Also, you have first-time home buyers leading the market, accounting for 32% of home buying transactions nationally in May 2015 alone, coupled with stronger wage growth on the part of consumers, as well. Lastly, new home sales in May 2015 were 19.5% higher year-over-year nationally, showing additional considerable strength in the market nationally. What does this mean? It means that the national real estate market is heating up, and gaining strength as we continue through 2015 – very exciting times and opportunities for potential home buyers and sellers, to be sure.

U.S. Housing Market on Track for Best Year Since 2006

According to a recent article by Realtor.com, the U.S. housing market is currently on track for its best year since 2006, prior to the Great Recession of 2008. There are a myriad of factors of this recent optimism, and some of these factors will be mentioned here. First, recent job growth nationally has fueled the current housing market nationally, with more than 3 million new jobs created on the national level in the last 12 months alone, with 1 million of those new jobs taking place among 25-34 year olds, which the age in which most people begin looking to buy their first home. There also has been a record amount of Internet traffic at Realtor.com, with their site seeing twice the amount of web traffic of other sites, which have seen an average of 15% year-over-year traffic on their websites, as well. Also, with greater demand, there have been higher sales nationally, as well, with the median age of inventory being 66 days on the market this year, which is 8 days faster than last year, with some areas going even faster than the median age of inventory for this year. Finally, higher home prices nationally are starting to moderate somewhat, allowing for greater potential affordability in the market as a whole. These trends, and many more, on the national level show a real estate market that showing growth, and will likely continue to do so for the foreseeable future. Solid Real Estate Growth Projected Through the Year 2017, According to Recent Forecast

According to a recent forecast by the Urban Land Institute (ULI), the real estate market is expected to continue solid growth from this year, straight on through the year 2017. This recent forecast by the ULI suggests that a number of factors, including, but not excluded to, a strengthening national economy (i.e., lower unemployment rate, etc.), expected increases in U.S. Treasury note rates, and other related factors, are all contributing to this expected strength in the real estate market through 2017. One key factor will be the continued growth of the U.S. economy at present, and is worth watching to see if this spills over further into the national real estate market as a whole.

National Home Prices Continue Their Rise Year-Over-Year for January 2015

 

RecoveryThere is continued good news for home prices nationwide as of January 2015, in looking at a recent report by CoreLogic, measuring increases in home prices, year-over-year, from Janaury 2014 to January 2015. In the recent report, national home prices, including those of distressed sales, increased 5.7%, when looking year-over-year. According to CoreLogic’s latest forecast, home prices are expected to increase by 5.3% year-over-year, from January 2015 to January 2016, indicating continued home price growth through the year nationwide. This indicates a continued strength in home prices throughout 2015, according to this report, offers a relatively optimistic outlook as we continue into the year. National Home Prices Continue Their Rise, According to Recent 2014 4th Quarter Statistics

National home prices continued their ongoing rise into the last part of 2014, indicating a tightening national inventory for available homes, as well as a strengthening economy and low interest rates. According to recent statistics released by the National Association of Realtors, median home prices nationally in the 4th quarter increased by 6% from that of a year prior, as well as the median sale price increasing by $208,700. According to a recent article by Realtor.com, first-time home buyers could have some good news for 2015. One key factor for this improved outlook centers on mortgage rates still remaining at historically-low levels, along with recent improvement in employment prospects for younger people, particularly in the 25-34 age demographic. In addition, there have also been recent to the FHA annual mortgage insurance premium rate, with it being lowered from 1.35% to 0.85%. Recent Housing Data from Trulia’s Housing Barometer for 2014 Shows Improvement Across The Board

In the past year of 2014, and as we go into the new year of 2015, we have seen several indicators in the national real estate market that shows signs of an overall improving market as a whole. Now, recent housing indicator data from Trulia.com’s Housing Barometer seems to support such improvement, showing that all five of their indicators, namely existing home sales (excluding distressed sales), home-price levels relative to fundamentals, delinquency plus foreclosure rate, new construction starts, & the employment rate for people aged 25-34 (a key demographic in terms of measuring potential first-time home buyers and household formation), are steadily up from what they were a year prior to last year, 2013. Existing home sales showed an increase of 73% in 2013 up to 82% in 2014, home-price levels increased from 66% in 2013 to 82% in 2014, delinquency plus foreclosure rate levels went from 59% in 2013 to 76% in 2014, new construction starts went from 46% in 2013 to 53% in 2014, & the employment for 25-34 year olds went from 26% in 2013 to 46% in 2014. All of these indicators appear to a return to a more normal real estate market nationally, as we head into 2015. Very encouraging and optimistic new, to be sure, and certainly bears watching into the new year.

Latest Report from Freddie Mac Projects Home Sales for 2015 to Hit 2007 Levels

A new report from Freddie Mac offer a very encouraging outlook for 2015 home sales, in that expected home sales for this year are expected to hit levels not seen since 2007, prior to the Great Recession of 2008. According to Freddie Mac’s latest U.S. Economic & Housing Market Outlook, U.S. home sales in 2015 will show increase to the numbers associated with a normal, typical real estate market. This report predicts that “we are projecting a 4 percent rise in sales to 5.6 million, which would mark the highest level of annual sales since 2007.” In addition, the National Association of Realtors (NAR) and Mortgage Bankers Association (MBA) also agree with this prediction, as evidenced by the chart below:

Latest National Trends Show Existing Home Sales Are Up in Almost Every Price Range

There is very good news to report nationally regarding existing home sales, according to a recent November 2014 report from the National Association of Realtors (NAR). According to the NAR’s latest report, existing home sales nationally increased in October 2014, which makes it the second straight month for such an increase, along with this being the first year-over-year increase in existing home sales nationally since October 2013, one year ago. In addition, nearly every price range, except for home prices $100,000 and lower (which showed a decline of -6.0% nationally), showed at least a 9.7% existing home sales increase nationally in every other price range category for homes priced $100,000 and higher. Also, the NAR report, which was issued in November of this year, shows that existing home sales are now at their highest pace since that of September 2013, indicating a continued upward trend for national existing home sales throughout the remainder of 2014, and possibly into 2015. Very encouraging news regarding the national real estate market!

National Home Prices Rose at Their Fastest Pace in 7 Months in October 2014

Today, we spotlight a very encouraging national real estate market statistic released by CoreLogic just today, which indicates that in October 2014, home prices rose at a faster year-over-year pace than that of September 2014, with October showing an increase of 6.1% in home prices, as measured from prices in October 2013, as opposed to that of September 2014, as measured from prices in September 2013, which showed an increase in home prices of 5.6%. In addition, CoreLogic also forecasts that home prices may further increase by an additional 5.1% over the next 12 months, meaning that half of all U.S. homes will match or surpass their pre-recession prices by the middle of 2015. Very encouraging news regarding the state of the national real estate market, for sure!
