’s time, from April to May in this year.

The S&P Index covers roughly half of all U.S. homes, and measures prices compared with those in January of 2000, along with creating a three-month moving average. The May index figures, as noted here, are the latest figures available. Despite a recent increase in mortgage rates, especially since early May, the figures noted by the S&P Index have not been significantly impacted, and still show a general trend towards rising home prices across the nation.

The factors behind these home price increases primarily center on more people bidding on a scarcer supply of home that are available for sale, indicating a shrinking housing inventory nationally. In addition, steady price increases, along with stable job gains and historically low mortgage rates, have encouraged more Americans to buy homes. Also, with higher home prices, more sellers are able to put their homes on the market, which creates greater supply and contributes to the ongoing gradual housing recovery that is now currently underway.

What does all of this mean? The national trends, as reflected by the recent S&P Index, show a steady growth in the housing market, and continued strength in home prices across the board. For both buyers and sellers, the market appears to be more receptive at the present time, and is showing gradual gains amidst an ongoing economic recovery.

Moving Into July The Smoky Mountain Market Remains Steady

For much of the year, we have watched as both the National and local Real Estate markets have gained and shown a steady climb to positive numbers. As we look at the statistics for the Smoky Mountain market through June of this year, we will see that the trend continues. Let’s see what the numbers have to say.

In the category of Residences Sold, we see a slight decrease versus last year of 8%. This represents 53 less homes sold in comparison to the same period in 2012. Even with the decrease in this number, as we look at the rest of the statistics, we will see that the market is still  fairly stable and we expect this to continue and improve.

In the category of Residential Dollar Volume for the year, we also see a slight decrease. This directly relates to the decrease in number of homes sold, but remains a slight number as prices are still rising.

Dollar Volume

Good news for sellers in the Average Sold Price Category. In line with statistics so far for the year, prices still show a rise versus 2012. As inventory continues to decrease, we expect prices to continue to gradually increase.

Average Price

Available homes on the market continue to decline. Through June, we see a decrease of 3%, or 109 less homes on the market. As activity continues to stabilize, this number will continue to dwindle.

As markets continue to stabilize across the Nation, prices will continue their rise and inventory will continue to decrease. The Real Estate Market Holds It’s Ground Through May

Number of homes sold is slightly down with a decrease of 55 homes versus the same period last year.

As Spring Moves Into Summer Smoky Mountain Events Rev Up

SpringOne thing we love to do in Sevier County is celebrate. As Spring moves out and Summer moves in there is a steady flow of events, festivals and celebrations with something for everyone. Let’s take a look at the line up for 2013.

This weekend, May 17th & 18th, Sevierville’s Bloomin’ BBQ & Bluegrass Festival will be in full swing. Admission is free and it has been named Festival of The Year by the Southeast Tourism Society. This event also includes the Mountain Soul Vocal Competition Finals. This is a vocal competition centered around Dolly Parton’s Songwriting. Contestants pick one of the thousands of songs written by Dolly and perform them in any style they choose. This event is sure to be entertaining for every music lover.

Music Road Hotel & Convention Center will host the 13th Annual Pontiacs in Pigeon Forge Car Show on June 7th – 9th. Dollywood is kicking off a brand new event in 2013! June 22nd will be the beginning of the first Great American Summer. Dollywood will have extended hours from June 22 – August 4. Each day will begin with a live performance of the Star Spangled Banner and conclude with a fireworks display – “Dolly’s Nights of Many Colors”. Imagine the thrills of riding a roller coaster under the light of the moon.

The Smokies Come To Life With Spring Just Around The Corner

Spring Wildflowers In The SmokiesThe Great Smoky Mountains offer their own beauty in every season but it is always thrilling to watch as spring approaches and gains steam transforming the mountains with new life, increased wildlife activity, the blooming of flowers and the budding of trees. There are numerous reasons to plan a visit during spring, with a multitude of festivals, activities and workshops. Today registration opened for the 63rd Annual Spring Wildflower Pilgrimage. The 5 day event in the Great Smoky Mountains National Park will be held from April 23rd-27th this year and fills up quick. Let’s take a look at a few of the offerings and reasons to register now. It’s an event not to miss if you love the Smokies.

All 5 days are packed with activity. Most programs are held outdoors in the park with some classes and seminars being held at various indoor venues in Gatlinburg. This year’s program will offer 146 professionally guided walks and presentations allowing participants the opportunity explore the region’s flowers, fauna and natural history.  Many walks offer the chance to explore the back country, led by seasoned hikers. For those of you who have photography as a hobby, you are invited to enter the photography competition as well. The competition includes categories for flora, fauna and landscape. Winners will be chosen by votes of those registered for the pilgrimage and an awards ceremony will be held. Just looking to improve your photography skills? A beginner’s photography workshop will be offered with outdoor, hands-on instruction.

In recognition of the 175th anniversary of the Trail of Tears, Wednesday’s indoor events focus on Cherokee culture. There will be talks about the Trail of Tears, Cherokee Culture After The Trail and Cherokee plant lore. Prefer an outdoor experience while learning more about the Cherokee? Join Native American, Karen LaMere at Metcalf Bottoms Picnic area on Wednesday morning for “Native People’s Use Of Nature’s Garden” and listen to a history that has been passed down through the generations as well as taste and learn uses of native plants gathered from nature. Davy Arch, a Cherokee woodcarver and storyteller will also lecture on Cherokee culture and demonstrate carving, mask making and more. His presentation is a great time to learn how plants played a part in Cherokee arts all the way back to the ice age.

If you are a seasoned hiker you are sure to enjoy one of the longer, more strenuous hikes. A Wildflower Hike along Ramsey Cascades Trail will allow you to see a diverse range of wildflowers as you walk through one of the old-growth forests up to the 100′ falls. Looking for a beautiful but easier hike? Take the opportunity to walk the Noah “Bud” Ogle Trail and see many different wildflowers and American chestnut tree remnants in the fields of the homestead. Interested in the wildlife in the mountains? Join David Whitehead, Tennessee Wildlife Resources Agency Manager as he describes the history, tracking signs, human impact and environmental issues of the areas black bears and wild hogs while enjoying a 2-3 mile easy walk at Little River Trail head.

There is something for everyone who is interested in spending more time on the trail and learning more about the area’s heritage and the Smoky Mountains.
