Homes In Gatlinburg And Other Parts Of The Smokies Are Selling Well

 

The Smoky Mountain homes market is reasonably healthy. The ease of access and popularity of this area help to buffer our home sales from a challenging national housing market.

In this week’s blog, the focus will be on residential sales figures for The Great Smoky Mountains Association of Realtors. The GSMAR data provides a great tool for evaluating The Smokies’ residential sales. These numbers represent the overall area covered by GSMAR. However, there are locations within our Association that are outperforming last year by significant margins. While the sale numbers of our overall membership remain strong, these hotspots surpass all others. Please remember that residential sales include; single family homes, condos, townhouses and co-ops. These figures are cumulative year to date.

 In the category of total residences sold through the end of September, our year 2011 comes in with 1,646 residences vs. 1,764 for the same time in 2010. 2011 is off by 118 units or down by 7%.

In the category of total residential dollar volume sold through the end of September, 2010 leads with $295,887,524 or $26,760,006 more. In this category 2011 is off by 9%.

The average residential sale for 2011 is $163,504 or $4,233 less than 2010, a difference of 3% less.

Our final category for comparison is in Active Listings. The current year has 7,656. This is 575 more or 8% above 2010.

We previously mentioned that the housing market is currently seeking balance after massive federal stimulus. The evidence that all categories are less than 10% different from the previous year is reasonable. Our current year has no stimulus in effect. Some housing markets across the nation are way below the 2010 figures.

 For residential buyers, the market is good. Interest rates are quite low for qualified buyers. Property inventory offers a great selection. Pricing is well off the market highs and real estate at this point is nowhere near as volatile as other investment markets.

Deals On Homes For Sale In Gatlinburg Could Be Slowing

Discounted mountain homes could soon become a rarity.  An article in USA todayindicates that the number of homes getting some kind of  foreclosure notice fell from January to February 2011.  In this real estate story out of Los Angeles, author Alex Veiga says, foreclosure notices are at a 36 month low.  Our recent February’s numbers are 15% lower than this January and February 2011 vs February 2010 is 27% less.  Much of the background data for the story was supplied by foreclosure listing company Realty Trac.  Before everyone gets ready to celebrate an end to the large foreclosure mess, consider this.  In most of the nation we had a severe winter.  The inclement weather gets some credit for aiding the decline. However, the primary reason for the current decrease in foreclosures is state and federal investigations which began last fall.  This intervention became serious when evidence appeared to show that some banks railroaded through loads of foreclosures each day, without giving the borrowers a fair chance to keep their homes.  As Congress and State legislatures got involved, the banking industry and other home lenders in effect froze the foreclosure process.  All of these currently stalled delinquent homes, will eventually enter the foreclosure pipeline.  However, that could take some time.

Autumn in the Smoky Mountains is Special

Fall color is coming!

 

Many people have homes in Gatlinburg and other areas throughout the Tennessee Smokies.  Most folks will agree that Autumn here in the Smokies, is uniquely special.  For one thing, the biodiversity of the trees and plant life is greater in this area, than most places on our planet.  This diversity expresses the fall leaf color in an incredible display.  To add to this cornucopia of color, we have it displayed in a dramatic three dimensional presentation of mountain topography.  The display is further enhanced by the element of elevation.  The highest peaks above 6,000 feet are more in sync with the northern U.S.  Trees up high will begin their leaf color change and eventual drop, way before the low valleys and hollows.  The autumn process is opposite the leafing out of Spring.  Springtime sees the green of leaves move up the mountains and fall starts out high and moves down.  This magical display provided by the forces of Mother Nature is further enhanced by our own internal clocks.  The circadian rhythms go off inside just about everyone.  That little inner voice urges us ever more dramatically. “The hibernation time of winter is approaching! Get out and enjoy the warmth and beauty before it is gone!” Even Mother Nature lends a hand.  Our blistering heat from summer mellows, and the evening temperatures drop to jacket comfort.  Even the intensely-tropical humidity levels back off, as cooler, drier air moves in.  For many of us, outside temperatures are just about perfect.

 With the world of nature putting on the fall fireworks, the human-supplied activities also pick up their intensity. Autumn harvest festivals kick off all over the area.  The “Fall Colors in the Smoky Mountainsevent runs September 15th thru November 15th.  Colors can be enjoyed on hikes to; Albright Grove, Andrews Bald, Alum Cave and Mt LeConte, to name just a few.  Auto cruising through; Gatlinburg to Cherokee, Roaring Fork, Greenbriar, and Newfound Gap Rd provide awesome fall vistas.  For outdoor enthusiasts, September 25th-26th has the 11th “Annual Smoky Mountain Trout Tournament“.  The “Smoky Mountain Harvest Festival” begins September 17th and runs through October 31st.  This features great food, and plenty of arts and crafts.  Our local ski resort at Ober Gatlinburg celebrates their Bavarian heritage with an “Oktoberfest“, that runs October 1st-31st.  The Oktoberfest has; costumes, music, food, and drink that take everyone back to life in the German Alps.  This blog barely begins to reveal all the fun and interesting activities available here in the East Tennessee Smokies.

Smoky Mountain Lifestyle in East Tennessee

Last weekend I went on a wonderful back country camping trip with three of my dogs.  We visited Joyce Kilmer Wilderness which is partly in East Tennessee and partly in Western North Carolina.  I decided to go here because of its proximity, rugged beauty, natural diversity and because dogs are not allowed in the Great Smoky Mountain National Park.  

Joyce Kilmer reminds me of the Smokies.  One loop from this trail head gains over 4,500 feet of elevation.  We went the easy route and dropped down to Slick Rock Creek Basin.  The trail meanders along the creek and offers wonderful campsites and plenty of swim holes as well as a diverse forest.  One thing I really liked, unlike in the Smokies (where you have to camp in designated areas) is that you can set up camp where ever you like.  After hiking about seven miles we found a secluded spot by the creek, pitched the tent, filtered some stream water, built a fire, cooked dinner and then enjoyed the dark night forest.  It is amazing how many stars you can see from the wilderness.  We are definitely going back to make the big 4,500 foot climb up to Bob Stratton Bald and the Hangover Overlook.  Now that I know all the dogs can carry our food without complaint, I can make the climb with a little less weight.  This just may be the best back county secret yet!  Should this sort of activity interest you check out our local town information.
