Are Short Sales The Best Way to Get A Great Deal On Smoky Mountain Real Estate?

As we have all watched the national housing market work through difficult times in the last few years many have realized it to be a good time to buy. With mortgage rates at all time lows and a wide variety of inventory we agree that it is a great time to consider purchasing. There has been a lot of buzz that purchasing a short sale home is the best avenue for getting a deal. Although it is possible to get a great deal on a short sale, we believe there are numerous other avenues to finding a great home at a great price. Let’s explore some common questions and answers about short sales.

What is a short sale? A short sale occurs when the current owner of a home is negotiating with their current lender to accept less than the full amount of what is owed on their mortgage as a payoff. This gives homeowners the opportunity to put their home on the market at prices that may be lower than when they purchased and helps them to avoid a foreclosure if they are having trouble making their monthly mortgage payments.

Are short sales deeply discounted? Not in most cases. When a homeowner begins the process of negotiating a short sale with their lender the first thing they are usually told is get an offer to purchase and then we will negotiate. Often, homes will be put on the market at a lowered price to encourage offers with a disclaimer that the final price will have to be approved by the seller’s lender. Once there is an offer on the table the bank will usually request a comparative market analysis from two different agents to determine the current fair market value of the property. Most agents do price short sales at the current market value but this is not always the case. Though the seller is selling for less than they owe on the property the banks still look for offers that reflect the current value.

How long does it take for the bank to respond to an offer? This is the question with no true answer. Once you submit an offer the wait time for a response can range from thirty days to several months. There are many factors that go in to their decision-making process. They will require a large amount of financial information from the seller, the above mentioned comparative market analysis from an agent and sometimes an appraisal just to begin the approval. As they move forward other things may come in to play, such as a second mortgage or past due property taxes that will also have to be negotiated.

Will the bank or seller make repairs to the property? Not usually. In a short sale situation the bank does not own the property and cannot make repairs. Most homeowners in this situation do not have additional funds available to make repairs. In most cases a short sale property will be sold as is. We always recommend a home inspection by a qualified home inspector prior to purchase.

We still find that there are a wide variety of homes on the market that can be purchased at a great price whether they be short sales, foreclosures or  traditional listings. Sevier County Tennessee has held a reasonably stable market through 2011 and moving in to 2012. There are a lot of properties to choose from and homes are moving. In an active market with low mortgage rates available it will be easy to find your Smoky Mountain home or investment property. Take a look at our  to see all that is available in the Sevier County real estate market.

February Ushers In Beautiful Weather & An Active Smoky Mountain Market

As we move out of February into March we are seeing amazing spring weather with temps in the 60’s and above. February’s real estate market in The Great Smoky Mountains also closed out with some positive activity and movement signaling good things to come for home buyers & sellers along with the spring weather. Let’s take a look at what the numbers have to say.

In the first category of Total Residences Sold, we see an increase from last year of 9% with 186 homes sold.

In the category of Total Residential Volume Sold, we have a slight decrease of 10%. We believe this relates to the number of lower priced foreclosures the banks are still working to liquidate from the market.

Relating to the previous category, the Average Sales Price also shows a small decrease of 17%. As more of the lower priced properties are closed and off the market we will begin to see these numbers move closer to positive.

In the last category of Number Of Active Listings we show an increase of 330 homes available on the market over last year.

With signs of spring all around and plenty of deals still available on Smoky Mountain homes, this is a great time to plan a visit and start searching for your Smoky Mountain dream. Celebrating Spring In The Great Smoky Mountains

Early blooms, warm weather and news of  the in The Great Smoky Mountains National Park are all sure signs that spring is upon us. Registration has begun for this 5 day long annual event that will lead participants through all of the spring beauty the Smoky Mountains have to offer. Let’s take a look at what you can expect to find on this adventure.

The event will begin on April 25th with a luncheon at W.L. Mills Conference Room. The event offers 134 professionally guided walks on the trails in The Great Smoky Mountains National Park as well as indoor presentations in Mills Conference Center and Sugarlands Training Room in Gatlinburg.

The event began in 1951 as a two-day event. Hundreds of participants attended from 20 different states. The event was featured in National Geographic magazine. During that first year, Lucinda Ogle worried that the weather would prevent access to many outdoor events and presented flower specimens from her own garden in a case of Coca-Cola bottles at one of the evening meetings. The Coke bottle flower garden is still a big part of the Spring Wildflower Pilgrimage and features over 100 different plant species. Today the number of participants has doubled and it is a great educational and social event for anyone wanting to learn more about the native plant species and take an opportunity to get outdoors to enjoy the beautiful spring weather.

Along with these tours and sessions you can enjoy the gallery of Smoky Mountain art and plant displays or get involved and volunteer to help with the event by contacting Holly at . This is a non-profit event that depends on the support of local organizations and volunteers to provide the wide variety of experiences each year.

Registration is open online at their along with a large amount of additional information. This is a great time to plan a spring trip to get to know more about the Great Smoky Mountains and see all of the reasons it is a dream location for a vacation home or full-time living. While you are in the area give us a call or send us an email, we would be happy to discuss more area information and help you begin your for a Smoky Mountain home.

Next week we will take a look at February’s market statistics, in the meantime visit us on Facebook for great photos, area info and featured listings!

Pittman Center, A Gem In The Great Smoky Mountains

Once a month we are going to feature fun facts and amenities about many of the different areas around Gatlinburg, Pigeon Forge & Sevierville. This month we are featuring the quaint mountain community of Pittman Center. Let’s take a look at what makes this beautiful location so special.

Just minutes from downtown Gatlinburg is where you will find Pittman Center, a small community of roughly six square miles, which perfectly blends nature, mountain culture and Appalachian history. There is truly something for everyone, from golfing & fishing to visiting the . Being just minutes from the Greenbrier entrance to The Great Smoky Mountains offers easy access to wildlife viewing and hiking as well.

In 1784, this mountain region was settled by Frederick Emert and known as Emert’s Cove. The name Pittman Center became official in 1974. In the early 1900s, a Methodist missionary named John Burnett oversaw the construction of a community center & school that were named after a friend, Reverend Pittman. The school supported itself by canning tomatoes & growing apples, with the students doing the maintenance work. In 1955 the Sevier County Board Of Education purchased the Pittman school, combining it with Gatlinburg’s Pi Beta Phi High School in 1963. The only building remaining from the Pittman School is the home economics building which was placed on The National Register of Historic Places in 1996.

The community has resisted commercialism and maintained its roots and mountain heritage. It was awarded the Distinctive Destination award by the National Trust for Historic Preservation. There are many great homes available tucked in to this secluded mountain region. All have been designed with an eye to respecting the surroundings and preserving the past. Pittman Center, Tennessee is truly a mountain getaway in the heart of the Great Smoky Mountains offering homebuyers the best options in modern living with every possible amenity and convenience, yet in a setting so relaxing and quiet, it is a well-planned step back in time. See what gems in the smokies are available here at our .

Saturday offers a wide variety of activities including western dance and things finish up on Sunday with a chuck wagon breakfast and cowboy church service. You can find the full schedule of events .

We have had a remarkably warm winter here in the Great Smoky Mountains and now is a beautiful time to visit the area. In addition to the Saddle Up event, it is a great time to get into the outdoors. Ober Gatlinburg is open as well and offers a multitude of activities from ice skating, a ride up the mountain side on the aerial tram to skiing & snow boarding (weather permitting). A Very Busy Start For Smoky Mountain Real Estate In 2012

2012 saw a flurry of activity in January with February picking up even more momentum. There was a marked increase in the number of buyers in the area looking at property and offers being written. So how did January end up for the Smoky Mountain real estate market? Let’s take a look at the numbers released by The Great Smoky Mountain Association of REALTORS. Please note that in an effort to provide the most accurate data available with a focus on our specific area, going forward our monthly market statistics will exclude any properties outside of .

In the category of Residences Sold we see great numbers with only 7 less residences sold than the same month last year.

Residential Dollar Volume for January is down $3,911,688. This may seem like a large number however, with the end of the year this may be largely attributed to foreclosure listings that went under contract in December and closed in January or received price reductions as the banks work to get them off the books. This is actually positive news, knowing that other properties on the market will be competing with less foreclosures in inventory. The Average Sold Price was also down somewhat from last year with a 17% decrease. This may also be related to the liquidation of foreclosure properties.

The category of Active Listings for January 2012 shows an increase of 13%. With the increase of buyer activity and the relative stability of our market the beginning of this year has proven to be a great time to list property for increased exposure to qualified buyers.

As we see lending rules getting tighter we are seeing that getting a property from accepted offer to closing has been taking a little longer than it used to. Because of this we would also like to note that an additional 97 properties went under contract in January but have not yet reached closing. Most will likely close in February and we will begin to see the positive effects of how busy January turned out to be in terms of buyer activity.

Are you thinking of purchasing your own Smoky Mountain dream? Now may be a great time to start looking. Are We On Our Way To A Housing Market Recovery?

As we follow market statistics, news and other sources it seems that we may be headed towards recovery. This week let’s take a look at what everyone is saying, what the trends are and what it all means as you are looking at the purchase or sale of a home.

On January 9th The added 40 new metro areas to its NAHB/First American Improving Markets Index. This is up from  only 41 improving areas  in December, with 31 states represented by at least one entry. The index identifies metropolitan areas that have shown improvement from their respective troughs in housing permits, employment and house prices for at least six consecutive months. In a on January 12th David Crowe, NAHB Chief Economist states “2011 ended on a positive note with economic activity continuing to expand at a moderate rate and the housing sector finally gaining some positive momentum after bouncing along the bottom for most of the year.”

We are seeing banks taking measures to streamline the processing of  backlogged foreclosure inventory and aggressively seeking alternatives to foreclosure. Bank of America and a few other lenders are currently testing a few pilot programs to entice homeowners to pursue a short sale of their property in lieu of letting it go to foreclosure. So what does it all mean?

For sellers:
If you are thinking of selling your Smoky Mountain property, this is all good news. The Smoky Mountain area remained relatively stable throughout 2011, with only minor changes from 2010. You can find the 2011 statistics in our earlier blog post . At the turn of 2012 we have seen a definite spike in activity with interest rates at extreme lows & more qualified buyers entering the market looking for their own Smoky Mountain get away. With the phones ringing, email inquiries pouring in and the influx of people visiting the area to look at property, sellers are seeing a big increase in exposure of their homes to qualified buyers. We would be happy to provide you with a of your property to help you see what it’s true value is in the current market.

For buyers:
Looking to purchase a second home or investment property in the smokies? As mentioned above, we may begin to see less foreclosures, more stabilized prices and a more competitive market as the year progresses. There are many great opportunities still available in the current market and now may be the time to start looking to see what is available. Interest rates are remarkably low & we would be happy to assist you in getting pre-qualified for a mortgage to begin your buying process. For more information about getting pre-approved and why it is so important in today’s market please visit last week’s blog post .

Why Should You Get Pre-Approved To Purchase A Smoky Mountain Home?

Whether you are searching the web, talking to friends or getting ready to meet your you have most likely been asked if you are pre-approved. Ever wonder what all the buzz is about? Let’s take an in-depth look at what it means to be pre-approved, how to do it and why we think it is such an important first step in your home search.

What It Is:
A loan officer will review your financial status, including your income, cash flow and credit score, to help you determine the maximum monthly housing payment for which you may be able to qualify, and, if qualified, “pre-approve” your mortgage before you’ve found a home.

How To Get It:
We suggest speaking with a few lenders to shop for rates and decide who you feel most comfortable with. A great place to start is at your current bank. Next, ask us for a . We have a network of lenders that we work with who are very familiar with all aspects of purchasing in the Smoky Mountains. It only takes a short amount of your time but the benefits of  being pre-approved are numerous.

The Benefits:
*Armed with a mortgage pre-approval, you can start searching for homes with a much better idea of your price range, and in turn save time as you will know the right homes to focus on. Obtaining a pre-approval may offer more confidence and certainty to home sellers in your ability to purchase the home.

*It will give you the ability to see the homes you want to see when you start looking. Many sellers in today’s market will not approve a showing without a pre-approval being provided ahead of time.

*Purchase forms often require buyers to apply for financing within a given time period, in many cases, seven to 10 days. By meeting with loan officers in advance and identifying mortgage programs, it won’t be necessary to quickly find a lender, check credit, and rush into a financing decision that may not be the best option.

*Being pre-approved may expedite the acceptance of your offer to purchase. Many sellers will not respond to an offer to purchase without a pre-approval letter. In the meantime, they can continue to consider other offers.

*You will be in a much better negotiating position with a pre-approval in hand especially in the case of multiple offers on the same property.

If you would like about pre-approval or would like one of our preferred lender partners to contact you please give us a call or email anytime. We look forward to assisting in your home purchase. While you are working on that pre-approval why not take some time to browse the variety of in the area?

What Makes The Great Smoky Mountains A Top Destination?

Last week, we touched briefly on the recent that named Pigeon Forge #4 on its list of the top 15 United States vacation destinations “on the rise for 2012”.  Now we would like to explore some of the reasons the area could be named such a great destination and what this means to you in terms of a possible real estate purchase in The Great Smoky Mountains.

Trip Advisor attributed close proximity to the Great Smoky Mountains National Park, outdoor activities and other attraction options like Dollywood as a few of the advantages of Pigeon Forge. If we dig deeper into the area we will find a few other things that bring many people back to the area time and again.

First, Gatlinburg and Pigeon Forge boast America’s largest collection of independent artisans. Gatlinburg is the home of School of Arts & Crafts and the 8 mile loop known as The Arts & Crafts Trail.  Established in 1937 the Arts & Crafts Trail has been designated as part of the Tennessee Heritage Trail. Many events throughout the year, such as the twice a year Gatlinburg Craftsmen’s Fair, are centered around Smoky Mountain arts & crafts and attract many visitors, shoppers & craftsmen to the area.

Next, two-thirds of America is within a one day drive. With rising travel costs, the Smoky Mountains are an easy trip for a large portion of travelers to make.

The third point we would like to touch on is the wide variety of activities available. There is literally something for all ages, interests and budgets. Entrance to the Great Smoky Mountains National Park is free. You can spend time hiking, viewing wildlife, camping and much more within the park. Both Pigeon Forge and Gatlinburg boast numerous opportunities for shopping with outlet malls and smaller shops showcasing mountain heritage items. There are a wide variety of dinner shows, haunted houses, go-kart tracks and other family friendly attractions. Throughout the year you will find numerous special events going on, such as The Grand Rod Run car show, Wilderness Wildlife Week, Appalachian Quiltfest and many more.

The area has millions of visitors each year and many come to the area looking for a true mountain experience in a Smoky Mountain cabin. We feel that all of this combined with low property taxes & affordable home prices make this a top area to consider for a real estate investment.

Our team is experienced in all aspects of purchasing a vacation rental home. We will be there from the very first steps of your search through helping you find the right rental management company. You can take a look at some of the great opportunities available at our . When the time is right we are ready to assist in any way we can. Give us a call and start  learning what America’s #4 destination has to offer.
